About 13 houses in Ajao estate and Shasha areas of Lagos have been demolished by the Lagos State Building Control Agency (LSBCA) and the Federal Airports Authority of Nigeria (FAAN).
Residents have lamented as Lagos State Government demolished no fewer than 13 residential buildings at the Ajao Estate area of the state.
The demolition which began on Friday has been blamed by the state authorities as illegal occupation, and construction along the pipeline and cited in close proximity to the Murtala International Airport, Lagos.
A viral video showed the demolition of the buildings carried out as a woman’s voice wailed that she did not pick anything out from her house.

You cannot conclude on this issue because the government told you. Why don't you invite some of the people affected and interview them. Also investigate who gave approvals for the buildings.

It's painful that these things happen year in year out and all people do is blame government. Were they supposed to be there in the first place?? If due diligence is done, knowing the huge amount U are committing to the property then they won't be there in the first place. In the place I do my biz, many buildings have been marked for demolition by government over 10yrs, and people are buying and selling those properties saying that government won't come (buyers and sellers)

Notices served since 2016, several meetings held with home owners on this matter continuously. But some people have no regard for the state or the law. Crooked, arrogant people...due process is important before purchasing property

Most of these builders are away, I know somewhere in Ejigbo Lagos state, people are buying land under power line and building, even before they build they have been told the Land is under power line some will say before the demolision they must have live for long. You take the knife away when the person is a child not to be talking to the child until he is full grown adult! I mean who does that? The courts are there; all FAAN needed to do was to go to court for an interim injuction immediately they discovered any encroachment on their land. The interim injuction is to immediately stop the home owners from building any structure since it was trespass on their land pending when the court will look into the matter.Most government agencies in Nigeria dont have Standard operating procedures otherwise FAAN should have known the steps to follow in a situation like this! Waiting for people do use resources to build only to come and demolish them is archaic and should be discouraged going forward. We are not in the military era! Government should therefore put in place proper machinery to checkmate encroachment and prevent development on its properties early enough. Those monies put into these demolished buildings could have been put to better use which would have been of benefit to the society at large.
There are standard operating procedures. Perhaps it needs some update.
For instance, I have seen cases where people evade being served notice.
Above all, we all need to be more informed about real estate so we can begin to make better demands from the govt.

Why is the FAAN lady beating around the bush? Why did she refuse to answer Bisi's and Marian's question? What did the government do before the buildings were put up? There is something fishy about that. There should NEVER have been access to land that has a gas pipe passing through.

The Govt should make all the owners of these properties pay for the Demolition and clean up costs barring which they are never to be issued a permit in the State for anything until the full costs is paid ....this is an unnecessary costs being incurred by the Govt as a result of wilful disregard

The ladies are asking the right questions. The FAAN acting general manager is dodging, avoiding and dancing around the questions. 1) Were there erected signs to indicate this government property. 2) Were their no trespassing signs? 3) Why did they allow the builders to continue construction? 4) Why didn’t they stop the constructions at the foundation level? The FAAN lady did not and could not answer any of these questions. They intentionally allowed the buildings to be completed, knowing fully well that they will show up eventually to demolish these buildings. Real wickedness. My comments do not necessarily exonerate the owners of the buildings. They are also culpable.
Before you buy a land , go to Ministry of Land and Housing to verify the ownership of the land weather it belongs to Government or private. All the records are there in the Ministry.

Consumer are not required to be educated on all item they want to buy. These are some of the consequences of a lawless country. Even on our property in the US, there are flags denoting gas pipelines and other things so you can’t even do anything to your yard without the city. Considering you need to bribe to get anything in Nigeria, any wonder things like this continue to happen? Corruption is the worst evil in Nigeria. It is too, too much. The result is that the country has failed to develop properly, despite having abundant wealth. Okay, agreed, many Nigerians lack discipline to observe the laws. But, how does that situation become acceptable? What is the purpose of government? On the other hand, why did the authorities not give the resident a DEADLINE to remove all their belongings from the structures? Then, demolition could begin after that date? Frankly speaking, it was so cruel, mean, and wasteful to destroy citizens’ personal effects in such a manner. A big shame! Can you now start to put everyone in jail, who allowed them to build on that land?

The earlier we realize these the better for us;
1. Real estate in form of shelter is critical to human survival and existence. Hence we all get very emotional about it - self interest. But this can be properly channeled.
2. Our population is increasing by the day. Hence there will be more pressure on the need for shelter especially in cities.
Real estate purchase option is the option available to most people. It also makes it prone to scams. Buyers needs to be very aware and adequately educated.
3. The govt both at the State and Federal level is yet to understand the connection between developing real estate and the nation actually. The countries we call developed today have understood this - apply human resources (creative minds) to tangible real estate. Recent example is Dubai. Individual and collective wealth can be increased in an efficient manner not this type of demolition issues where resources are going down the drain.
What if the govt starts a Zero demolition project?
4. The govt needs to get citizens to trust her since she (the govt) holds land in trust to administer it.
Magodo is really a different issue. Looking at it from an economic standpoint, I don't think any reasonable govt will want to such schemes to be bastardised. It will devalue and demarket the state. Except if there is an intentional sinister purpose.
6. Govt should also ensure that her office and powers is not continuously used to take revenge, cut corners or take over lands adversely. Ensure justice instead between aggrieved parties.
7. Land surveillance should be automated. Geofencing of some sort.

This demolition issue doesn't make any sense. Somehow the residence got permission to build. It takes how many years to build, so why were the owners not fine heavily, etc when the infrastructure was laid. Also why would anyone want to build on a visable pipeline? In addition, why can't they move the pipeline to another location? Pipeline should not be on residential land. This entire issue appears to be the fault of both owners and gov agency. This is sad. I would really like to hear from some of the residents. If the gov wanted to demolish then pay the owners for their house/land. Even the way they are demolishing the homes is a risk for a pipeline explosion.

Having listened to the entire arguments and comments made here, it is clear that the process of building houses in Lagos is not well understood. When you buy a piece of land, you take your building plans for approval by the town planning council. This means that you will get planning permission to build. The town council offcials then comes round to inspect the building to make sure that you are building according to plan and not encroaching on public space. There are corrupt officials that will take money to turn a blind eye and this is what seems to have happened. It is clear that those that built illegal structures knew that they were doing the wrong thing. These houses costs hundreds of millions of naira to build! To say these people are stubborn is wrong. They are stupid to spend such huge amounts of money and deserve what they get. There is no need to sympathize with them.

Never blame the victim. The homeowners here are the victims; and the timing for the demolition is suspect. The authorities shouldn’t give room for people to believe that the act is simply a political vendetta. If they weren’t incompetent, they would’ve known that an illegal structure is being erected there, and initiate a stop from the foundation.
You don’t just wake up one day and decide you’re taking a truck to an occupied building without due processes like procuring court documents and condoning off the structures for a certain period of time to enable the occupants to relocate.
Stubbornness isn’t the issue here, and is unsustainable.

In other cases where I have seen demolition happen, it's the association of residents who write to the town planning offices to come check and see if the structures are approved.

The property racket in Lagos is terribleeeee! I purchased two plots of land from a family in Ibeju Lekki and I lost millions because the land was resold to another person. I do not know about anti Igbo agenda but both Yoruba and Igbos have issues which they are the ones that will resolve them. I will never develop anything in Lagos. I would rather an affordable estate in Abuja than a mansion in Lagos anytime.

Maroko was a slum that housed both the locals and lots of struggling people from other tribes - I had three family members living there with their families. Governments fail to mark areas with such high profile danger. Since they have failed to do that, they watched the yorubas sell this lands and they say nothing. A place like Ajao is not hidden, there is a local government chairman there.
Since the government has failed in all of these, the best alternative should have being to rechannel that pipeline, that could be easier than and save some of these masses the loss and that loss on the side of the government will make them situp with their responsibilities. Governments first responsibility is protecting life and property, but not trying to save lives here and destroying properties while at it, and mind you some of the owners of these buildings will definitely develop heart attacks and die. Giving them notice without any form of arms to aid them relocate to another place is actually another murder, where do you want them to go. Any human being is attached to their properties. Governments has failed.
A way to mark all these pipelines especially where you notice that urbanization is taking place, is to mount a long steel casted strong from the ground up. This will help notify the buyers.
