That third home has a wonderful homey feel and the grounds are quite inviting. Easy to see how it would make a fabulous BnB. The House of Your Dreams, has an intimate feel (Englist cottage esque) and probably more manageable in size and accommodations for the next 10-15 years. How lovely you could encourage and console Celine with a visit.
I am so sorry for your friends loss, animals fill our hearts in special ways, they are hard to forget.

I think I've seen this video at least 4 times! My parents and I look forward to your post every Sunday. It's like visiting family! It's great to escape to Italy while sitting in our living room in Illinois.
Tuscany is a Beautiful area to live in but it can be difficult to find the right property. It took us 4 years until we found our stunning Villa along the Livorno coast. The cost can vary here and unfortunately good deals are hard to find. We wish you the best of luck on your guys search and if you ever need any help or advice on location we are always here to help ☺️

Carlo' s English is great! I have to admit, I'm one of the people who likes to hear him speak Italian (at least sometimes). I'm torn about the idea of a new house. I know you're thinking about the difficulty of the stairs as you age, but on the other hand, nothing you've been seeing compares to what you already have. I would give almost anything to live in your house until I die. It's just so magical and I am a bit of a homebody, so I'd hire youngsters to bring me what I need.
Loved the look of Pisa at night. If you could live just outside of the city you could have the excitement of activities in Pisa and the quiet garden life nearby

It is so much fun going house hunting and I think you might be ready to buy even though you think you are not. I think you mentioned in one of your videos that you would always keep the house in Positano which is the best idea and rent it as an Air B and B. This way you have the best of both worlds. I have family that does that and it works out fabulously. Whatever you do I wish you only the best. I love to hear Italian spoken and my sincere condolences to your friend over the loss of her beloved dog. 🥰

Some time back, the Italians were asked to vote which was the most beautiful region in Italy and Tuscany came out tops. Hanno ragione, ho visuto a Lucca per diversi anni ed è una città stupenda insieme a Firenze. La Toscana ha tutto... mare, montagne e città da sogno. I'm positive that you'll eventually find the perfect property. Love your dogs, they bounce around with happiness! P.S. Positano is also breathtaking...I loved it. 😍

The houses are all so charming. I guess we have old charming houses here in the states; but, they're old wooden victorians, not stone. When I think Italian countryside, I think of stone & gardens. Another fun house hunting adventure.

I liked the 3rd house (owner showed) a lot too. My first comment was, ooh, I like it 😊. What got me was it was bright and cheerful. I like bright and sunny homes versus homes that are dark from all the trees around. They just seem depressing.

Hey, Certaldo Alto! We were there in 2007 on our first of many trips to Tuscany. During that visit we stayed in a small villa in the hamlet of Galenda outside Radda in Chianti. Great views from Certaldo Alto.
I have noticed for a little while now that when you are speaking to the camera; Carlo understands everything that you are saying and sometimes respond to you in italian.. Always thinking to myself that he knows more then he acknowledges.
I kinda of really liked that first property. I no it was a lot of work; but I loved the fireplace in the kitchen. But what do I know.. lol
That second to last house was gorgeous.

So many options!! Here's a thought...have you considered making your Positano home an AirBnB & buying your quaint dream home in Tuscany just for you? Celine-my heart breaks right along with you. 🐾🐾🥺 Lost my darling fur baby last Fall. Nothing seems right without him. 💔
I also loved the house with the three apartments; the only thing is that if you wait until you can no longer do the steps in Positano then you will be at an age that you probably will not feel like doing the amount of work required with a large home and property.
So much fun watching the house search but I know it's also tiring... I'm so sorry for the loss of Celine, so sad, the pet is like one of the family! Carlo speaking English is very charming but the Italian language is beautiful and Nicki speaks very charming too!🥰

Truly enjoy watching your house hunting videos. My favorite was the 3rd house near Pisa. At least when you move, there is a town close by to go shopping and enjoy an evening night out.

Thank you Nicki and Carlo, loved this tour of Tuscany with you. Some lovely properties for sale this time, would be hard to chose but the one that would make a perfect B&B is at the top of my list. Sorry Celine lost her beloved dog, never easy losing a furry friend. You are blessed to have such a good friend, since we moved 9 years ago I have not been able to find a good friend again, that is the hardest part about moving once you are older. Ciao, Hugs.
