The combo of realtor and mortgage consultant is unbeatable. What do I do with the money? How do I reinvest it back in my business? Suggestions?

With so many cancelled and expireds, don't be a sucker like the other realtors that take on listings, spend their time, gas, and mileage on it and then only land up cancelling them or having them expire. I am not in this business to waste my time, money, gas and mileage. Plus, such failed listings impact my track record. I am telling all the sellers that I am talking to: I am not interested in taking on your listing and only land up being another agent for you that couldn't sell your property. I will take on your listing only because you will do whatever it takes to get this property sold. For us agents, no need to so much as get out of our beds for failed listings if the sellers aren't dead serious about selling and desperately want to offload the property. Be very careful which sellers you take on so that you aren't wasting your time, money, gas, and mileage.
similarly, I'll relay feedback as to what needs to be updated for the price they want based on showing feedback. I ask what they can do, if they can buy the materials can our team then do the work (as we also do rehabs). This house has been a failed listing more than once, and no other agents have been willing to stick with it. Seller has a responsibility if they want to get it sold.
What a refreshing point. So many videos on selling the appointment visit but it’s just as important to qualify the sellers to make sure they are a good fit for us. Otherwise you’re just a new eager agent like the last one who couldn’t get it sold.

BM, check it....so, I got the first realtor who had called the seller removed from the listing appointment she had set for 11:30 am this morning, instead I met the seller at 11:30 am this morning. After a 2 hour presentation, even without your stellar listing presentation (you should see how crappy and messy my presentation was), the seller himself proposed we lower the price by $100k, and relist it. So, now I have a signed listing agreement $100k below Redfin's listing of the past 4 months and they couldn't sell. So, what Redfin couldn't do in 4 months, I did in 2 hours. How do you like this? THIS IS ALL YOUR DOING, JUST SO YOU KNOW! YOU BEAT REDFIN, IN CASE YOU DIDN'T KNOW!!!!

Hi. Ask name in a question format, as if you want to confirm that is truly person you are looking for, and it will seem as if you know this person . Establishes some familiarity for the prospect. NO, DO NOT ask how they are doing. Go straight to script. Get straight to the point because the prospect is curious what you are calling about and they don't have time to chit chat. Great luck.

Question: Is he having 20 conversations a day or per week? I make close to 90-100 calls daily to expireds/cancelled, but usually less than 10 people answer their phone. I am very flabbergasted that others are talking to 20-30 people of expireds/cancelleds daily. It's not happening for me....HELP!

You should know it's easy and hard to make that much profit. I say EASY because it's very possible to make that much, and Hard because you'll need professional assistance to do it, I'd suggest you get assisted by a market advisor.
I can't disclose too much, but yea I've been using a coach and through his guidance, I've been able to make approx. $24,000 in dividends on a monthly basis, it is pretty straightforward, not as complicated as it used to be.
