    Georgia (10.8 million people) is divided into North Georgia mountains. Onion growing is in south Georgia. Savannah is the oldest city in the state, and very gorgeous. Macon is well Macon. South Georgia is Albany (regional jetport) and Valdosta. Near the cost is St. Simons Island and Jekyll Island. We also have the oldest swamp in the world, the Okefenokee Swamp. Dalton anchors the area closes to Chattanooga. There are so many fancy vineyards between Dahlonega and Cleveland with both tasting and restaurants (reservations only). North of Cleveland is our touch of the Alps in Helen with many, many hotels and resorts.

    Georgia has the upper Piedmont and the lower Piedmont. Atlanta is in the upper piedmont and the lower piedmont is full of small towns that don’t want to be associated with Atlanta. The lower piedmont is also called central Georgia. I grew up in Central Georgia so I know the difference.

    I grew up in Gwinnett county, went to college in Valdosta then moved to Suwanee… now we’re in Waverly near Brunswick/SSI! I can agree with EVERYTHING you said, lol…. The sand gnats and the heat down here are just something different 🥵

    that's the best description of atlanta. a bunch of transplants. i was raised in what is now Peachtree Corners and lived in Duluth/Alpharetta/Cumming for my entire adult life. the cattiness of HOA fines and rules finally drove us out (and the sale of crazy life changing house equity recently). i kinda feel that you can be just one of the fish or you can be a big fish in a little pond (south GA), have no interest in moving back. i think unless you need to commute to a corporate job or something, there's a lot to like with not dealing with the traffic and grind.

    Very informative video, thanks! I love living in Senoia. Close to Peachtree City and Newnan. The main downside is that property taxes have skyrocketed.

    I'm perfectly happy in Grady County on the FL/GA state line, I love the nice slow pace of life Tallahassee FL being only 30 miles from my home.

      I'm currently looking at SW GA/SE AL for my retirement relocation (after coming to the conclusion that FL has become too unaffordable unless you are part of the seven plus figure club (as I like to call them). Both states offer generous tax incentives to retirees (unlike my state of Wisconsin, which offers almost nothing). Both areas offer a much lower cost of living, where my retirement funds will last longer (as well as a slower pace of life). I can be on the beach in Panama City or Destin in 2-3 hours (Gulf Shores will be closer to 3-3 1/2) yet not be in the bullseye of a hurricane.

    Last year we moved from Michigan to the Savannah area, Rincon. One reason we moved here was no snow. Atlanta gets snow. That’s a deal breaker for me. I want hot, hot, hot and the ocean.

      When you say Atlanta gets snow, we get a light dusting of flurries each year one to two times. Of course there are anomalies to this. Savannah is a beautiful area! We lived in Brunswick prior to moving to the metro Atlanta area. Thanks for watching!

    Come on down to Macon & further south. We have the world's best peaches, blueberries, strawberries plus good old friendly folks.
    Plus the Georgia coast is stunningly beautiful, no city can compare with Savanah in the springtime.
    I promise!
    You love music? Then Macon is music city Georgia. Otis Redding, Little Richard, Jason Aldean, etc., and Robert McDuffie for your classical moments. And one charming historical district barely changed since last mid century.
    You won't be disappointed.....

    I was stationed at Fort Benning in the late ‘70s and I loved the area. I guess it’s the fall section. I don’t remember the sand gnats. I remember once taking a car trip in the countryside and ran into a covered bridge in the middle of nowhere. Very pretty. Wasn’t that impressed with Atlanta. I was on a road trip to Tennessee and made the mistake of not taking that loop around the city and ended up driving through Atlanta. Worst traffic I had ever seen and they drove so fast. Not my cup of tea, would not want to live there.

    I’d sum it up with - North Georgia is cosmopolitan, diverse and highly attractive, which makes it pricey. Not shocking given it surrounds the sixth largest metro area in the country. South Georgia (excluding Savannah) is off the beaten path, very affordable, and the locals may not take as kindly to newcomers lol

    Atlanta metro is about 6 million not just under 1 million as you indicated incorrectly indicated when on the Fulton county chart.

      She was only referring to Fulton County when she said just under one milliion. She was not referring to all of the other metro area counties that make up the six million. Gwinnett, Cobb, Dekalb, Clayton, Forsyth etc.... make up the six million.

      The Census Bureau calculates unemployment as the percentage of people 16 and over employed in the civilian labor force divided by the total number of people 16+. It would exclude those in school and not working, those in the military, and anyone retired. Also stay at home parents and people unable to work. If you look at the data, the actual unemployment rate will be much lower. Their site shows a 54% employment rate, as of 2022, with 4.2% unemployment, 3.6% military, and 38.2% not in the labor force. The unemployment rate is perhaps a smidge high for 2022, but perhaps there are a lot of retired folks because of the golf?

    I love the small-town vibe but I don't want the small-town judgment that comes with not being religious or republican. I am considering GA but having a hard time finding an area that's safe as where I am now in Miami or an area as diverse and welcoming to all with opposing views. I don't know what to do.

      I definitely suggest an exploratory trip and would recommend visiting areas of interest. The north Metro Atlanta area has experienced a lot of growth and is a destination for many people both in Georgia and outside of Georgia. The housing market and job market would not be what it is if these areas were not safe and diverse. My business is based on the availability of safe and diverse areas for people to live.

    South GA sounds awful... not much to do, the knats and biting bugs, poor economy, limited access to stores and dining, low income, lack of opportunity, and undereducated people. The beaches sound undesirable from your description... you sold me on staying far from it. I'm guessing school districts are poor, and racism is a problem, deep south... No, thanks!
