      I’m looking to start an RV park out in the country in Colorado. No electricity or city water. I would have to add solar power , well water and septic tank. Any suggestions? I have a company that’s going to charge me 6,000 for design then help me find financing. Please give me any advice.

      @IRON TRUTH hey! Thanks for your comment. First things first - do you have any capital? If not - do you have any family or friends you can raise money from? Good credit or bad credit? How far out are you from the nearest town? You can save costs you would incur from drilling a well by buying a water tank and trucking in municipal water to your property but it will be more labor intensive. Septic will be your biggest cost. How many spots do you plan to have? Who's making the design? I'm not sure about CO, but in TX you are only legally obligated to have a septic engineer for anything less than 15 spots that is out of City limits. Not sure who that company is or if you even need them. You need a good plan and you should only need to have an engineer write up a septic design to send your local governance for them to approve.       @@NashMancino hi Nash, I do have capital and I have 5 acres of land and looking to build 35 lots on it. The newest town is 10-15 min away. Close to the road way from land. The designer would plane the place and credit well it’s good not great but not bad. Any help would be appreciated to get this started. I live in Texas I would love to buy land here but want to start in Colorado then soon as money comes in I’ll buy land in Texas for another RV park.

    Hey Nash. Are you required to get a commercial well for more than 14 tenant spots because your property doesn't have city water? Are you on a well now? Do they require a well if city water comes to your property?

    Hi Nash. Thanks for sharing your experience. I’m in the early stage of starting an RV park in south texas. Is an LLC required for this? Do you have to provide insurance for tenants? Do you do background checks on tenants? Or what should the contract include for renters?

      Hello Lori! Congrats on your journey! An LLC is not required, however its recommended. God forbid something happens at your RV Park and a renter tries to sue, they would never be able to attack your personal assets. I only pay insurance for my property. Not for the tenants. Background checks - yes! Important. I don't allow anyone with a serious record into my park. The contract depends on you. Really any basic rules for the park you may have. You can get creative with it.

      Hitting on insurance for the tenants - where im at in Central Texas there are really no natural disasters but I just cover myself by putting in the contract that if anything happens by nature such as a tree falling on their RV or something like that, that we are not responsible for that. So if you're in south TX, i would protect yourself from potential damage of hurricanes through the contract they sign. Most, or not all RVers should have insurance for their rigs. Legally required if they are on the roads. Thanks Lori and hope the best for you on your journey!

      @@NashMancino at what part of the process did you start your LLC? Did you establish that completely before or did you get the land and have a plan first and then registered all of that under the LLC

    Great info I have a little over 5 acres and was wondering what I could do with it I already have city water. I am definitely going to look into it ti see if I can make a rv park at location it is near Rio hondo. Texas and about 15-20 mins from south Padre Island.     Hey Nash, been researching how to build a park for over a week now and I figured the road came last after utilities but didn’t realize electric could be in the same trench as water. Some good insight in this video - curious what you mean when you say “plan” tho. Do you mean like a map of how I want the park to be laid out? Would love to be able to ask you questions in the future if possible, thanks!

      Thanks for taking the time to watch my content. Glad you got some value from it. Yes, a literal map is a good way to convey what you are planning for the county. I took a Google map photo of my property and sketched a general overview of what I was planning and it helped them understand better and put a visual to it.

    You have to find land that can be zoned for it, you need water and power. Sounds simple doesn't it, good luck

    Hey Nash, I am also in the state of Texas pursuing to do an RV park. Where do you find the information regarding the septic tank engineer? Does that person have to have the plan set up for the septic tank or are they also the one required to install it as well?

      Hey Jamal! Thanks for your comment bro. You would need to reach out to a septic engineer first and have them draw up a plan for you. They will help give you insights as to what the capacity for the septic will be and any other varying details. The engineer is different from the septic installer. Usually there are companies/contractors who can give you bids and install the septic for you once you have your plan drawn up by the engineer.     Hey nash, I’m in the process if buying land but came across a concerning doubt, In my research I found out that you need a detention pond for storm water in an rv park construction here in texas, is that true?

      civil engineer here. if you're increasing existing flows exiting your site (you probably will) you'll need some sort of way to detain that water to existing values i.e. detention pond
