You really knocked it out of the park on this one! Super job! One thing that stood out to me was that you created a modern look and flow but without the sterile and cold feeling that I get from so many new designs. I personally love that cabinet look.

On the kitchen cabinets I was like..Okay, hmmm. But then I went back over it and realized I really do love them!! It's nice to see a flip without the usual white shaker style. Cheers! She is lovely!
Beautiful restoration, as always, and ready to be loved by the new buyer. I like the combo white and wood cabinets in the kitchen. It plays off (is consistent with) the bathroom vanities you are using. Even though this is a large house, I still think consistency throughout is calming.
This one is spectacular ! What a big house and transformation ! Well I'm not a fan of those cabinets but that's just it. And it is true, you look gorgeous, that dress is so nice and so the colors and it fits you perfectly. Waiting for the next transformation.
As a lover of split-level homes, this was done Extremely well. The walkthru towards the end really lets u take in just how much Work was done. And that backyard was Immaculate. Nice flip

I applaud you on finally mounting one handheald shower/showerhead, in this case in the primary suite. Thank you. It should be done at least in one of the bathrooms available, if not in all of them. So much more convenient.

Wow the backyard is definitely the selling feature. My ONLY quibble is the white upper cabinets in the kitchen but that’s a personal taste thing. Overall, I really loved this renovation. Very tasteful and it’s challenging to modernize a split level because it’s such a dated layout

Wow! Thermador appliances! Very nice. I love how you opened it up and utilized the space from the closet in the downstairs bathroom. Open concept, consistent light colors, lots of light....totally transformed this one. But what really hit it out of the park is the backyard and your updating of the front of the house. It is almost unrecognizable. I think investing in the pergola, outdoor kitchen, deck, landscaping...all made it irresistible. I would be interested, next time, in seeing the breakdown between costs incurred inside vs. outside. $400K was maybe your biggest rehab cost to date? What made you think that would be recovered? Is this house in a very popular neighborhood? It just seems way more expensive and yet not a huge house. I'd love to hear more. Good job, Elisa!!!
I do like that you don't totally redo the landscaping, but realize that it is important to address the front and back curb appeal. Just taking out one or two features, a little paint, get in a landscaper and trim the trees, add a few plants and you transformed the front and backyards.
Absolutely amazing transformation of the kitchen. I like the two tone cabinets. I understand that some folks think they are like the cabinets that were common in the 80's & 90"s but they are not. I do like that the cabinets are also that skinny Shaker style. Also like that the island does not have a cook top or sink in it.
Your flipped house looks so modern and stylish, the neighbors would be so envious to update their houses😅 Also, I love the wood, white and gold combos as they appear very cohesive and clean. The backyard is an absolute haven, amazing landscaping. And the vegetable garden should be a must in all your flips, sooo satisfying when you grow some of the foods you eat. Hi, if I may, there is the ground level where is the entry way, the living room, the area where are the washer and dryer machines, a small bathroom and a bedroom, the first set of stairs leads to the kitchen, the dining room and the family room. The second set of stairs is for the second level where are the 4 bedrooms and bathrooms.

I'm surprised that a home this large would have so few upper cabinets in the kitchen. I noticed few uppers is a common theme in many of your flips. Is this done strategically as a cost saving measure? Although this is a huge drawback to me personally, I do love your flips and it seems the buyers do too. Congrats on the ROI!
1970 called and they want their upper cabinets back. Who makes a closet smaller so the shower is bigger? You have a greater need for closet space than a oversized shower in the basement.
We usually make sure there’s at least one tub in the house. For primary baths though, if there’s no space for a shower and a tub, people usually prefer a shower because it’s easy to get in and out of and it also looks prettier.

Just 1 set of stairs to the kitchen from the ground level. The other set of stairs go from kitchen to the upper bedrooms
