    Mmm, that asbestos roof is such an aesthetic addition to the landscape, I'm sure everyone who has a sightline to it is just delighted they've made you keep it... Seriously, boggling that "keep the asbestos" is a planning stipulation! Mental.

    Wow!! You guys are so patient and positive. I had similar issues with Planning. After 3 years and several refusals. I then decided to go through a planning consultant who put my initial design through and it was granted straight away. Working with the case officer was so frustrating, their requests and decisions did not make sense and were very conflicting. This was 8 years ago. I cant wait to see your project commence.

    Good luck getting it all signed off within 3 years! I've been working on a small storey extension to my house, 1 year later and it's not finished yet...

    Congratulations. Trying to apply logic to planning decisions is like trying to knit fog, but you got the result which is what matters. Looking forward to following progress.

    Once you've got your PD ( under part Q ) then that gives you a huge head-start on a Full Planning application if you want to go for it, as it is a material fall-back position. Huge amount depends on how the planners approach things. They 'could' respect that you've got PD, and so any subsequent proposals are generally less-significant than creating a new dwelling without you having completed, or they might only give decent weight to the PD if you have substantially completed the conversion. Trees / screening would all influence what impact your windows etc. would have. Often it can be worthwhile involving your local councillor - they can 'red-card' a planning application and as long as they can get another Councillor to agree it should be red-carded - they ask for it to be decided infront of the Planning Committee - and not in-house by the planners. NB - you have to do that during the consultation period. BUT - there is a risk with that - as you can never really be sure which way a Planning Committee will vote. Also - watch out - some Planning Departments will decline to collaborate on discussing proposals during a Full Application if it would run beyond the target decision date. That does depend on different plannings depts. So submitting a Pre-Application enquiry can buy / force at least some level of collaboration with the Planning Dept. Good luck.

    The argument for staffing and budgets, etc makes no sense. If they just sat down and talked to you in the first place, they'd have had to deal with one application instead of four.

      @@TheRestorationCouple only logic is that they have no incentive to be more efficient or effective. I work close to government organisations in a different field and it is sad to see but they just do what they always did and dont evolve and sadly is often down to a handful of individuals

    great news guys, i am in a similar position with steel portal barn, however mine is passed under class m, as it was the farm shop, we are going for full planning now for the "start in 3 years not complete in 3 years' rulings , due to funds and reduce the pressure, as i am fully self building

    Huge well done. Be really careful they don't tie you in knots on that asbestos roof whatever happens with it. I guess the full app will fail, but at least you will know you have given it a go. With three years, if the clock is ticking then you surely need to get started this year? Very best of luck! P.S. could you put glass behind the slats? (Some light better than none?

    Leave the roof, build an airtight subroof below it leaving space 'to let it breathe' and in about 3 years send in an application to have the asbestos removed, meaning you can put up a slate roof... or even a second floor with slate roof.

    It sounds like you’ll essentially be building the exterior framing of the structure just inside the interior face of the existing structure… which I think is very cool.
    I was wondering… for the garage doors, particularly ones that are at the rear (tree view), can you do those glazed? That could be fantastic… let in lots of light and bring the outdoors in. It would be a very interesting contrast from the rest of the house where you’re limited in the quantity/size of windows. And, the glazed garage door(s) could either be functional or locked down.
    Anyway, I’m excited about this project. Congrats on the initial approval!

      Yes fortunately we can maximise the glazing in those existing openings as they are already there so those ends of the building have more light. 👍

I confess that although it's nonsensical to keep an ageing asbestos roof when the building could have benefited from a new modern roof ... it is potentially very helpful for me to see how you're going to handle this asbestos roof, since I'm converting a barn with the same roof and can't afford to replace it! 🤪 So, I look forward to watching videos from you about encapsulation options - spray products, panel products etc.

      We will probably have most of PD taken off as a condition so need to get what we want it in application really.

      Did they get planning or PD to change to a house. If it was a PD change then pretty sure they will have Zero PD rights once that change is completed. But an option to seek planning permission for future changes will be there, weighted more in favour Because it will now be an established dwelling.

    Congratulations to you, well worth persevering with planning applications after other refusals , some would have given up . Maybe you can possibly change that Asbestos roof for other materials when/if you go for full planning permission, especially if some are found to be porous or damaged on inspection.

    Well done, sounds like you have successfully brought a ticket to ride the roller coaster of building a home in the UK. You may not have much control over the ups, downs and turns of the ride but you do have some control over it's speed, good luck... (ps the 'good luck' you will need regarding the weather)

    How does one fund the original purchase of this type land / farm? Commercial mortgage? Cash? If commercial, presumably a profit making business plan must be present. Curious, then perhaps a residential self build mortgage for the barn conversion. Do titles need splitting for this? Trying to get my head around the funding aspects now that the planning process has been explained.

      We were fortunate enough to have raised funds from the sale of our house and unless we were cash buyers we would not have had the successful offer. Market not so crazy now so yes some sort of agricultural/commercial mortgage unless it already has planning. If that’s the case then a self build mortgage perhaps.

    In America, the type of conversion or build is called a Barndominum. They are fantastic spaces amd well thought out. Some times planning departments are scared to look or contemplate a different type of build but then you see some achitectural monstrosites ( Grand Designs) and think how the devil did that get passed for construction. Good luck, lots of more hard work ahead but worth the effort

    Out of interest, you mentioned you could insulate the roof if you could have changed your asbestos roof. Does this mean you can’t insulate an asbestos roof?

      We would yes but it would be within a void below it rather than a higher performing panel system. Always ways to do things but rather not keep the roof if we can avoid it.

      It really will be, hence why we wanted the patio and store rooms on original plans. Bizarrely we were not allowed to reduce the size so not many options.

      Within the next few decades there is talk of all asbestos needing to be removed, even though encapsulation is currently allowed.
      I'm in the process of encapsulating the roofs on my farm buildings and hope It doesn't need to be removed within the next 30 years.

      Tim, this reminds me of some of the people who live in ‘greenhouses’. Check them out on line. Basically a massive greenhouse with a house inside. Some of them are interesting design solutions. Obviously their design revolves around a greenhouse environment but the principle of house within a building is similar.

    Just got a class Q permission ourselves on change of use no prior approval required on part of our steel portal barn ( 5 bay 40ft x75ft total size ) but just converting 2 bays 40ftx30ft ,no objections from the planners apart from the outer building dimensions unchanged and original steel beams are to be left
    thinking about building techniques now so will keep an eye on your progress. We are favouring Sip panels for the walls With larch cladding bottom half steel clad top half
    Structural insulated steel roof Panels ,big six or standing seam style 40mm to match original sheets and a fix to purlins ( take a look at joriside and tata Pannels ) for the roof with insulation inside purlins and lined inside keeping the steels exposed
    build the first floor with steel beams and wood rafters lots to consider when adapting a steel barn to a house because we have to work within the dimensions and style of the existing structure

      Yeah very difficult to insulate effectively without sitting it all outside the steel frame. Pleased for you that you don't have to deal with the same level of restrictions as our area. We are progressing with a full app now to get around some of the issues with class q walls and roof but not easy.

      I can imagine ! The problem with going for full permission rather than change of use is money spent with an uncertain outcome and the hold ups and design constraints personally I would crack on with the build as it is with an idea to replace the roof with the exact same look of material (but better than good ol asbestos) big six insulated pannels, then when the builds done maybe put in for a few tweaks with planning down the line
      thinking about it we need to build out like a barn because it is ultimately a barn steels roof and wall panels it’s not straightforward trying to marry up house and barn designs, barndominium they call them in the states
      I was refused permission on a bungalow farm workers dwelling 5 years ago so it’s been a strange one getting planning change of use without any objections at all on the barn I guess most class Q build on the inside of the steels for that reason of insulation my thoughts for today @@TheRestorationCouple

    So...can't you do your build as per the approved plan (as cheap as possible) and then start remoddeling? Surely they cannot prevent you from changing your window openings or changing your roof? Or are remoddelings also requiring planning approvals?

    Very relieved for you, thank goodness you’re legally allowed to live on your own land! 🎉It seems non-sensical however, that one of the conditions is that you keep the asbestos roof, the very material that is responsible for for the deaths of thousands! 🤪

    That's great news guys! The second hand frustration I felt watching your last planning videos was unbearable! If you decide to go down the route of a full app, I presume you would apply to get rid of the old asbestos roof? Depending what roof finish you choose, you may be able to spec inset solar panels or maybe even solar tiles, provided it fits the budget and planning approval. Both options wouldn't add to the overall height of the roof

    Warning...don't assume you will still have PD rights following a full application being approved. Sometimes they will grant permission but remove PD rights so that all future development would need a full application! 😢
    It's common with new builds (incl. whole estates) as they don't want to approve something then occupiers bang a PD extension on immediately! Sure your planning consultant can advise on the liklihood but just want you to be aware whilst working on the long term strategy!

      We would likely have them removed. It’s the agricultural holding PD I was talking about rather than residential bits linked to the dwelling.

    Can you not put in-roof solar panels up to replace the asbestos instead of panels on top of the asbestos roof, so as to maintain the same height.? 🤔

      Any replacement of the roof was not permitted in this case but all possible as a full application.

    A bedroom window in our state(US) has to be large enough for egress in case of fire.

      Yeah they would all be a sensible size just not really the picture windows you would want to match the view and size of building.
