    Grabeng pahirap ng gobyerno sa mga sarili nyang mamamayan!!! Kami nakatayo na bhay namin nag permit na kmi noon 2015!! Tas ngaun mag papaconnect kami sarili naming kuryente mag building permit na naman😭😭😭😭😭mag babayad na naman ng 20k😭😭useless na naman ang building permit na makukuha kasi kulang na naman ang pang bayad sa panelco😢

    thank you so much Arkitek Maestro.. :) hopefully na ma enlighten ang mga ibang client na umiiwas kumuha ng building permit dahil extra cost din daw yun..kaya ang ginagawa ng iba lumalapit sa mga libre lang o kaya kay manong mason..kahit na sinasabihan sila na kailangan yun lalo na pag kukuha ng occupancy permit magagamit din pag papa connect sa ilaw at tubig... request naman sir next occupancy permit.. :) God bless po

    good eve Architect Maestro! very informative lecture specially sa issue with Heirs or "mana-mana" related cases. 🙂 Bwy, how about yung middle class subdivisions and acquired through pag-ibig na pinapa-Extend lang ng mga home owners, do they need to secure a permit?, at yung iba ay naka-2nd Floor pa without bldg permit, how should be the legal process for the kind of situation?     I suggest yung Inspection ng Building Officials ay stages like 1st stage is yung setting up of footings and walls. Yung tamang setback and easement kasi minsan ay hindi nasusunod. 2nd ay Plumbing Inspection, 3rd is Electrical Inspection, 4th is overall Structural Inspection and lastly Architectural Inspection like how all those kitchen , toilets, bedrooms, living rooms, dining area and outside premises has been built including cabinets, and finishes. Then Occupancy Permit can be applied.

    Good day sir,may building permit po kaming on process pa,ngayon meron pong lot clearance kung saan pipirma ang mga kapitbahay ng aming lote,ang purpose lang nmn po nito ay ma identify ang exact location ng aming lote at kung kanino ang mga katabing lote,ngayon ang problem ko po ay may isang hindi makapirma dahil wala siya dto,ang katiwala naman nila ay ayaw pumirma.ano po ba ang ang dapat gawin kasi pati po ang kapitan sa amin ay ayaw pumirma hanggat hindi kumpleto ang pirma nung mga kapitbahay po namin.

    Magandang araw maestro,, itatanong ko lng po sana kung Maaari po bang ilipat ang linya ng kuryente/kuntador mula sa lumang kahoy na bahay papunta sa bagong concrete 2 storey bahay para hindi na kailangang mag apply ulit pra sa bagong paglilipatan?? magkalayo po sila ng halos 100 metres?? Sana po masagot,, salamat

    Sir isang official Engineer sa isang municipyo ang ng inform sa akin na kung ang ipapatayo mong bahay ay 40sqm and below at one story lang hindi na kailangan ang building permit.. how true is this.. ??

    Sir pag pag nag renew ka ng building permit para sa extinsion ng bahay same parin ba ang requirements? Kailangan ba mag pa update ulit ng blue print pero same parin ang project dahil hindi na tapos?

    Maestro, For fence and balcony/renovation ano po ba ipapafollow sa isang subdivision na kukuha ng building permit? Ang previously approved DOR by the council and previous OCBO Head or yon current evaluation ng current OCBO head? Kasi during purchase of the Lot si buyer yon basis nya is the DOR. Pero nun mabili nya na and turned over sa kanya hindi na e honor ni current OCBO head yon DOR kahit na meron na mga existing residential design na same sa inaapply na building permit.

    Ask lang po sir, kung ang bahay namin is design na for second flr and nakatayo na siya ng for long yrs with Building permit, ngayon mag papa renovate kami, gusto namin taasan yung bubong namin mga 3 ft idadagdag pero kahoy lang ang gamit , since yung bahay namin is naiwan na ng kalsada kakataas, along the hi way nga pala bahay namin, kailangan pa ba kumuha ng renovation permit?

    puede ba kasuhan ng perjury ang engineer/architect na ng signed and sealed sa certificate of completion for the application of Certificate of Occupancy na hinde naman talaga ang nagsupervise sa construction as required in Section 308 of PD 1096? TIA

    Hello good day po. Pwede po ba ako magtanong tungkol po sa pag aresto sa hipag ko tungkol sa pagpapatayo ng tatay ko ng bahay namin na walang buildin permit. Inaresto po nila yung hipag ko dahil may kaso daw po sya sa pagpapatayo ng bahay na walang building permit. Mayron daw po syang warrant of arrest pero di naman sya pinayagan na basahin ang warrant. At isa pa po sya ay ikinulong at hinihingian ng piyansa na halangang 12,000. 00. Ang mga umaresto po sa kanya ay mga pulis po. Tama ang proseso ng paghuli sa hipag ko kahit hindi naman sya ang nagpatayo ng bahay kundi ang papa ko. Ni hindi alam ng hipag ko na ikukulong na pala sya ng araw din yun na sya ay hinuli. Sana po ay mabigyan nyo po ako ng kasagutan sa akin pong mga katanungan. Salamat po.

    I have a question sir. Sana mapansin.
    Pano pag ganto ang case, may existing structure na sa lupa na pagtatayuan. And ang plano ipapademolish yung existing structure (1 storey) at magpapatayo ng 3 storey house. Pero in the meantime, 2 storey muna ang priority. Kumbaga yung 3rd floor for future purpose na. Pano ang pagkuha ng buidling permit para sa gantong case? Same lang ba sa ordinaryo or may mga karagdagang paper works na kaylangan gawin? Pano po ang proseso?

      @@maestro_coffeetalk hello po good day tanung lang po kagaya sa lugar nmin boundary sya nang dalawang city pasig at cainta saan kami dpat kumuha nang building permit .. kc my nag pnta dto na taga munisipyo nang psig pero ung bahay kc nmin ang address sa plaka cainta po ang nag issue panu po kaya un ? Need ko ba sundin ang pasig dhil boundary tong lugar nmin or dpat sa cainta ako kumuha nang building permit dhil cainta nag issue nang address sa plaka sa bahay nmin.. ung bahay na pnagawa nmin ay renovation lang po dti nang merong bhay

    Maestro thanks for all informative lecture but i want to ask kung may mali ba na hindi muna namin inapprove yet ang isang aplication na commercial interior renovation?
    The structure built before the implementation of the code 1951-52 as claimed by the owner ,for now it was not approved yet, due to no favorable decision on DPWH , no RROW clearance,. for it is encroaching 1.2m of National highway( RROW) presently allegedly considered as obstruction of proposed road widening project along the national road. Most of the building along this road is already cleared of RROW limit. Is it rigth before approving it, they have to clear the 15. m setback from the centerline of the road for the road is 20. m wide plus setback( commercial/ mixed) 5.0 m. Please enlighten us . Thanks

    May mga tanung po ko regarding sa matagal na bldg permit ng contructor sila kasi kumuha din at pingawa ko almost august pa sila kumuha ng permit at binigyan lng po k ong screen shot ng fire clearance at yun ,plumbing, electrical ( hinde ko nakita yun sanitary) then sabi kulang na lng yun zoning at pirma ng mayor. Ngayun October na hinde cya sumasagot. tinuloy pa din paggawa ng construction kahit wala pa permit medyu mluwag po dito. Pinaacheck ko kung office bldg permit kung may na released na wala daw . kahit duon sa register wala din kya nagtataka sila paanu daw nagkaruon ng fire,electrical kung kulang sa procedure? worry tuloy ako baka peke lng yun nakuha.

    Pano po yung mga interior lot with 1.5m road right of way? Sabi po ng OBO need ng parking space kahit ang purpose namin sa Construction ay gawin na lng boarding house kase nga po yung area ng lot ay 60sqm na lang at sayang naman po space at d naman maparkan ng car? Meron po bang exemptions about interior lot? Nabili po namin lot 2008 at need na po namin magrenovate now kase nga po matagal din naka ipon.

    nag offer ang draftsman na gawin ang design, structural, plumbing, electrical. Pag submit sa city hall doon daw pipirmahan ng bldg official/engineering bago mabigyan ng permit. Safe ba procedure? Ilan set ng plan ang needed?

    We are new subscribers
    We are planning to purchase lot and build. Your channel has been very useful. We want to get as much info to line our ducks in a row from architects to engineers, contractors etc. These can be a challenge in present condition. It was a dilemma for us whether to purchase a house in Italy or Phil. But due to changes in tax law in Italy, it is prudent for us to change our plans to build in Phil. It is tax friendly, budget friendly. I am surprise people will dare build without permits! That is so stupid not to with that big investment. Plus it is for your safety your contractor is doing right thing. You can not buy peace of mind, less stress.
    We are both retired from SoCal. My husband will apply for Phil citizenship for this purpose to build our vacation home in Phil.

    paano kung ang plano mo ay 2ndfloor lang, pero ang ginamit mong materiales ay pang 3rd floor . ngayon ang naka-rehistro ay 2ndfloor lang. hindi kaya makukuwistiyon kapag kukuha ka ng permit to occupancy ano ang maipapayo mo engr.

    Good day Maestro, ask kulang po, halimbawa sa isang mother title na lupa, tapos merong nakatayo na building(bhuz & tindahan) tapos nagkausap ang magkapatid na e.transfer ang lupa(kasama s lupa yung bhuz & tindahan) s bunsong kapatid, ano pung proseso, gawin po? kasi pag apply nung building permit, mother title pa. Pag transfer ng lupa? kailangan ba baguhin nanaman ang building permit kasi naka pangalan na s isang tao?(sa bunsong kapatid) Salamat po maestro.

    hello arkitek maestro tanong lang po, paano kapag may existing na bahay sa isang property tapos may bakanteng lot sa gilid nya at napagawan na po ng additional bahay, need pa rin po ba kumuha ng building permit kahit iisa lang yun may-ari nung bahay? tapos ano po mangyayare if ever masilip ng buidling officer mapepenalize po ba yun owner nung property? ano po pwedeng gawin para maging legal yun pinagawang bahay sa bakanteng lote?

    Maestro ung house ko sa plan is 2 storey pero ung 3rd floor may naka open na opening for access going to 3rd floor may bubong din at pinatuloy ko na as habitable space for bedroom. Ang sabi dati ni archi ang structural na ginawa nya is good for up to 3rd floor. May bldg permit na separate ung 3rd floor. Ngayon magpa renovate ako. May violation ba na makikta if I apply for a renovation permit?

      Dapat mailipat sa pangalan ng bagong owner ang lahat ng utilities dahil sila na ang gagamit, xempre sila na din ang magbabayad. Or sila na ang mag apply.

    good pm sir, we have a water reticulation project , this project has no proper documentation like scope of works, terms of reference, BOQ, BOM and construction plan. Now, the OBO issued stoppage of works to our contractor. Almost 120 days, what will happen to the project and to the contractor?

Sir, meron po akong pinagawang two storey residential building pero hanggang second floor slab lang po ang inabot ng aking budget at after one year or two years pa maipagpatuloy ang construction that time ang Building Permit namin ay expired na. Ang tanong ko po ay 1. Okay lang po ba na ipagawa na sa ibang Architect or Engineer and pagawa ng mga documents kagaya ng architectural, structural, elec'l at plumbing design at sya na rin ang mag sign ng completion certificate at occupancy permit pag tapos na ang bahay? 2. Liable pa ba ang naunang Engineer pagnagka problema ang bahay? Salamat po Architect Maestro sana mapansin nyo po.. OFW po ako, Magandang araw at GOD BLESS PO!

    Ask ko lang po nagpatayo po kasi kami ng 6m by 9m na bunggalow. 2 rooms ans 1 cr po. Naipatayo na siya. Nung nagapply po kami para electrical sabi kailangan namin ng building permit. Pero binigyan kami ng electrical permit kaya meron na kaming kuryente. Sabi nila sila na daw ang maglalakad at kailangan namin magbayad ng 29k. Ano po ang dapat naking gawin? Kailangan pa rin po ba nanin magsecure ng permit kahit tapos na yung bahay at binigyan kami ng electrical permit?

    Title ng lupa, nakapangalan pa kay lola(deceased) , may nakatayo ng maliit na bodega, at sigurado akong walang syang building permit. Nasa harap lang sya ng bahay namin kaya naisip naming patayuan ng bahay sana, Paano po magiging proseso nun? Impossible makahingi ako ng authorization sa mga tita ko kase, nag aaway away sila sa pagkakahati ng mana. 😢

    Maestro ask ko po. Duplex po itong tinitirahan namin, 3 floors. Yung katabi namin nagkasunog pero hindi naman gaanong napinsala
    kaya di naman kami nadamay kahit magkadikit ang aming wall. Ngayon irerenovate nila syempre po at naiintindihan naman namin yun pero ang nakakagulat e hindi nirenovate kundi giniba na nila. naghukay pa sila ng malalim. Pwede ba yung ganun? lalo na 6 floor na pala ang gagawin? Ito ang problema po namin, sobrang ingay po at grabe ang nerbiyos ang inaabot ko dahil parang pati bahay namin ay magigiba na din. Pwede ba naming ireklamo yan sa Quezon City Hall. Lalo ngayon pandemic, ang mga anak ko work from home e hindi makapagtrabaho ng maayos dahil sobrang ingay talaga. at parang nawindang na buhay namin? Sobrang pagtitiis na namin.

    Good pm sir, tama ba sir na mag srcure kami ng building permit for our canopy in front of our house with open air, no concrete post only steel tube with a height of 8 ft as support for the roof of the canopy and cemented ground with 10.5 sq meter area. In fact the roof of our canopy is lower from our main roof. I was just confuse coz they consider it as extension and our city engineers office required us to get building permit for this simple canopy. Hopr you can help me with this problem. This canopy also was made 21 yrs ago, 1 yr after our occupancy of the said house in the subdivision. Pls enlightened me with this.

    architect my tanung po ako. paano po kpag gusto ng magkakapatid na paayus ung bahay ung bahay po namana tapos dun nkatira ang PWD nilang kapatid, tapos my ayaw na isa. kung baga 6 vs 1 ung botohan. pwede po ba matuloy mgpaayus ng bahay?

    Maestro ask ko lang po klan na revised po ang bldg. code re. soil boring test to 3 storey bldg up? sa 3 storey po about 75 sq. meter floor area inside a subdivision may way po ba na ma waived ang soil test provided we can comply to alternative requirement?

      The 1977 National Building Code has not been revised till date. What has been revised and amended is its IRR way back 2004. As to waiver of boring test, you may inquire with the OBO having jurisdiction with the location of the project and in my view, if it deems necessary specifially for those projects who are multi storey to construct, it is really needed to determine the stability of soil and the foundation consideration for the project. This ia alao to protect the life and safety of the occupants sooner or later.

    Sir ask ko lang po, nag papagawa ako ng bahay ngayon, hindi po kami kumuha ng building permit, at may ilaw na kami. Need podin poba namin kuha ng building permit? At mag katabi lang bahay namin yung kapatid ko which is., sakanya naka pangalan yung lupa, at may building permit siya sa bahay niya. As in mag katabi lang po. Salamt.

      Kailngan pa din po.. Dahil need to determine compliance sa minimum standards ang bahay mo separate and distinct sa bahay ng kapatid mo.

    Sir, mgandang buhay po..my question po ako about sa firewall😭😭 pasagot nmn po..kc ganito po un..75 sqm.       General Rule is bawal mag bintana sa firewall, kahitb pa bakante ang lote sa kabila or hindi. The use of glass blocks and other fire rated perforated materials is only allowed for the abutment to support the roof of a carport and not for the fire wall.

    Sir, ndi po namin pag aari yung lupa na tinitirahan nsmin sa ngayon. Matagal na kaming nakatira dun at halos marami na nagpa renovate or nagtayo ng mga,bahay nila without permit. Yun na lng bahay nmin napag iwanan. Ok lng ba na iparenovate ko din yung bahay kc ndi na rin matibay yung pundasyon nito at mga kahoy.

    Good day po.
    Magtatanong lang po sana ako kung saan po kami pwedeng mag reklamo dahil po mag dadalawang taon na po kaming nakalipat dito sa nakuha naming bahay, pero hanggang ngayon hindi pa din po nila kami mabigyan ng Building Permit.
    Bago po kami makalipat, hiningan nila kami ng pampakabit ng tubig at meralco na hanggang ngayon hindi pa din po naikakabit dahil po wala pa ding Building Permit.
    Sila po ang nag sabi na kumonekta muna sa linya ng tubig at kuryente nila habang nilalakad nila ang pagpapakabit na hindi daw po tatagal ng 3 months kaya po kami pumayag. Pero anong petsa na po, mag 2 years na sa March wala pa din po yung Building Permit namin.
    Kasalukuyan po kaming nakakunekta ng tubig at kuryente sa kanila na may patong na doble kumpara sa Meralco.
    Ano po kaya pwede kong gawin?
