I'd recommend you look at taking that 2M and using it as a down-payment to buy a NNN Single tenant building with a long lease and a AAA credit tenant. It's not the most profitable strategy but it is the lowest risk, especially for someone who lacks real estate experience. Developing is the riskiest part of the business.
I will say Ben Jr and Vincent have been stepping up a lot for the video content. It would be great to get more videos, maybe following the kids more, while saving Ben for the big videos.
