    That house looks like it is in the middle of nowhere, which by itself is kind of strange. Can you show its location on a map? You mentioned that the waste water is recycled, but you neglected to mention the source of the fresh water. Does it come from a well? I can see some big water tanks there. You also mentioned the house has a back-up generator. Where is it, and just how unreliable is the electricity there?
    There are a lot of glass sliding doors in that house, too many? That doesn't look very secure, especially since it is out in the middle of nowhere. For example, it is very strange that the broom closet also has a translucent glass door! Or the glass sliding door leading to the downstairs bathroom??? To me it looks like the owner had some crazy ideas that he unwisely forced down the throat of the architect. Either that, or the architect is a little crazy.
    You said something like "If you have any questions, you can contact the agent". I assumed YOU were the agent???? Are you acting as some kind of sub-agent?
    That lot has a lot of concrete, and looks like it would be very hot in the summer. Maybe some nice green landscaping could help make it look more appealing? At the end of the video you mentioned the seller would include a budget for customization, but the house should at least start with nice landscaping.
    The downstairs bedrooms are not connected to each other from inside the house? From the downstairs, this looks more like some kind of small hotel than a house. (You did mention that one of those bedrooms was for the maid, but what about the other outside downstairs bedrooms? This house is really hard to understand, though you did a good job trying to show it.
    And what is the story with all the clothes closets in the laundry room? That seems hard to rationalize. I say that because that laundry area doesn't look air conditioned, and it's not good for clothes to be exposed to humid outside air for an extended period.
    It's interesting that a house that big has only a carport, and not a fully enclosed garage. You've got an automatic gate to drive in, but you're going to get awful wet walking from the carport to the house if it is raining!
    The furniture looks really cheap, cheap, cheap, not at all compatible with a house of that value. (For example, that desk in the downstairs office.) Trying to fully furnish a house like this is a difficult and time consuming job, and it would show much better fully furnished with some better furniture, or not furnished at all. I say that because the new owner is likely to get rid of all that cheap furniture, and start over. The owner should have hired a qualified interior decorator.
    My guess is that the average buyer of a house this expensive is going to be older, so having all those nice bedrooms upstairs doesn't make too much sense. You need at least one nice bedroom downstairs for easier access to old people with bad knees.
    I think it would be wise to make another attempt at showing this house, better explaining the owner's original thinking for this strange design in such a remote location. It would also be useful to have an engineer explain how the complicated household utility system works.
    Free swimming pool maintenance for two years? What's the idea behind that? You're going to let the previous owners into your compound for two years just to clean the pool? To me it sounds like the seller of this house is more than a bit eccentric. Sometimes that kind of thing happens when you get rich and don't listen to anybody else, and expect everybody to listen to you.
    I do congratulate the owner for helping YOU sell this strange house. Your presentation and dress are stunning, and you know how to attract an audience. I just feel sorry for you having to try and make this strange house look good so that it can be sold.
    One final comment. I think your masterworks sales pitch should be in a separate video. You gave a beautiful house tour in that stunning dress, and TH-cam already interrupts your video with multiple commercials, so it is probably not a good idea to include your own separate advertising.

    Take a look at the local Thai websites for home sales for comparison. It's common for modestly sized new houses with good materials for $15k to $50k USD. Although this is a bigger house, it's not 33x bigger, to justify the price. The prices on this channel are highly marked up (seemingly by multiples) by local standards and prey on the ignorance of foreigners. The agency will then present you with a "great deal" by comparison for half the price of this, but actually it's probably still 2x the local price, for example.

    • @faranghomes
      @faranghomes  ปีที่แล้ว +4

      Hi, sorry but you are completely wrong. The houses we market are from multiple different agencies and there is absolutely no mark up of the price on our part. Each price is the same for Thais as it is for foreigners. It has nothing to do with preying on the ignorance of foreigners.

      @@jamalgreen3056 a good house for $50,000USD would be located on a farm, halfway up a mountain with no road access in the middle of Ubon Ratchathani :D It's amazing how foreigners entire real estate market prices are decided by location but they think every house across Thailand should be the same price regardless of where it is.

      Property in Thailand is not an investment

    • @garrydye2394
      @garrydye2394 ปีที่แล้ว

      Do not buy property in the Thailand of any kind. Rent. Rent is cheap and you can pack up and move to a new location whenever you want. With a Condo...you are locked into one location, at the mercy of increasing HOA fees, and usually within 5 years the building begins to go down hill with upkeep, although your dues often go up. There are a million Condos for sale or rent so there is alot of competition for renters. Same for the Philippines. To give you an example: When the West Gallery and East Gallery Condo was finished in BGC (high end expensive location) each building had 407 units. Within 30 days of completion and turn over of the condos to to the buyers....over half the Condos were for sale and another 30% up for rent. This is the reality of the Condo scam. Do not believe a single word anyone tells you about Condos. Ask for it all in writing. If they make a claim like (this condo's go up 75% in value by the time they are finished) ask to see proof of this on a prior project. Wild claims are the norm with no ability to back up a single word of it. Secondly, the finished condos are always much lower quality than than the single prebuilt showroom condo they are using to sell them. Much of what you see in the show condo is simply there for show (ie...huge mirrored wall...high end marble flooring....lighting...etc. etc.) are not even in the finished condo. In the West you could never get away with this. They would be sued. In Asia, its par for the course and there is nothing you can do about it.

    In light of the ongoing global economic crisis, it is crucial for everyone to prioritize investing in diverse sources of income that are not strongly reliant on the government. This includes exploring opportunities in stocks, gold, silver, and digital currencies. Despite the challenging economic situation, it remains a favorable time to consider these investments.

      I love the way you talk Gim ,, it cracks me up ,, but it’s lovely . Please don’t take that the wrong way as my thai is disgusting ,, or I should say lack of it ,, normally has the locals in tears laughing when I try 😂❤
