I have an elite visa and I do have the money to buy, but, the more research I do on the legal aspect, the less convinced I am to buy properties in Thailand. It just seems too risky. Your companies have so many million dollar listings. How do your clients buy them with minimum future risk?

There are numerous video’s on this process to buy property in Thailand as a foreigner. It is complicated but essentially as a single person you cannot buy property other than a condo. A private residence can only be purchased if it is in a Thai persons name as 51% owner (so your Thai wife or husband would control it and could sell it and take half right away lol). The other way is a business owning it with a Thai person having controlling interest of 51% - so either way your kinda screwed for owning property here. They have some nice properties but if they opened the real estate market for foreigners to buy then the prices would sky rocket and locals would not be able to afford them.
I live in northern California and will be retiring in Thailand with the wife. I would rather keep money in my investments that pay pretty good and rent a house/condo. Pretty sure the owner would love to rent out properties like this long term unless this is their second home for a few months, then it's a no go. Someone controlling 51% of my assets will NEVER happen. Also, I've seen investment property with a ROI of 6% is also a no go.
Technically you cannot give your wife the money to buy it, it has to come from her work/fortune. Now, there are a few special rules for certain places. I bought my first house in Thailand many years ago, sold it and I will never do that again. @@BenDover-sl1tl
Very cool design. Seems like a great value for the size and amenities compared to other tropical locales. A bit of grey overload. Could have used some wood and stone accents to break it up. Maybe wood isn’t used there as much because of the humidity? Spending that amount, I’d want some long term comfort in the stability of the government. No idea if that’s an issue. Thanks for sharing!
I've watched a LOT of home tours, but this is definitely something special. I remember another Koh Samui home you'd shown, when you and your coworkers got to stay in the house, and I hope they did the same here! It's seriously gorgeous, and it'll probably haunt me forever that I don't know where those stone steps in the background of the outdoor living area go to, but I'll forgive it 'cause it was such a great home with lovely staging. Thanks for doing such a great job touring it, if I hit the lottery I'll be hitting you up for the details.
You made me smile. The stone steps are simply a small stone path that lead above the small waterfall to a flat rock above the waterfall that is affectionately called 'yoga rock'.

All a foreigner needs to do is step a THAI company Make sure that he has 2 Thai employees and then make sure he/she has 100% of the voting right then buy the home with the company. The company own the land and the house then just live in it and use it as a promotional dwelling g and write it off. Problem solved xpats have been doing it for years

Super pleasant surprise - incredibly few mosquitoes (a few at dusk and dawn only) - maybe its the elevation or the seabreeze but it was a pleasant surprise! (I did install accordion bug screens on the sliding doors, of course)

Gorgeous house with the exception of a couple of things. Really surprised to see that very ugly, basic looking highway guard rail on the driveway entrance. For this kind of money, a little extra thought could have been put into something more custom, but still functional. The pool lounging furniture also looks really uncomfortable and the whole TV's mounted on ceiling brackets just screams cheap. Better option would be the foot of the bed stye cabinets where the TV monitor raises up at the push of a button when needed and then is discretely tucked away. Also, looking on the map it seems a bit of a stretch to think you can see all the way to Phuket, Really? Do you accept bitcoin?
3M USD kinda crazy for a 3rd world country tho. If you’re thinking the conversion rate from 1USD. You should be getting a home equal to a $60M+ home in Florida or Hawaii. In my opinion.

I’m viewing this next Sunday…… My only concern is that its a Gated community with too many Cameras. I like my privacy and want my guests to come and go without explaining to Security why they are there, Especially when its me a 3 girls in a Hot-tub …The last thing i want is my other Girlfriends finding out , As one is a good cleaner , One is a Good Cook , and one is Really good in Bed … So its best they all don’t meet, 😊

Love your videos - but struggling to comprehend how you could see Phuket even on the clearest day? Phuket is an island to the south west of KS. It would be obscured by the entire mainland. There's no way any west coast island could be seen from KS. Not to metion the fact no human eye could make out an island 350KM away!

Freehold land???, this is the most important thing to know about property in Thailand. $3.3 million for a house on leased land is a joke..
