  • What do you need to know before buying a house in Georgia? I asked my clients from out of state what were some things they found surprising about buying a house in Georgia and their answers were surprising. You are going to get used to running your air conditioning 24/7 and basements are a huge bonus. According to my clients though, we have a lot more roadkill than the states they have moved from- who knew!

    For the record...Atlanta and it's surrounding communities do not represent the entire State of Georgia. Outside the metro and urban areas are lots of beautiful rural areas and small town communities where you can find a house without an HOA. :-)

      I live under 20 miles from downtown ATL and there are many great subdivisions without HOA’s, I’ve never seen roadkill in metro Atlanta, we have tile floors in the living room and kitchen, and I have never seen farm animals in pictures at homes. Maybe the comments more represent areas outside the metro.

    We moved from MD to GA 7 years ago. I've also lived in NC, VA, and PA. The biggest positives we've seen are the weather and the friendliness. The most unexpected challenge has been customer service and quality service. Service providers won't call you back. It is common for a provider to make an appointment and then not show up. I get professional reports loaded with typos. The laid-back culture really seems to impact quality. That being said, I love GA. I can't imagine moving outside of this state.

      This is happening all over the world! I'm in Canada (originally from GA) and I have bought a sold 2 houses in the last 12 months. You think I could get good service. Electricians, painters, reno contractors. One actually showed up a month late like it was no big deal. Then it took him 3 weeks to do a 5 day job. Pathetic

    I am from Mérida México, but i use to go for bussines to different cities from the states, and i have been four times on Atlanta Georgia and i really love it a lot. Extremly amazing city in all ways 😍

      Stay as far as you can from here. Traffic is terrible, crime is on the rise and you literally get put on hold of you have to call 911

    FL HOAs are very high. The cost of HOA in GA for an entire year, is the cost of HOA in FL per month. I was really shocked by that.
    I am looking in the McDonough area as well.

    Air vents are under the floor to keep floor warm. Also hot air rises. During the winter you want air to start flowing from below.👌🏽

      The air vents are only under the floor on homes with basements and thank goodness for central air. We wouldn’t survive!

    I laughed when you talked about flood zones, I am from Louisiana living up near Amicalola Falls State park. I have an altimeter APP on my phone that registers 2100 ft. at my home when I visit family in Louisiana it can be as high as 15FT. in New Orleans. like you said no need to worry about flood zones here in North Georgia. Your videos are very helpful and keep encouraging people to Georgia, a beautiful place indeed.

    Wow, very interesting! I’m in Arizona and we also run our AC all day and night. Summer electric bill is about $250-$400 a month. Winter is around $80 but I don’t run the heater at all.

    Flood zones are along the coast of Georgia, southeast Georgia and there are alot of them that maybe what people are referring to

    I moved from Harlem GA to Deltona Florida in 2018 and I am regret it. I am looking forward to move back but to Gainesville as soon the house market prices are back down.

    Florida: Sky high cost of housing results in the erosion of any tax advantage Florida may have over Georgia. Florida is simply unbearable and unbreathable half the year. Beaches are the best in the US - great for cooling down but don't dare swim in the rivers or lakes! The views of the beach horizon are the exact same everywhere and the interior landscape is dull and flat. It makes for more leisurely bicycling and walking but it's so hot and humid you won't be able to enjoy it anyway.
    Georgia: The cost of housing is much lower state-wide. Your home structure won't look like every other home in the state. It is sometimes challenging to find a home on property that doesn't have some kind of slope. Lakes and rivers are swimmable. Granted, bicycling can be a challenge due to the lack of trails and steep terrain and the roads are dangerous. The weather is much more tolerable year-round.in the Piedmont than both the Coastal Plains of Georgia and Florida as the extremes are less prevalent. The landscape is spectacular north of Atlanta suburbs and even in the coastal marshlands. The overall cost of living for retirees is about as good as you will ever get in the U.S. with GA income tax exemptions for married couples earning less than $130,000. If I desire comfortable weather, I don't need to go to Florida except during January and February - and even then it's just to get my fill of the sandy beach and remind myself why Georgia is the better state to reside.

    I’m checking out moving to Georgia but hoa fees won’t apply to me because I will never buy a house in an hoa for as long as I live. The rules are absolutely ridiculous!

      @@MovingtoGeorgia granted most of the hoa horror stories I’ve been told are from my grandparents in Massachusetts. But they’ve since moved to Florida and the hoa there doesn’t allow kids to play with a beach ball at the pool. Beach please, haha! But seriously, an hoa is a dealbreaker for me.

    Should know, no building laws that are enforced. No requirements for builders to be licensed and construction shows it. More expensive homes just have better finishes, underneath its still crappy. Good luck getting anything taken care of after purchase. The law is not on your side in this state.

    Thank you for this informative video as I’m considering the move from New York City. I have a few questions if you can kindly provide well informed answers. What the average annual property/house taxes? Is Georgia a fiscally friendly state for retirees in comparison to Florida?

      Property taxes vary from county to county but a good rough number is approximately one percent of the purchase price. Unlike FL, Georgia does charge income tax but our lower property tax rate typically offsets that. Additionally, almost all counties have special property tax exemptions for seniors which significantly reduces their tax bill, usually anywhere from 40-60%.

    My husband and I are about to take the leap from PA (our whole lives) with our 4 children! It’s scary and exciting at the same time. I’ve been researching and researching the best areas for us - Education is our top priority as we have a child with Down Syndrome and are looking at the best education and services for her as well as our other 3 children. Do you have any recommendations? We are looking more around the Macon and South Georgia area. Thanks for any advice you can give!

    I believe the remarks you made regarding flooding in Georgia to be inaccurate. I've lived in Savannah and Hinesville and experienced flooding in my neighborhoods. When talking about Georgia you have to consider the Low Country and coast.

    We are thinking about moving to Mcdonough GA, it looks beautiful. Buuuut, I am scared to death and nervous about tornadoes. How often and how bad are tornadoes out there?

      My Toto dogs and I can attest that we have never been in a tornado and I have lived all over the state--that's not to say we don't occasionally have bad weather or the threat of a tornado but it's rare.

      I'm born and raised in Georgia (Metro Atlanta) and I can tell you that Georgia has always had VERY moderate weather. Unlike many other states and cities, We have four seasons here. And Extreme weather like hurricanes, snowstorms, tornadoes, earthquakes, etc pretty much never occur and even the threat of them is extremely rare. Sometimes we get rainstorms or thunderstorms, but nothing super extreme.

    I want to move to GA but im nervous about the tornados. Im from NJ and have never had to worry about that. Is there an area of GA that has no tornadoes or little to none ??

I’ve lived in Georgia all my life and have never came close to a tornado (although we do have them, but yet your chances of encountering one are extremely low).       Many activities for boys, many sports teams, boy scouts, hunting (but that may not appeal to a New Jerseyan....I'm one too), other school and church activities. These kids are very active down here!

    Is it hard to get a house in Georgia right now? Looking to relocate and in Utah you will have upwards of 60 offers on a home sometimes $100,000 over asking price.

      It depends on where you look. I have close family that relocated outside of Augusta and it's BOOMED in the last 2 years. Last year 2/2 townhomes went from 110K to now asking price from 155-180K!! They just recently restarted their search, found a place that just hit the market and the owner had so much response in the first 8 hours they told the realtor to close the listing! They received over 2 dozen offers by the 4th hour. My family are now trying for homes and the offers are INSANE, all due to so many companies coming to the area. Amazon, 2nd Cyber center at Fort Gordon, new hospital just to name a few. Most of the areas are nice, but the infrastructure leaves a lot to be desired, many 2 lane country roads which is hard with so many moving to the area. The traffic gets challenging during commute times. One has to schedule their day accordingly based on that alone. Georgia is a lovely state though. Do yourself a favor, RESEARCH the areas you're interested in, then go out to visit when you can to get an idea of what it's like. Moving cross country is a big step and decision to make. Best to you on your journey. Hope you are happy with whatever you choose to do.

    Septic systems are more common in Georgia and if you are not use to those, educateyourself. Live close to work. Plan to be late driving anywhere around Metro and in Atlanta. Add additional time, 1-2 hours, to your drive time doesn't matter what time of day and still expect to be running late. Car insurance and tags for your car are VERY expensive. It is a high percentage that you will be in a hit and run accident like my husband was driving to work at 4am or a car accident while you live here. I disagree about HOA fees. My brother lives in a gated community in Florida and in a smaller house. He pays more for his HOA and no neighborhood amenities where I paid 3500.00 a year in a gated community with full amenities in North Georgia. If you live in the South Metro area as I have, yes, HOA fees are cheaper compared to North Georgia in my experience. If you pay under $1000 a year in fees, question why it's si low. That may only cover road maintenance in your neighborhood. Very much the case in any area in Georgia. Certain area highway roads need extensive road work and lots of potholes. This is because of the extreme traffic and the roads in the winter months are not treated properly for snow and ice. Living in North Indiana for 4 years, I can say they(Atlanta Metro) have no idea what they are doing. Tires are blown out all of the time. Yes, we have humidity but growing up on the Mississippi Delta, it's laughable when humidity is complained about here. Wildlife is very real here. During deer season, yes, they will run out in front of your car especially in the early morning hours when you are driving to work. If you live in the N. Georgia mountain areas, we have bats, bear, deer, scorpions, huge spiders, snakes, every bug that flies, red ants, coyote, bobcats etc. Crime. Gangs. Drugs/drug trafficking. Sex trafficking. Alot of fugitives will come thru Georgia. Housing is more affordable compared to states like California. Good luck finding a house right now because of an influx of California and Florida folks moving here and buying up land and housing, it's hard for us locally to even find a home. You may have to have a home built. Alot of build times from start to finish can ba a year or more. Builders are increasing building prices as well due to the economy so don't be surprised if you sign a contract with a builder and they tack on thousands of dollars in the end. All of this info is verifiable so due your research before you move here.

      I think crime is relative and Georgia is one of the states experiencing the most growth right now with people relocating to our state--I would say that is not an issue for many people. And I think we are very friendly!

      I’ll have it say that I’ve been to Texas quite a few times over the past few years and Georgia is hands down a much prettier state (North Georgia area that is). Texas reminds me a lot of South Georgia!

      You will need to get at least an hour away from Atlanta for that. This agent focuses on close in suburbs NE of Atlanta.

    me here in Comie fornia hearing around $200 in the hotter months?!?! I pay around $400 and only use our A/C during the day. and we own an additional home for rent so make it 800-1000 a month. just in electric bill. I live in Sacramento California. Been looking to moving to Georgia since its only getting worse and i stepped in bum shit today and had to run some off of my neighbors lawn for doing black tar. And i live near a school, so there are kids around. really been binging these videos and looking at properties online. just looking for somewhere that crime is low, because i don't want to have to use my guns. Currently a med student that is most likely finishing this semester and transferring out of Cali, especially with my parents retiring this year and looking for a place to retire now both at age 62. If and when i leave Cali, how would i take my Cali compliant firearms all the way over there? and know of any gun good shops over in Georgia to get the dumb compliant parts that criminals don't adhere to or give an f about removed to have normal firearms? and HOA, how strict are they? my dad likes to plant vegetables and fruit trees, we have a large backyard (big yard according to cali standards) and he likes to eat and share any thing he grows? would the HOA not allow rioters to march down residential homes? cuz here in cali cops won't and don't do shit when rioters broke car windows and tried to steal my neighbors truck until we stopped him from peacefully protesting his way into his truck.

      yes, table this, yes, table this, probably/hopefully not.
      to be compliant, there are websites just for ga on gun reciprocity/rules for that info. some/most hoa's are or should be strict (liens against your property until compliant) but i think most are common sense, not all tho. my hoa has had discussions on rioters/hoa defense by members in non-official gatherings, but could easily do it during an official hoa gathering (if we did that anymore). but honestly, it sounds like you need some place with very lax hoa like we have. as far as gardening goes. but probably not gonna get into a hoa with farm animals allowed, nor unrestricted fencing. btw i think many/most suburban hoas here allow gardens in the back. i know we certainly have many neighbors who share veggies from their grow boxes/ decks/ gardens. actually parking in the street seems to be the most troublesome issue i've seen. just my 2c

      @@chadmooreofficial "Most"? I'll have to disagree with that. The film industry has been growing in different parts of the country and the world for some time. A "small market" like Georgia, with limited jobs in the film industry (even though it is growing) will not dra film industry professionas away from Los Angeles. There are simply tens of thousands more jobs in L.A. People in the industry may be moving to Georgia for a variety of reasons, including getting in on the ground floor of a growing industry. I, personally, am thinking of leaving California for Georgia for a variety of reasons, none of which are for jobs in the film industry. Also, California is far greater than just the film industry, and California as a whole has been losing population steadily for the past few years. Californians have been moving to Utah, Idaho, Texas, and even Montana.

      @@techurious4913 You'll be fine if you get out of Metro ATL. Most of the State is Red. Its the media that acts like its turning Blue. Even in the metro its not near as bad as places like Houston. The entire covid mess wasn't a big deal down here & the Governor has been very good on many issues. Again the media focuses on ATL but its not a true representation of GA at all. I think some here just vote Blue around ATL & have no idea what's going on.
