Impressive video. I started a bit late (graduated from my doctorate program at age 30 in 2016 with 170k in school loan debt). Managed to pay off my debt by 2019 and currently have a house and 250k total in investments (combo of profit share, 401k and a brokerage account). I'm not very knowledgeable in investing, so I just have my investing currently in index funds mainly voo, but have been putting a lot into schd the past few months. I dunno if that's the optimal strategy, but psychologically it is very set it and forget it, and prevents me from obsessing over individual stock performance.
Instead of using different brokerage accounts to purchase index funds or individual stock, compare your age(s) and how much time you have estimated till retirement, you can also opt to consulting/working with a fund manager/advisor for an “optimal strategy” to outperform the bear market.

While I love your design, and I do, I would have closed off a portion of that porch to incorporate a beautiful laundry/mudroom room. As much as I love style and beauty, functionality is more important.
Yeah, we debated converting the whole porch, but ultimately it wasn't worth the time and money...conversions rarely pay off...but we do them on occasion...see the Soco Bungalow project for example!
I didn't even think about laundry. Your right. Must have a nice laundry/utilities area. They did however add extra storage and counter space in kitchen in this one. finally

I actually really likes the beams on the ceiling, I feel like that would have margined them modern farm house vibe that the fence and first bathroom and fireplace was giving. It would have matched the fire place sooo much better.
Shame on you for painting the exterior brick on a Wonderfu!l Mid-Century house. Ruined it. It is not good for the brick to paint it. Also, Everywhere in Austin and San Antonio, you see these white painted brick houses, with some natural-ish wood on the outside somewhere-an overdone trend already when you did this one. Mid-Century design should be treasured and so should natural brick. Try searching on the Retro Renovation site about how to approach Mid-Century design.

The hanging socket and the old looking three gang light switch in the kitchen on the backsplash attracted my attention as well as the uneven grey grouting in the main bathroom. For the price of that house I'd expect better workmanship. Apart from that I think they've gone a great job, love the new look of this house.
omg noooo i cringed when you took out the celing beams in the kitchen/fireplace room, i loved them. they were beautiful and added so much character and depth, and they made the ceilings seem higher.
People on here complaining about the choices but aren't the ones paying for it, lol. Or, they are couch flippers🤣. They don't know-how costly repairs are like the foundation repairs, mold removal, and updating roofing. "You should have or could have" Nope, they spent enough already and have been doing this in Austin for a while now. They know what sells ¬ sells! Let the person that buys it change it up.🤷♀️

I didn’t abandon you on purpose, I’ve got really sick with my crohn’s and when i got better I met a new man and moved to the middle of nowhere with not good internet service. I figured out how to put Wi-Fi boosters in our barn/man cave so now I’m back in business for TH-cam! AND getting married in less than two weeks. The broken cast iron is definitely a setback, BUT I consider that a huge bonus for the new homeowners. More than likely they would have had issues down the road anyway and had to ruin their new floors to fix it. Now it's all new!

We thought about carrying the backsplash up the wall...but since the ceiling is at an angle, we didn't think there was a natural point to stop the backsplash without having to carry it on the entire wall (including over the door) or having it stop at the ceiling at an angle which would have looked strange. Plus stopping at the hood vent was cheaper.
Loved this flip. That huge outdoor covered space has so much potential for outdoor living. You could easily put a killer outdoor kitchen there with dining and lounge seating. I can’t believe with all the foundation work and new roof your Reno costs were only $81,000. I guessed 100,000. The desk lamp over the kitchen sink was no bueno for me. I liked the hedges … they added some lovely green to the space. Renovators are always paving paradise to put up a parking lot. I know so many people that will buy a place with gorgeous mature trees and the first thing they wanna do is chop the trees down. Ugh. Yeah because barren landscapes void of life are so chic! Barf.
Agreed. I think it is a beautiful backsplash, but I don’t like it much with the rest of the home. I really would’ve liked to see a solid-colored geometric pattern like the flooring in the bathrooms.
Awesome work! It turned out great, especially the kitchen backsplash and the white/dark gray exterior. Even the fence looks great! (Privacy fences are usually an eyesore.)
I'll never forget the avocado green bathroom suite that greeted me when viewing the flat I accepted. Luckily, a previous flatmate's dad was hot on DIY (relax, girls, he's married) and nothing was more satisfying than having it replaced. The landlady's son fixed up the kitchen and lighting.
the interrogation light is quirky, so i think for this market it works. also nice for late night doing dishes and just need a light above the sink and not the whole room. it helps give a third point for the brass look for more symmetry with the faucet and surround.
I didn’t like the light in the kitchen doesn’t fit in well with the kitchen in my opinion. I love the bathroom floors and the sink in the master bathroom very creative!

Why paint the exterior brick???? You should have kept the brick red and just painted the trim. You have a traditional house exterior and a contemporary interior, glad you kept the original fireplace
Thanks for watching TJ! Some people don't really care for painted brick, but we use it a lot and buyers in the area really seem to like it so houses sell faster. We tried mixing the old with the new in this project.

@@AustinFlipsters They already are in very high 'art' design. Neon orange and pinks, often matching pigments seen on wallpapers or even matching the sinks in bathrooms. It's pretty cool when offset with a royal blue or forest green.

Hey musli! Yeah definitely not much Scandinavian about this house, but I do love that style! Skylights can be quite expensive. They’re great if you’ve got an interior space that can’t get natural light. For this house, since it was so small, there were plenty of windows and light. We’re working on a new project right now that will have skylights, but that house won’t be ready for a couple months. Stay tuned, we’ve got more videos coming out before then. Thanks for watching! ❤️
this is a flipping business, not interior design business. ultimately buyers want to personalize their house, so they cant go overboard with interior designs that buyers are gonna throw away.| if they put in more designs, buyer will say they wanna throw this and that away which doesnt have any value to them, and ask for more discounts.
Koehnia that’s an ignorant comment. As a potential buyer, I would want to change almost everything, does that qualify me for discounts? Fyi: the answer is no because no matter what fixtures go into the house, an evaluation is made on the house by experts and a price is decided on based on the value of the land, and the going rate of surrounding property. The walk score plays a bigger role in price of the property than the choice of light fixtures that go in the kitchen so try again

I liked the hedges … they added some lovely green to the space. Renovators are always paving paradise to put up a parking lot. I know so many people that will buy a place with gorgeous mature trees and the first thing they wanna do is chop the trees down. Ugh. Yeah because barren landscapes void of life are so chic! Barf.

Agreed. I think it is a beautiful backsplash, but I don’t like it much with the rest of the home. I really would’ve liked to see a solid-colored geometric pattern like the flooring in the bathrooms.

Awesome work! It turned out great, especially the kitchen backsplash and the white/dark gray exterior. Even the fence looks great! (Privacy fences are usually an eyesore.)

I'll never forget the avocado green bathroom suite that greeted me when viewing the flat I accepted. Luckily, a previous flatmate's dad was hot on DIY (relax, girls, he's married) and nothing was more satisfying than having it replaced.
The landlady's son fixed up the kitchen and lighting.
the interrogation light is quirky, so i think for this market it works. also nice for late night doing dishes and just need a light above the sink and not the whole room. it helps give a third point for the brass look for more symmetry with the faucet and surround.

Why paint the exterior brick???? You should have kept the brick red and just painted the trim. You have a traditional house exterior and a contemporary interior, glad you kept the original fireplace
Thanks for watching TJ! Some people don't really care for painted brick, but we use it a lot and buyers in the area really seem to like it so houses sell faster. We tried mixing the old with the new in this project.

@@AustinFlipsters They already are in very high 'art' design. Neon orange and pinks, often matching pigments seen on wallpapers or even matching the sinks in bathrooms. It's pretty cool when offset with a royal blue or forest green.

Hey musli! Yeah definitely not much Scandinavian about this house, but I do love that style! Skylights can be quite expensive. They’re great if you’ve got an interior space that can’t get natural light. For this house, since it was so small, there were plenty of windows and light. We’re working on a new project right now that will have skylights, but that house won’t be ready for a couple months. Stay tuned, we’ve got more videos coming out before then. Thanks for watching! ❤️

The interior design is lacking, both kitchen lights are weird and there’s weird design choices but overall great job
this is a flipping business, not interior design business. ultimately buyers want to personalize their house, so they cant go overboard with interior designs that buyers are gonna throw away.|
if they put in more designs, buyer will say they wanna throw this and that away which doesnt have any value to them, and ask for more discounts.

Fyi: the answer is no because no matter what fixtures go into the house, an evaluation is made on the house by experts and a price is decided on based on the value of the land, and the going rate of surrounding property. The walk score plays a bigger role in price of the property than the choice of light fixtures that go in the kitchen so try again
