    Thank you for the tour. I understand the draw of this house, and it doesn't translate in the video. The peace, beauty and coolness coming off the river must be just amazing. I used to camp high up in the mountains in Montana next to a snowpack fed river, and it was like an AC unit in the Summer. Thank you mate.

    That first floor needs tons of work, but that second floor looks great. INTERNAL STAIRCASE is a big bonus. Beautiful property! Great tour.

    That is a lovely property.
    I still say VT is a bit too cold in the winter for me, and have spent all my money on a place in Haskavo region.. 😮 hoping I've done the right thing.

    Lovely guided tour of a wonderful house. Are the secondary/internal glazed panels better than replacing original glass with double glazed panels? Thanks. xxx

      The original paines are effective, although some thicker glass would certainly be better. We advise a minimum of 3mm glass when replacing panels for double glazing. The current glass is approximately 2mm

      Yes, many properties out here needs lots of work, hence the nice price tags, but still doable. We love Bulgarian life as you may tell from our other videos, thanks for watching and commenting ☺

    I had my DNA run recently and I am 10% Bulgarian. Probably on my fathers side, who I never knew, since I was born in Germany of a German mother.
    Most of my ancestry is German but a large part Italian.
    I have been watching a lot of videos of Italian properties and the cheapest is in the south as far even as Sicily.
    I had never thought about lookinh at Bulgaria.
    This is much cheaper than anywhere in Italy for the size of it and the location.
    How hard is it to get skilled labor and materials there? And also what stores are available in the village?
    How did an Englishman end up in realty in Bulgaria? Do you live locally or ar you itinerate?
    This is the first of your videos to pop up so I have subscribed and will watch more. Ciao😊

      Thank you so much for watching and commenting, you'll probably learn more about our journey into estate agency by watching more of our channel on here, but all thanks to the interest through our youtube channel it has grown into a business! How interesting to learn about your heritage. With this particular village you will not find many stores, maybe just a local shop, but you are really very close to the main city of Veliko Tarnovo (20 min drive) for the major stores. Very large material stores such as Praktiker or Praktis are available there, good prices. Labour we cannot comment on personal recommendations, but there are local facebook group forums for recommendations as some good, some bad stories!       It's a lovely spot Natalie. We don't have any personal recommendations but have seen through Facebook there are good ones but often busy!

    I have been looking for something like this, but I am concerned about the language barrier when managing a renovation project. There are a lot of moving parts to keep in order and I worry about clear communication. Amazing potential with this property - thanks for the tour.

      Thanks for your comment, and so glad you like the property, we think it is a really special spot. Although we haven't personally used a construction company for renovations, there are both expat and local firms out here, and you can hire translators if you're concerned in any way

    This house cost no more than 10.000 bulgarian leva in such a very bad condition! In Bulgaria for this money 19.5K in the country side you can buy house ready to move in!!!

    Looking at these videos and others it seems like essentially you are buying a cheap plot of land . Although there are beautiful wooden features clearing and fixing all that seems overwhelming to me. It would challenge a qualified builder to complete all that alone. A regular person trying to redevelop would be living in chaos without basic facilities for a long time !!! Very difficult with a young family and probably unsafe due to electrics etc

      Hi Fiona, appreciate your feedback, many young families are giving it a shot and making beautiful renovations, creating homes you can only dream of owning in terms of size etc, even if you need to start afresh with a new build, location and lifestyle is everything here. It takes the right person of course! 😍

    You can’t rely on a small stream like that for water year round. You’ll need to drill a well. And you said it will need “some” renovation? I’m seeing a LOT more than just “some” renovation. If it wasn’t for the roofs on the barns being in good condition I’d probably tear them down and build brand new ones. The house will need to be completely gutted and stripped including the flooring. The real value of the property is the land. The structures not so much. If that property was in the United States you’d be looking at about a $100,000 cost for renovation. But since it’s in Bulgaria where labor and materials are a lot cheaper you might be able to do it for $20,000. Maybe, if you’re willing to do a lot of the work yourself. Either way it’s a huge project. On second thought you won’t be able to do it for 20k because you’ll need an entirely new roof. We’re looking at almost a total rebuild. But, depending on it’s location it may be worth it. And this renovation won’t be done in just a couple of weeks. When starting a project like this whatever you estimate the time and cost to be, multiply it by 3. The more you get into the repairs and renovation the more you’ll see how effed up it really is. In this video we don’t even know if the foundation is okay. But, good luck. It’s going be A LOT more work and cost than what you think it will be, but if the location is good enough it might be worth it. Drill the well and get the foundation inspected before starting anything else if you’re determined come hell or high water to do this. If you’re not sure then don’t drill the well and just get the foundation inspected. Consult with structural engineers, plumbers, carpenters, and electricians to know what to start doing first and step by step what comes next. This will be a major restoration and renovation project.

    This guy stuck in renovation project for next 6- 10 years of his life and tons of money. Congratulation to Bulgarian seller and his realtor . Words incredible , beautiful, perfect , stunning does not belongs to this place . Be real - this place is trash.

    Needs a whole new roof on that house its got more holes in it that a dart board the pipe work looks like lead work will need a lot of money spent on it to get it right but to be honest it looks like a money pit.

      Replacing some broken tiles is very different to replacing a roof....the timbers are in great shape, just needs to be fixed and maintained. Yes, the existing water pipe is metal, as is all water pipe in Bulgaria that hasn't been updated.
      This is a renovation project in a well located village. I expect €20-25k for a renovation
