    I've lived here in Phuket for the past 25 years. The property market has changed drastically over the years. Sadly one thing that has remained constant amongst almost all development projects is that the homes are all built so damn close to each other. The only view that many owners have, is that of a 3 meter high wall surrounding their home....... and the roof-tops of the neighboring homes. If the neighbors house is less than 25 meters from my house…. They’re too damn close.

      really?? try living in southern california, orange county.....the property you are describing is way over a million, pushing 1.5 to 2 mill in the irvine area....Many people, including me, are looking at a place like this for well under 400k.

      If Thais sold land to Farangs the country would be bought up by foreign developers and the price would inflate quickly leaving most Thais unable to buy land.

    I agree with the comments about the homes being to close together. Still when you think about Hawaii real estate. It’s definitely a bargain to buy in Taiwan.

    We've been in our house for 25+ years and have a nice whirlpool bathtub in the master bath. I've taken at best 10 baths in all those years. That being said, I wish you showed what was put in place of the bathtub in the second property.

    12:30 "its roughly 30 years old.." lol.. No, it isn't. It says it was built in 1985. That makes it 38 years old. And a condo that old isn't worth 12 million bath. I once paid 10 million for a new flat of the same size in the centre of Bangkok. And the prices there are way higher, even if compared to Hua Hin Beach front.

      I agree, it's a nice condo but this is tailored at making max profit from westerners, no Thai will buy that, the price target is WAY too high, not a bit, nono, A LOT, I suggest westerners look other prices first before deciding.

      Indeed Josef, to the point ! I also advise todo business with Thai developers directly, do research on projects they did, talk to people involved so you better understand they way of working and how the developer is, and then see what they can offer you, the Thai people are great and very respectfull, when things go wrong, don't escalate , save face is important, do not think you are above that, instead accept that kind of thing and work around it, offer possibilities to save face instead of fight or demand, offer options, and you will see miracles happen. respect goes far in any part of the world.

    The houses are nice and good value but I really don't understand why anyone would choose to pay so much to live in such small condos. In Bangkok it makes sense but not in Hua Hin. Each to their own, I guess.

      We purchased property in Issan with a typical older house and 1 hectare of land for B100,000 during the Covid scare and now rent it for B5,500 per month. Being with my Thai National wife for 2 decades I trust her not to sell off what we own. By law she owns 51% and I own 49% as a Farang.

    In Thailand, every developper must get a LICENCE from a Provincial board before beginning the division of the Land he wants to develop : Land development act BE 2543.
    If the developper is unable to give you the number of his development licence (which must also be written by the Land Office at the back of the chanote of the land)… run away.

    You own 49% as a Farang in Thailand, and many have lost their house to the Attorney or Thai who controls the 51% of your property by law. You stand to lose less by buying a condo, but do your research on who operates the condos, most Farang want a Farang operator.

      A foreigner can buy a house in Thailand, but they cannot own the land the house sits on. A long-term lease from the owner of the land would be a good thing to have.

      @@JettGunther I have a Dual citizenship so in my name wouldn't be a problem. But seeing how 1 Rai goes for over 40 million easy in Bangkok . I'm just figuring out the best option. Cause what you can build for 30 Million Baht. They will charge you in a gated community 4 times at least . But if you could own the plot your house is on that would be an actual compromise.

      @@ShadowMoon314 Oh if you have citizenship then you can own the land title deed. But you'll need to do due diligence if the developer has the right to sell the title deed, or are they themselves leasing the land and subletting it to residents. But usually in these communities, they won't just sell you an empty plot for you to build yourself. They will want to sell you the whole package. It's the community/neighborhood/facilities/housing style that you're buying into.

    Mali is one of the best built and designed places I have seen in Thailand. Hua Hin it self has serious problems with garbage and roadside plastic. I dread going out every day. I wish it was different but it's dirty. Very dirty

    My understanding is that Foreigners cannot own a Home in Thailand only Condo unless bought through a Thai Registered Company in which the Thai Partners must have 51%....is this still true...?

      Not quite true. A foreigner can own the house, but cannot own the land the house sits on. The foreigner needs to obtain a lease from the owner of the land, or be a minor partner (49% or less) in a company that owns the land where the Thai major partner(s) in the company own 51% (or more). (There's sure to be more in the details.)

      I understand that a 30-year lease is common, and if that's not long enough it's also possible to have the terms allow for a renewal. Whether a purchasing a house or a condo, as Jett discussed with Christopher in the video, one needs to do their due diligence and use a good lawyer to protect themselves. Many foreigners might be better off leasing a house or condo, rather than buying? And even then, use a good lawyer to review the documents.

      You are still unable to buy land in thailand, the very best you can get is a 30yr lease.
      Prices in hua hin have dropped dramatically since covid so shop around if you do consider buying.
      The thailand property market is littered with rip off developments so firstly never buy off plan out here,
      Get a top bangkok lawyer on board and never use one suggested by the developer.

      You can own a condo outright but not the building or land. Almost everyone after ine initial sale loses money on a condo when reselling.

      @@JettGunther so depending on a Thai wife/ girlfriend sounds like a remedy for disaster. Also if the Thai government starts allowing foreigners to buy properties like this, then the CHINESE will all move in and destroy the housing market….which you don’t want. So maybe best to stick with the Thai wife 😂

      $200 HOA fee here in Cali is about average.. maybe even on low end of average. So, not too bad to me :P That said, I would have expected it to be lower. The way to get a different fee is to pick from a different condo complex :P

      You dont have to stay with foreigner together!You can start a nice family with 72,taking care about your new children at home while your thaiwife is working!

    Aloha Jett! Cool properties; the condo with the green kitchen is beautiful! I have to say Hua Hin is not my target market. You asked the right question: lifestyle... which appears to be really boring as there's nothing going on. I need my sky-bars, hostess clubs, trendy bars, unique restaurants, live music/concert venues, shopping malls, spas, co-working space, easy transportation, and so on. So maybe 5 days here for holiday only. Bill
