- Welcome back to Perfect Homes! I'm Simon, and today we’re revisiting Hillside 3 condo, one of my all-time favorite condos in Chiang Mai. This well-maintained building, located in the prime area of Nimmanhaemin, has consistently impressed me since I began my career in real estate.
Today, we’re exploring a fantastic studio apartment available for just $270 USD a month. This price range is becoming increasingly rare around Nimmanhaemin, making Hillside 3 a gem for quality and affordability. While the building doesn't boast extravagant facilities, it does feature a charming little coffee shop that we'll likely visit.
We’re on the lookout for Miss Cat, who might be either in the coffee shop or at reception. Oh, there she is, busy on the phone. Now that she's free, let's see what she has to show us today.
Miss Cat is taking us to a room on the second floor. This 35-square-meter studio rents for 10,000 Baht (about $272 USD) a month. Before heading up, I'll quickly show you the laundry area, the convenience store, and a nail shop where Miss Cat may have been getting her nails done.
The building has secure key card access, which is great for security. They recently renovated the floors, giving the place a bright and modern feel. It's a bit dim during the day as the lights in common areas are usually off to save energy, a common practice in Chiang Mai. Miss Cat, where’s the room? Great, let’s follow her.
The popularity of this building is largely due to its excellent location. After removing our shoes, we step into a bright and spacious studio, a stark contrast to the dim corridor. The apartment feels larger than its 35 square meters and is well-laid-out with a dining table and all essentials for moving in. The kitchen is well-equipped with a microwave, fridge, freezer, and even hot and cold water-a rarity here.
The bathroom, though a bit dated, is clean and functional. The balcony is a cozy spot for morning coffee and chatting with neighbors as Chiang Mai wakes up.
Recap: this unit rents for 10,000 Baht ($272 USD) per month, with a minimum contract of six months. High-speed internet from 3BB or AIS is available. Electricity is billed at standard government rates, and water is paid at the office downstairs. Nimmanhaemin is just a minute’s walk away, offering numerous coffee shops, 7-Elevens, and restaurants.

this is an older building so there is lots of building work going on.
