    Susugan ko lang panyero ha..ayon sa table 8.1 ng rule 7&8 mayron tayo tinatawag na percentage ng maximum site occupancy ilan percent ang impervous surface area and unpaved surface area (ISA and USA) impervous-ung area na sementado sa lote.unpaved-area na may damo damo..yan ung mga hinahanap sa total open space area..kung pag aaralan mo mabuti ung revised IRR ng pd 1096 may portion po dun na nagwe waive ng setback reqts and ventilation..ito ay base sa section 803 no 4 ng revised IRR under sya ng total open spce ng lot..may sinasabi dun tungkol sa "variances"..dun inexplain kung san pde ndi sundin ang setbacks..hope it helps pnyero basta as long na mayroon natural light and ventilation..kung halimbawa makitid ang lote..

    thanks architect kasi ganyan ang problema namin ngayon within 6 months gusto nila sirain ang bahay ng tatay nmin including mga japit bahay dahil nga setback na yan..naiitindian ko na na ngayon..👍

      Hello po, paano po kung yung likod ng bahay ay residential perimeter wall na at forest land? Pwede po ba mag-extend hanggang property line. Kitchen po sana tas may window? Salamat po!

      Also, ung setback po namin sa likod ay 2 m x 4 m. Sabi po ng developer pwede kami magextend sa likod, kalahati ng setback gawing kitchen (4 sqm) tama po ba yun?

    Thank you Architect Ed kasi nung una mga 2006 nagbuilt kami ng bahay,ang ginawa nang contractor namin gumawa siya ng firewall. Para ma maximise ang space namin.Sa likod ng bahay namin may kapitbahay kami na may sarili silang concrete fence giniba nila at kumapit sa aming firewall na siyang wall din sa aming bahay at duon nila ikinapit ang kanilang extension at binakbak pa parasa gutter nila?wala kaming karapatan sa aming firewall?thank very much Engineer Ed....

    halimbawa kung may nakatayu ng bahay on all 3 sides? at ang lote ay looban at iskinita lang ang right of way at baka maging source of hazard pa ang lumang bahay kung hindi e renovate , do you think bibigyan ako ng permit para ma renovate ito with exemptions?

    ang setback namin ay biglang sinakop ng magaling na engr. na ngpapagawa ng bahay likod na bakanteng lote. hindi ng papa alam. napakaka galang niya.

    Our subdivision doesn't allow firewalls, sa carport lang based sa deed of restrictions. Do we have to mandatorily comply or pwede kami humingi ng exception? Kasi ang liit nung lot area of hindi namin lalagayan ng firewall.

    Architect Ed may question po ako.. paano po kung yung house is with setback ng 2 mtrs on both side and sa windows sa side may canopy pwede po gawing instead of canopy gawing extensions ng balcony yung canopy... balcony na wala namang cover sa taas less than 1 meters wide..parang canopy lang with railing.

    Sir, Sir, May laws po ba regarding windows ng bathrooms? Is it legal na naglagay ng 2nd floor Pero Hindi na sinabay taasan ang firewall tapos yun mismong nakatapat samin (our kitchen window) yun window ng Bathroom nila? Whenever they use it, of course, when we wash the dishes, samin pumupunta yun amoy galing sa CR nila kc yun opening mismo ng window is nakatutok pababa. Not sure if 1M Ang setback nun fr their firewall. Parang less than 1M. Also meron silang 3 windows po sa mismong firewall Nila and isa dun is WIndow Ng Bathroom din. Now it’s just a few feet away fr our dining area (May sliding door po kmi sa gilid kc duplex type yun bahay). We don’t know po bakit hindi tinakpan nun contractor namin yun windows nila kc yuh firewall namin nasa ibaba lang ng windows Nila. So wala po kmi PRIVACY. NaSisilip at nalalaman ng neighbors namin if we’re going out or what time we get home. MAs nakakatakot eh ang possibility na damay agad kami just in case magkasunog galing sa kanila.

    Thank you po sir archetic sa napaka informative mong video. Gusto ko lng pong linawin kng ang setback law po ba ay applicable dn po sya mga bahay na nasa loob ng subdivision po. Balak ko po kasi maglagay ng balconahe sa facade ko at isagad ko sa boundary ng lote at subdivision road po. Pwede po ba yon?

      isang maganda araw po inyo..san ayon po sa ating batas, kahit ano pong parte ng kabahayan ay dapat pumasok sa naayong setback measurement po regardless kung extension sya o mismong part po sya..so ang kasagutan ko po dyan ay..hindi..

      Hindi po pwede kasi ganun original design nung balcony ko sagad sa bakod pero pinabago sa OBO nung nag apply ako ng building permit
      Nag palagay ng setback sa balcony

    hello sir, arki student here, ask ko lang po iba pa ba ang road setback? may requirements kasi from zoning ordinance, kailangan ko pa rin po ba iapply yung setback for commercial bldg from nbcp o yung nasa zoning ordinance na lang? salamat po sa pagsagot

      Sa local ordinances may mga situations na from cenyer of the road ang basis. Say 15 meters from center of the road ang buildable

    Sir ang lupa namin ay kadikit ng isang malaking kumpanya na kilala sapag tatayo ng matataas na building at may tinatayo nasilang 2 building,ngayon po ay magbabakod sila ng mataas,ang tanong qpo dapat poba silang umatras palayo samin or tama lang na isagad nila sa mohon ang gagawin nilang bakod?papano po qng itatayo na nila yong buildin malapit na mismo sa bahay namin muhon lang pagitan dapat poba silang umatras o hindi?natatakot po kc kimi na bk mabagsakan kami ng mga bagay na mabibigat habang ginagawa nila ang building nila malapit sa bahay namin.sana ay masagot nyo po maraming salamat.

      Kung part po ng property nila yung katabi ninyo ok lang po na bakuran nila. For sure maglalagay po sila ng mga safety measures para di kayo madisgrasya. SOP po kasi yun

    Good day sir! Question lang po, what if rhombus ang shape ng lote at 58 sq. meters lang. Pwede po bang mag setback ng 1 meter sa likod pero sa harap 1/2 meter lang? By the way the lot is dead end.

    Hi Sir! Kapag sa contractor ko po ipapagawa ang bahay sya po ba ang kailangang gumawa ng letter para iwaive ang setback? How about po sa occupancy permit si contractor narin po ang mag-aasikaso non? Sana po ay matulungan ninyo ako

      58 sq. meters, dead end a unique po kasi ang shape ng property namin na planong patayuan

    sir paano po kung nafound out na may violation sa setback nuon tapos na mabuild ang building..kumpleto naman po sya sa building permit at inapprove po nila plano at present pa isang representative ng building officials nung ilay out yung project...nakita lng yung violation nung magapply na ako ng partial occupancy..

    Paano po yung bahay namin ay nasa iskinita lang at yun na rin po ang harap bahay namin dhil dikit dikit ang mga bahay dito.
    Then sa iskinita po ay may nakatapat or fire wall ng kabilang bahay.
    Yung kapitbahay namin ay kahoy ang bahay at kami naman ay simentado pero sinagad niya sa taas ng bahay niya sa kabilang bahay kaya wala siya bintana o wala na rin siya harap sa iskinita
    Then sa kabilang side ay may setback ang katabi niya bahay at side ko ay may space po maliit dun siya nagbintana at wala naman siya setback dahil dikit dikit nga po kami ng bahay. Ayaw niya patanggal dahil gilid din daw niya iyon. Pati sa likod ng bahay namin naglagay siya ng bintana sa 3rd & 4rt. ang bahay kc niya ay kahoy na 4rt floor po.
    Ako naman po ay secong floor
    Na dikit dikit din. Paano po dapat ko gawin.

      Kung outer face na po ng firewall ang kinabitan, wala na po tayong jurisdiction doon.

    Architect Ed ok ka ba mag blog ka sa minimum setback ng 200 sqmt commercial lot fronting highway(10 sqmt frontage times 20 sqmt) gusto ko Lang sana I maximize ang lote ko. Plano ay 2 floors. Maraming salamat

    Sir ed, may nakita ako town house, yun firewall nya may bintana sa ground flr, 2nd nd 3rd flr, pero nakaharap sa kalsada, pero nakadikit naman sa kapitbahay yun back ng Town house, may bawal ba dun?

    Real talk panyero..why in our phil housing system, hindi nasusunod ang setbacks? Say sa R-2? Wala nang exemptions kasi un na ung conditions ng bahayan dun..

Ayon sa kanilang deed restrictions, 1m sa likod, 1m sa gilid at 2m lang sa harap ang minimum setback nila. Tama po ba ito? Di kaya sila mismo lumalabag sa batas? Nakita ko video sa YT ng mga ibang development nila, daming di sumusunod sa mga ito. Pero ayon sa ahente, sa bago itong pre-selling magiging mahigpit na. Ano kaya ang dapat kong gawin kung sakaling bumili ako lupa? Ano ang susundin? Deed Restrictions ng development o batas ng gobyerno? 150sqm ang tinitignan ko. 10 by 15 m. Kung sundin ko ang batas, 6x10m lang ang matitirang buildable area ko. Kung deed restrictions, 8x12m. Bawal daw mag firewall, kahit sa isang gilid. Sana masagot po ninyo.       Pwede po na magkaroon sila ng sariling restrictions kasi legal naman po iyon. Private subdivisions kasi so may rule/ guidelines po si HLURB para sa mga subdivisions and approved naman po ito kaya sila nakakapagbenta.

    Sir Ed ask ko lang po balak po sana namen magpatayo ng bahay sa lote po na nabili namen at ang sukat po nito ay 9.50 x 11 sq.mts at Ang location po ay iskinita lang po na sakto lang po Ang 4 wheels,pwede po ba mag setback sa front ng 2 mts.en sa rear po ay 2 mts.din po en side by side po ay 1 1/2 mts.lang po?salamat po sa Inyong kasagutan...GOD bless po

      Kung papayagan po kayo ng subdivision. Most subdivisions na malalaki bawal po yun. Pero yung mga socialized housing naman pwede po.

    Architect, kapag yung property may extrang lot sa likod tapos subdivision perimeter fence na..pwede na ba magamit yung extra lot or pwede na lagyan ng bintana at di na mag firewall kapag nasagad yung bahay sa boundary ng property?

      Hello po! Ang alam ko po diyan magpapaalam po kayo sa subdivision kung iaallow po nila. Kasi wala naman na pong kapitbahay considered open space na po kasi siya.

    Architect Ed, curious lang ako. Bakit parang ang laki naman ng setback sa harap para sa R-1? Naiintindihan ko yung mga explanation mo about public safety, health at fire risk. Pero kung OK lang ang 2m sa side at rear, bakit hindi puwedeng 2m din sa harap?

      isang mapagpalang araw po sa inyo sir! napakagandang katanungan po yan at hayaan nyo pong ienlighten po kayo..ang batas pambansa 344 at ang presidential decree 954 ay nabuo upang maprotektahan ang seguridad at karapatan ng may ari ng bahay at lote laban sa mangangamkam ng pagaari sa lupa at kabahayan..itinalaga ang mga sukat base sa masusing pgaaral ng mga dalubhasa at consultant sa department of public works and highways dahil ito ay hinango sa pandaigdigan batas ukol sa paglagay ng setback sa inyong property..naway makatulong po

      @@bulbol1 Maraming salamat muli, sir. Tiningnan ko ang BP344 at PD954 ngunit walang paliwanag doon kung saan nakuha ang mga numerong itinalaga para sa setback. Di naman importante tanong ko. Curious lang talaga ako kung saan nakuha ang mga numero. May mga nakita kasi ako na sa ibang bansa, mas malaki ang setback sa likuran tapos pare-pareho naman sa harap at tagiliran. Ganon pa man, yan ang batas at kailangang sundin, tulad ng sinabi ni Architect Ed, kung ayaw nating magka-problema sa hinaharap.
