Correct me if im wrong po. I think this time of 2021 or pandemic is a good time to start investing such as real estate, stocks bcs i feel like the prices are low and when the pandemic ends at some point. 3 years from now or even 5 years from now, the prices will eventually grow and thats where we'll get a good amount of profit. Please Correct me po sir Marvin as i am a 19 year old student who is dedicated in gaining knowledge so that i can apply them in the future.

Leveraging is the answer. that's the unfair advantage of Real Estate.
why unfair?
no other investment vehicle that banks can give you long term loans except Real Estate. thus, through leveraging your 300,000.00 can grow to 1M as soon as the bank approves your loan. it works like magic!.
