If someone starts off making one extra payment the first month they purchase their home and then divide their payments in two each month, they can also cut interest quickly! But you have to make that first extra payment or you are just making half your house payment two weeks late!
People always like to judge where others are now, without knowing alllll of the HARD, HARD, work, sacrifice and sweat equity that led up to it. Good for you guys for making this goal happen!!!
We have lived 1 income (eventhough we both work) since we got married. We gave 20% down payment, went 15 year term...and paid our house in 4 years in our 20s! Have been debt free for 7 years. And no..our house isn't tiny, nor a huge renovation,...we bought a basic 2,000 sqft (3 bedroom/2 bath) brick house. So definitely can be done!
We moved into our current house just over 4 years ago and got a 30 year mortgage. We paid it off last month. It feels amazing. With two kids in college it is lovely to have the extra funds every month. We're stashing them away in our investment account. My husband is the sole bread winner in our family and this takes a ton of pressure off of him. He's happy with his current job, but he now feels like he could take another job that pays less if it's something that really interests him.
At the end of the day, there's nothing better than having a place to live that no one can take from you. That is piece of mind and allows you to focus elsewhere without fear. Good for you in having this as a goal.
I'm sure my friends find me cheap, but we stayed the course and paid off the house 2 years ago, still under 50 years old. Yep, it's not fun, it's not sexy but it's immensely SATISFYING . And maybe I'll be retiring before my friends too. :)
In July, I ran my net finances and found out I was net positive by about $400!! I decided to run it again earlier this month to see how I was doing, and now we're net positive by $6,000! Definitely on the right track to pay off our house 3 years from now. I'm so excited! :D
My state (TN) does the free college for 2 years and I'm so thankful for that. Although we don't push college on our kids or assume that they will or should all go. Some form of extra education is a requirement if they intend to still live at home after graduation but tech school or a trade of some sort is completely acceptable. I was a hairdresser with my own successful business. Tech school girl here.

If they don't feel the need to further their education than that means they've gotten a job that enables them to support themselves so they no longer need to live at home. But if they're in school then they may not be able to work full time to earn enough money to live on their own so I'm completely fine with them staying home until they graduate and get a job. Hope that makes sense. If they're helping themselves then I'll help them but if not then that means they've got it figured out and they don't need help from mom and dad.

So, unless they do what you say or encourage (wrap it up however you like) they cannot live at home. It's okay. You only need to support them until 18 years of age, so it is okay. But you are saying one thing and doing another. Does this make sense?!
Completely agree with Jessica. My oldest lived at home through college as it saved all of us money. No student loans for her and less cash outlay for college expenses from me. My youngest just graduated high school, is working full time and still lives at home. My requirement is that he save half his earnings while living here, and then save another half of his half for an emergency fund. If he goes to college or trade school in the next year or two, he can live here to save us all money. But, like the majority of young adults, he will want to live on his own soon. In the meantime, he is a wonderful contributing member of the household.
I have been following you for a while- I also like triathlon, organizing and saving money! I turn 40 tomorrow and my goal was to pay off my townhouse by age 40 and I met my goal! I live by myself and have been saving money on a low income. I would get an appetizer when going out to dinner with friends, or do free activities for fun adventures. I ate a lot of granola bars and Kraft Mac n cheese, etc! Funny that you posted this video today as it’s so relatable! :)
Can't like this enough, especially the disclaimer at the end. I am in a similar boat and I remember years ago, facing a mountain of various debts with 2 small children and one income, thinking we would NEVER be anywhere near where we are today. Our house should be paid off summer '22 and it's only the last few weeks this is starting to 'sink in' and my brain in whirling with all the things we can do with our money once that's done! I mean, I've always considered what we might do, but now it's right around the corner. The first step is the hardest, but it's all been worth it.
We paid off our house in August and are 100% debt free. It is the best feeling and my oldest goes to college next fall, so it is great timing for us also. We are investing more and are cash flowing some renovations!
A friend of mine when we were at university had 2 other siblings also college-age, and their parents bought a house at the edge of the college town (so the kids could commute by bike). So instead of paying 3x rent they just bought a fixer-upper and had it for the years their kids studied, then sold it on. Very smart. It was cheaper than paying rent for 3 college-age kids for 4 years each.
We are in our late 40's with a newly emptied nest and love the ideal of giving up the luxuries to ensure a better financial future. I just started the refinance journey today to save thousands and at least 5 years off the loan. We are ok living in an older home and driving our paid-off older cars. Peace of mind is much better than trying to keep up with the Jones, who are most likely in debt up to their eyeballs.

We've been together 20 years, married 17. You are so so right that saving and going without is not sexy. We've been building foundations so long, and now we're in our 40s finally a few bricks are appearing above ground. But not everyone can do the hard work that is invisible to others.

I would think about buying an investment property at a college you think all your kids could go to. My parents wish they would have bought a house around a university for the 3 people in my family that ended up all going to the same state school. They would have saved so much money on the rent/dorms they paid for the 3 of us to go to school. especially because we all overlapped so they only needed it for 6 years. Then they would have a rental property in a high demand market they could have either kept renting out or sold.
I have a friend who did exactly that; and my son stayed at her house while she collected all the money. It’s such a great idea! Now she has 2 houses and 9 college students paying her a fair rent.

Congrats! I love these budget videos you do because I relate to them so well. I too, put my hard earned money into assets rather than spend it on expensive shopping sprees. It pays off in the long run towards a relaxing life without worry, so it's good for me to see others on youtube doing so as well. Makes me feel like I'm not alone when seeing many of my friends going out to expensive dinners, buying the lasted trendy clothing, expensive salon and spa visits, leases on BMWs, etc. Many come to be wondering how I have my own house, vacation property, and potential rental income when they are barely scraping by with expensive rents in small apartments. One of them literally is paying 5 times what my old mortgage payment use to be. I try to help them budget, even do their taxes for them and try to show how employer matching IRA contributions also add up and lower their tax bracket, but they just can't seem to break the addiction to spending their money on worthless stuff. Again, thanks for being the voice of reason.

The thing is, make your goal, figure out how to realistically make it happen, and then do the work. I had to learn the hard way to have realistic goals. Well done!!!! We were able to be debit free at I think 39! But like you we buy used cars, garage sales for our kids clothes as we had six at home back then. It’s worth it. Problem is now we can afford to do a lot but I’ve created habits and I can’t break being practical most of the time. I do buy quality items these days over cheap. We strive for not the high end or the low in but somewhere in the middle on larger purchases and just remodeled our kitchen and a good portion of our flooring for under $20,000.
I love that last bit. I have a lot of friends that don’t get that we would rather have the house paid off instead of the nice things. But in the next 6 months we are hitting a big milestone in paying our house and we are so proud.

Hi Christine. Thanks for sharing your story. My husband and I have been wanting an acreage for ever. It was our dream. Last year we realized we could finally afford it and then this crazy market happened (we live in Calgary AB, Canada 🇨🇦) and there is absolutely NOTHING for sale. The house we live in now would sell in a day but we can’t sell our house until we find a place to move. We do own 2 rental properties so we’re taking equity out of those 2 properties for the down payment for the acreage plus money we have saved up. But based on the current market (everything is selling way above asking) we’re rethinking our goals and we have decided to put the equity from the rentals into our principal residence, which would decrease our mortgage to almost half and then we’d be able to pay this house in 10 years or less!!! Since we can expense the interest on our rentals it makes sense to move the equity over to our principal residence and then be done paying our own home sooner! It’s super exciting to be able to do this and to think that we could be done paying our house in 10 years!!! I feel like we’re on a mission now. Thanks so much…you’re super inspiring!!

Because of the assistance to your children, and also, when they are all done with education, you could offer rent at less than market value and consider the cost to you as charitable giving.
I started watching your videos about 6 months ago and you inspired me to start getting serious about my finances. Yesterday I was able to pay cash for a vacation! Me too Ref motivation. Purchased my house October 2020. Giving myself 3 yrs to pay it off. Loan amt 242k. As of today oct 20, 2021 down to 167k. Yes it is down a lot but I found myself brainstorming of how I can go faster. Smiles. So I get it how a person can run out of steam.

So true! We struggled for years and had to double check we even had money for groceries, and then finally one day it was like...I could buy any groceries I wanted! and we still didn't buy much lol. We still thrift shop, we still grow almost all our own food and don' eat out of season, we still live like we're penniless, but now if we do splurge a bit or spend a bit more on something special it doesn't destroy us. We just paid off our house in September (the 13th to be exact - for my husband's birthday!). We paid it off 9 years early and saved $50K by doing it. We are older (61) than you, so no kids to put through college, but we are laser focused on saving for retirement. It's not sexy for sure to scrimp and save to pay off the house, but it is SO worth it!

YASSSSSSS I am 40 and doing this too - paying off my mortgage in one year!! I started in May 2021 and have $19K to go... 4 months to go... it takes sooooo much sacrifice and years of prep to even get to this stage, but now I have momentum and despite losing my business in 2020 with the pandemic, I was debt-free thanks to following Dave Ramsey, I switched careers by starting as a volunteer, now I work 2-3 jobs on a 24/7 roster and I AM DOING IT!!! Thank you for sharing this journey with me so I can stay motivated (so tired lol)... I should really make my own videos at some stage, when I finally get time at the end of it all!! Peace out~ xx
We have been in our home for 15 years (bought at 22 and 23 years old), and we are set to have it paid off within 4 years. That timing is perfect because it is right around when our oldest will start college. We also have no debt except our home. I am not in a rush to pay off the house early because out interest rate is only 1.5%. We pay the normal amount and get a higher % return by investing.

I wandered up on your video while I was doing my normal 'pay the house off early' video search. I suggest a video outlining what you did, all those side jobs, side hustles, make up choices to really tell the story of what it really takes to get to the place you are. So many of the channels do not really dive in on this topic and this is good for the one ones to know and understand. I did much of what you mentioned to pay off debt and have just now been able to really start saving as my income has increased. I, unfortunately, have a spendthrift husband so I have to do it all on my own, but I am!
Hi Christine. I think you're right about the duplex you were thinking about. The big real estate investors buy sight unseen at the drop of a hat, even BEFORE something comes on the market (they have realtors who let them know). You need someone like that (the realtor) in your pocket and you need to be willing to do the same thing. Make sure the realtor knows what you want and then just grab it. It's likely the only way you'll get something, unfortunately. This was my first time watching this channel and I enjoyed it! Love your other one too! My husband and I aspire to be debt free. Soon.
We loved paying extra on the principal each month, and watching the total mortgage amount go down. When we paid off our house, I hugged everyone in Bank of America that day…freedom!

Most mortgage companies have their amortization of your loan amt on their website. Meaning I can go to my loan company and log on and click on my amortization tab and it breaks down the loan principle and interest.
My husband and I have been getting back on track and chipping away at our debt. Well, till September 25th when I fell and fractured my distal femur. I can't bear weight for 3 months. I also, can't work or do the overtime that was helping us get caught up (I have FMLA and short term disability but it's only 70% of my salary). Sigh.... I hate road blocks. :-(
I do the number game as well! We have been paying double towards the house. Last month we paid even more to the principal so that once November comes our mortgage will be at $99990. It feels like forever it was at 6 digits. We are so excited to see 5 digits! Can't wait to see it go below $50k!

Sadly we don't pay extra and our mortgage is $3300 a month not including taxes or insurance. Sigh.

We've been together 20 years, married 17. You are so so right that saving and going without is not sexy. We've been building foundations so long, and now we're in our 40s finally a few bricks are appearing above ground. But not everyone can do the hard work that is invisible to others.

I would think about buying an investment property at a college you think all your kids could go to. My parents wish they would have bought a house around a university for the 3 people in my family that ended up all going to the same state school. They would have saved so much money on the rent/dorms they paid for the 3 of us to go to school. especially because we all overlapped so they only needed it for 6 years. Then they would have a rental property in a high demand market they could have either kept renting out or sold.
I have a friend who did exactly that; and my son stayed at her house while she collected all the money. It’s such a great idea! Now she has 2 houses and 9 college students paying her a fair rent.
My grandparents did that! My aunt and uncle still live in that house
We did this and it was the smartest move ever! I had read it on Kiplinger’s financial magazine back in 2006 and we just banked 🙌🏻👍
My sister and I ended up at the same school and my dad wishes he had done that with/for us.
My brothers and I went to very different schools so this wouldn't have worked but if you expect your kids to go to the same place, that's a good idea

Congrats! I love these budget videos you do because I relate to them so well. I too, put my hard earned money into assets rather than spend it on expensive shopping sprees. It pays off in the long run towards a relaxing life without worry, so it's good for me to see others on youtube doing so as well. Makes me feel like I'm not alone when seeing many of my friends going out to expensive dinners, buying the lasted trendy clothing, expensive salon and spa visits, leases on BMWs, etc. Many come to be wondering how I have my own house, vacation property, and potential rental income when they are barely scraping by with expensive rents in small apartments. One of them literally is paying 5 times what my old mortgage payment use to be. I try to help them budget, even do their taxes for them and try to show how employer matching IRA contributions also add up and lower their tax bracket, but they just can't seem to break the addiction to spending their money on worthless stuff. Again, thanks for being the voice of reason.

The thing is, make your goal, figure out how to realistically make it happen, and then do the work. I had to learn the hard way to have realistic goals. I’m looking forward to purchasing our first home in 2022. It’s been a long time coming, and your advise has been key in helping our little family reach our goals. 😁
So remember doing this kind of analysis/payments in 2012 - 2015 when we got our paid off. Such freedom - so grateful.
Well done!!!! We were able to be debit free at I think 39! But like you we buy used cars, garage sales for our kids clothes as we had six at home back then. It’s worth it. Problem is now we can afford to do a lot but I’ve created habits and I can’t break being practical most of the time. I do buy quality items these days over cheap. We strive for not the high end or the low in but somewhere in the middle on larger purchases and just remodeled our kitchen and a good portion of our flooring for under $20,000.
I love that last bit. I have a lot of friends that don’t get that we would rather have the house paid off instead of the nice things. But in the next 6 months we are hitting a big milestone in paying our house and we are so proud.
Then you will have ALL the money to buy nice things!

Hi Christine. Thanks for sharing your story. My husband and I have been wanting an acreage for ever. It was our dream. Last year we realized we could finally afford it and then this crazy market happened (we live in Calgary AB, Canada 🇨🇦) and there is absolutely NOTHING for sale. The house we live in now would sell in a day but we can’t sell our house until we find a place to move. We do own 2 rental properties so we’re taking equity out of those 2 properties for the down payment for the acreage plus money we have saved up. But based on the current market (everything is selling way above asking) we’re rethinking our goals and we have decided to put the equity from the rentals into our principal residence, which would decrease our mortgage to almost half and then we’d be able to pay this house in 10 years or less!!! Since we can expense the interest on our rentals it makes sense to move the equity over to our principal residence and then be done paying our own home sooner! It’s super exciting to be able to do this and to think that we could be done paying our house in 10 years!!! I feel like we’re on a mission now. Thanks so much…you’re super inspiring!!

So many of us who did as you are doing and now have comfortable retirements are enjoying the fruits of so much effort to be frugal in the present to save for the future. Second, I really like the suggestion of Erin Eccentric! Because of the assistance to your children, and also, when they are all done with education, you could offer rent at less than market value and consider the cost to you as charitable giving.

I started watching your videos about 6 months ago and you inspired me to start getting serious about my finances. Yesterday I was able to pay cash for a vacation! This is the first big purchase I’ve made with cash…ever. It’s been hard, but very exciting. I plan to be completely debt free by the time I’m 50. Thank you for the inspiration.

Me too Ref motivation. Purchased my house October 2020. Giving myself 3 yrs to pay it off. Loan amt 242k. As of today oct 20, 2021 down to 167k. Yes it is down a lot but I found myself brainstorming of how I can go faster. Smiles. So I get it how a person can run out of steam.

So true! We struggled for years and had to double check we even had money for groceries, and then finally one day it was like...I could buy any groceries I wanted! and we still didn't buy much lol. We still thrift shop, we still grow almost all our own food and don' eat out of season, we still live like we're penniless, but now if we do splurge a bit or spend a bit more on something special it doesn't destroy us. Thanks for being so inspiring!
We just paid off our house in September (the 13th to be exact - for my husband's birthday!). We paid it off 9 years early and saved $50K by doing it. We are older (61) than you, so no kids to put through college, but we are laser focused on saving for retirement. It's not sexy for sure to scrimp and save to pay off the house, but it is SO worth it!

YASSSSSSS I am 40 and doing this too - paying off my mortgage in one year!! I started in May 2021 and have $19K to go... 4 months to go... it takes sooooo much sacrifice and years of prep to even get to this stage, but now I have momentum and despite losing my business in 2020 with the pandemic, I was debt-free thanks to following Dave Ramsey, I switched careers by starting as a volunteer, now I work 2-3 jobs on a 24/7 roster and I AM DOING IT!!! Thank you for sharing this journey with me so I can stay motivated (so tired lol)... I should really make my own videos at some stage, when I finally get time at the end of it all!! Peace out~ xx
We have been in our home for 15 years (bought at 22 and 23 years old), and we are set to have it paid off within 4 years. That timing is perfect because it is right around when our oldest will start college.
We also have no debt except our home. I am not in a rush to pay off the house early because out interest rate is only 1.5%. We pay the normal amount and get a higher % return by investing.
Woohoo!! I hope to be in that position at 40! I’m 33 now and we have 10 years left on the mortgage so at so,e point in that ten years we should be able to do even more extra- even though we can’t now

You've done an amazing job. I admit, I took a different approach to achieving goals, and it took me longer; in part because I did it alone. But, mostly because I enjoyed my life differently from you. I chose the single/childless route, which also included travel. But, I must say, after watching your videos, I could have achieved so much more with just a few adjustments. I wandered up on your video while I was doing my normal 'pay the house off early' video search. I suggest a video outlining what you did, all those side jobs, side hustles, make up choices to really tell the story of what it really takes to get to the place you are. So many of the channels do not really dive in on this topic and this is good for the one ones to know and understand. I did much of what you mentioned to pay off debt and have just now been able to really start saving as my income has increased. I, unfortunately, have a spendthrift husband so I have to do it all on my own, but I am!
Hi Christine. I think you're right about the duplex you were thinking about. The big real estate investors buy sight unseen at the drop of a hat, even BEFORE something comes on the market (they have realtors who let them know). You need someone like that (the realtor) in your pocket and you need to be willing to do the same thing. Make sure the realtor knows what you want and then just grab it. It's likely the only way you'll get something, unfortunately. This was my first time watching this channel and I enjoyed it! Love your other one too! My husband and I aspire to be debt free. Soon.
We loved paying extra on the principal each month, and watching the total mortgage amount go down.
When we paid off our house, I hugged everyone in Bank of America that day…freedom!

Most mortgage companies have their amortization of your loan amt on their website. Meaning I can go to my loan company and log on and click on my amortization tab and it breaks down the loan principle and interest.

My husband and I have been getting back on track and chipping away at our debt. Well, till September 25th when I fell and fractured my distal femur. I can't bear weight for 3 months. I also, can't work or do the overtime that was helping us get caught up (I have FMLA and short term disability but it's only 70% of my salary). Sigh.... I hate road blocks. :-(

I do the number game as well! We have been paying double towards the house. Last month we paid even more to the principal so that once November comes our mortgage will be at $99990. It feels like forever it was at 6 digits. We are so excited to see 5 digits! Can't wait to see it go below $50k!
I really like your drive! We’re also killing the house payment, with focus and commitment we can pay it off in 2 years. The main advantage is that we’re in our early 30s, but it still takes a toll on you :)
