To many mexicans,Its to way to woke for me,to many homeless all over the city,to many transvestites and homosexuals
I moved here from South Florida, (originally born in PA) - for me there isn't much to complain about. We don't really get hit with hurricanes or terrible weather compared to other places in Florida I've lived. Work is so so, but I mostly work from home and a job overnight so I'm not sure for others. We got to St. Augustine Beach pretty much every month, or Palm Coast. That drive isn't so bad compared to when I lived in states where a beach just wasn't an option. I also live in the Duck Pond area very close to downtown - the traffic can kind of be bad on game day and other events but have you ever driven in downtown Miami or tried to get from Coconut Grove to North Miami Beach when during rush hour or when there's an accident? lol - this is a walk in the park compared to that. I have two children and there are tons of playgrounds, parks, nature trails, free museums and things to do. Farms, the Krishna temple, temple of the universe, the springs just north of us. Sure we pay a little more in gru and taxes but try living in Naples or Miami. I've lived in Boca Raton, the Keys, Naples, West Palm etc. and so far this has been the most calming, friendly relaxing place I've lived in FL - I just wish it didn't get so cold and it would be perfect.

I filed mine and got accepted. My taxes went up $200.
@@abefroman5191 without going too deeply into it, I would imagine you still saved money. Property taxes are reassessed whenever a house sells so the property taxes go up- The Homestead gives you a discount and “locks in” your current property value. If you want me to look into it more thoroughly email me and I’ll happily take a look.

How about RTS? Gainesville Florida is the 12th largest city in Florida with the 5th biggest transit system. Higher Property taxes for a reason folks.
My property tax is only $235 a year.. how would this benefit me??

In general, are there any reasons why you shouldn’t file for homestead tax exemption? Any cons or disadvantages to it?
@@sgrr.6685 I always recommend that people in Florida file for homestead on the house they are living in because it caps your property taxes. For example, in my county, if your house is homesteaded, your property tax can only go up a max of 3% year over here. If it’s not homesteaded, it can change up to 10% year over year. There’s additional savings as well because when you are homesteaded, your tax taxes are calculated based on your purchase price so over the course of your ownership it makes a dramatic difference. What happens if you move out of your primary residence to another home? Is it no longer qualified for homestead exemption?
@@sgrr.6685 correct- the new house you live in becomes your primary when you homestead it. The previous property loses its homestead, so the property taxes will go up. If you keep that first property as a rental, just make sure you budget for the fact that the taxes will be much higher in the future.
The vast majority of HOA rules are a copy of city codes rendering a HOA pointless. Let’s talk about the real reason that HOAs exist; redlining. HOAs were and still are used to keep “undesirable” people out of a neighborhood. They’re built on racism.
Do these new rules apply to home owners associations with less then 100 homes? or how does it apply to say 28 homes.
@@Jimbo171000 there are certain parts of this legislation that apply to associations with over 100 homes. If you have a smaller HOA, I would chat with your association to see which parts apply. Also this is for Florida, are you in Florida?

Why are all of a sudden all these realtors Promoting HOA's?. It is insane how Hoa's are depicted in these videos. Tell them the truth Like you as a home owner are on the Hook for what ever they want to charge you, or that when the people running the hoa,s clean out the Bank accounts you the home owner will have to pay more to be able to get basic services, How about being fined by your HOA,s just because they did not approve your choice of toys for your kids in the back yard. My favorite one, all home owners had an increase of 300 dollars over night because the association did not send an attorney to defend a 1.2 million dollar frivolous law suit filed in the city of Hialeah Florida were we lived. You have to be out of your mind if you think its all happy thought and pixie dust. the organizations are a scam.
@@sergioortega7640 I’d say I’m neutral on HOAs- there are pros and cons to having one (as you mentioned above) and not having one (you’re free to do what you want… but so is your neighbor). If you watch the video this is detailing some new legislation made to hold HOAs more accountable which is a good thing. Especially in FL many communities have HOAs so if a buyer is looking for a particular neighborhood, school zone or newer built, an HOA is probably going to come with it. My HOA just cracked down on garbage can storage and we all got a letter. It’s no fun, but I do love my neighbors and our location so it’s an inconvenience I’m willing to sign up for. But here’s hoping that the new legislation will help clean up those HOAs that aren’t doing their job or at the very least make it easier for a would-be buyer to find the documents to make an informed decision on whether or not the HOA is well run. 🙂
In Florida if you live in a gated community and have an HOA something to look out for when the homes are connected is there is something in each contact that says if any homeowner in the community is behind on either homeowners dues or monthly maintenance fees those fees will be evenly paid by the homeowners. I knew many people and when I asked them how many home owners were behind in payments in they told me about 35 I asked these questions because I was a state certified appraiser at the time.
Old people don't understand that when your garbage can is out on the curb for the second day is because you have a third shift job.
It's all about context. I moved here from Chicago 3 years ago, and if you look at every one of these issues, Gainesville is a vast improvement. Chicago's taxes are ridiculous, the traffic on any day is crazy, it's not just college kids, you're close to Lake Michigan (Ok, that's better), ComEd (the utility company up there) rakes you over the coals just as much. I love it here!

Hmmm…interesting perspective. I’ve owned my traditional 2000 sq ft home for 24 years. I’m FING OVER IT! It’s constant upkeep! It’s constant outflow of cash! Yes…I have equity…but I have annual taxes of $6500 per year and $4200 per year in insurance. I’m a slave to keeping up the yard - or I could pay someone 200 bucks per month to mow the lawn….I take good care of my home and I can assure you once a new home is now longer new…about year ten…you can count on FAT CAPITAL REPAIRS. Last year I replaced my 15 year HVAC system (2nd one since I bought the house) - $8500 bucks…next year my new roof will be $27K for a SHINGLE ROOF. Let’s discuss the upkeep of traditional home. Or, since you’re talking townhomes the fat monthly HOA fees. I’m selling this money sucking life sucking “American dream” next June and paying cash for a tiny home I can clean in 30 minutes on Saturday. Realtors seem to love vilifying tiny homes because they don’t bring g the fat commission the unaffordable “real home” costs these days. I love my home…but I feel my home OWNS ME…not the other way around.
@@lizzieb6311 I hear you- there is a ton of upkeep and cost to larger homes. It’s funny, I actually love the idea of a tiny home. I think it would feel very freeing to downsize and simplify- but my husband is 6’5” so that may be a hard sell 😉 I don’t think there’s anything wrong with purchasing a tiny home if it’s the right fit. But I have come across lots of people who want to purchase one thinking they can get in for cheap and then use that as a trading card to their next home, but that typically is not the case. It’s similar for mobile homes. I sell mobile homes to people and have no problem with it, but I always do make them aware that the appreciation of a mobile home is different than a traditional single-family home. At the end of the day you’ve got to do what’s right for you. Hopefully you’ll have great equity in your current property to pay cash for the tiny home and have some leftover for savings (ask your cpa so you can figure out capital gains if you don’t reinvest the entire amount). @@ericdavidfrank I hear you- commission breath is the worst! I have no issues with tiny homes but similar to mobile homes (which I’ve sold too) the appreciation is different. I think people should look at all sides. The total investment in a tiny home is definitely less (way less without question) but people should know that it’s not going to grow in value.
Timy house aren't for everyone. But I was thinking about the interest that you would pay on a $513 mortgage and it would probably be closed to the price of a tiny house, right. This too should be taking into account when comparing the two.
@@Soxandnicole absolutely! I’ve always loved the idea of a tiny home, but not quite sure I can commit to that amount of downsizing yet at this season of my life. They actually have tiny home hotels throughout the country and I’ve always wanted to stay in one to see what it’s like.

@@cesarcamp we are fairly land locked so while we had some damage it was nowhere near the devastation that other areas saw. Power was restored fairly quickly and biggest issues were downed trees Because we are landlocked, hurricanes don’t bring the storm surge like coastal areas

I just got my TRIM notice in the mail. My wife and I purchased our first home in February for $430k. The TRIM notice has our market value at $393k (91% of purchase price). Should I dispute this and try to get it closer to 85%?
@@chewylags great question! Two follow up questions… Which county are you in? Did you purchase Feb 2024? If so, you’re “true” TRIM notice won’t be assessed until next year starting Jan 1, 2025. So that’s the one to pay verrrrry close attention to.

@@chewylags correct! Your current TRIM is based on previous owner and their purchase price, homestead etc. Make SUPER sure you apply for your homestead if you haven’t already. Next Aug pay super close attention because as of Jan 1, 2025 it will be reassessed for current numbers.
@@LindseyJohnsonRealtor The previous owner of our house purchased the home for significantly less (280k in 2020). It was also his primary residence, so I assume he was homesteaded. And if his property taxes could only increase by 3% max per year since 2020, it doesn’t make sense for the market value to be at 393k, does it? I’m a first time home owner so I just want to make sure I’m not missing anything.

@@dougdorrer4622 you’re 100% correct! Buyers and sellers have never been required to use an agent. Many choose to do so to have a professional in their corner but it’s never been required.

@@JMLestino you’ll have to talk to you lender for specifics but they will ask for pay stubs and bank statements so you’ll need to be able to show your income as well as your ability to pay down payment and have some reserves.
