    Old people don't understand that when your garbage can is out on the curb for the second day is because you have a third shift job.

    Do these new rules apply to home owners associations with less then 100 homes? or how does it apply to say 28 homes.

      @@Jimbo171000 there are certain parts of this legislation that apply to associations with over 100 homes. If you have a smaller HOA, I would chat with your association to see which parts apply. Also this is for Florida, are you in Florida?

    Why are all of a sudden all these realtors Promoting HOA's?. It is insane how Hoa's are depicted in these videos. Tell them the truth Like you as a home owner are on the Hook for what ever they want to charge you, or that when the people running the hoa,s clean out the Bank accounts you the home owner will have to pay more to be able to get basic services, How about being fined by your HOA,s just because they did not approve your choice of toys for your kids in the back yard. My favorite one, all home owners had an increase of 300 dollars over night because the association did not send an attorney to defend a 1.2 million dollar frivolous law suit filed in the city of Hialeah Florida were we lived. You have to be out of your mind if you think its all happy thought and pixie dust. the organizations are a scam.

      @@sergioortega7640 I’d say I’m neutral on HOAs- there are pros and cons to having one (as you mentioned above) and not having one (you’re free to do what you want… but so is your neighbor). If you watch the video this is detailing some new legislation made to hold HOAs more accountable which is a good thing.
      Especially in FL many communities have HOAs so if a buyer is looking for a particular neighborhood, school zone or newer built, an HOA is probably going to come with it.
      My HOA just cracked down on garbage can storage and we all got a letter. It’s no fun, but I do love my neighbors and our location so it’s an inconvenience I’m willing to sign up for.
      But here’s hoping that the new legislation will help clean up those HOAs that aren’t doing their job or at the very least make it easier for a would-be buyer to find the documents to make an informed decision on whether or not the HOA is well run. 🙂

      In Florida if you live in a gated community and have an HOA something to look out for when the homes are connected is there is something in each contact that says if any homeowner in the community is behind on either homeowners dues or monthly maintenance fees those fees will be evenly paid by the homeowners.
      I knew many people and when I asked them how many home owners were behind in payments in they told me about 35
      I asked these questions because I was a state certified appraiser at the time.
