Don't neglect networking. Take the opportunity to run data runs to each room of your home. Given the size you'll need multiple access points to get even WiFi coverage throughout

Very exciting! Zoned underfloor heating on polished concrete. Zones so that you don’t have to heat the whole house, especially the annex area. As could be pricey to run. Polished concrete can then be carpeted if required later on, or timber floor over. I think somewhere between £50-70k. You’re that popular that some viewers may be able to offer things to you in return for advertising space. I’ve been hiring from speedy hire because of you guys only, so I’ve spent close to £500 on drying equipment and about to hire digger. Also, when you know what you need, organise a working party where people donate a week to labour or maybe a tradey. If you don’t ask you will never know, or you won’t get.
Im thrilled for you all. Its a classic case of how bad a planning engagement can/could have been and shows how narrow minded and bound by their own stupid rules that planning offices can be. Onwards now to what looks like a fantastic build

Well done, I feel your pain with planning permissions and dealing with difficult counsel departments. I think you have spent between 30k to 40k so far. But remember one third of your building budget will be foundations plus add 25% for contingency. Make sure you price everything with a potential prices of inflation to be included as you're going to take 3 years to build it. A good investment is to include under floor heating just because of your square footage of concrete floors. Good luck!
I would estimate between £20-25K on planning and associated costs so far! Good luck with your build. We're just finishing off a new build barn style house in Kent & had to go through two lots of planning committees to get ours approved! I'm originally from Gloucestershire on the there side of the river from you, so I'm really interested in how you get on with this amazing project of yours. (We used Vandersanden Old Farmhouse bricks on the bottom part of our walls & also internally for feature walls - they look amazing & have a very reclaimed feel - would definitely recommend.)
SO STOKED! Clear to see how much stress this has caused, but also how happy and the level of relief. Been there and it is great. hindsight lessens the negatives and when you start cracking on it's all good, even when it's not. Looking forward to seeing more! Definitely spend on the things you only want to touch once. External walls, roofs etc. and then utilities and infrastructure. You can always partition half off and fully finish half etc. or room by room.
With regards to balcony and opening, is there potentially an option to allow the roof section to act as an opening section that could be raised and lowered. This would maintain the full section roof, but allow flexibility on goods days. Likely to be expensive though.

Remember aim to get in and built to a livable standard for the space you need, the rest can come later and remember if you can do it yourself!

I have watched every single episode since you started the timber framed workshop at your old house and have nothing but respect for “ doing the right thing “. Not always the easiest way but somewhat future proof. I don’t have anything negative to say about what you are doing because it’s your dream and yours alone. Have you thought about a rocket mass heater, it uses a lot less wood and creates a lot less smoke and you'll have you're own supply of wood.

Polished cement floors have been used in some houses, air/ground source heat pumps with underfloor heating will help with future costs
