I have this concern. I bought 1 bedroom in The Seasons Residences (tower 2) to be turnover 2024. It’s worth 18M but 20% is payable within 5 years, I’ll be paying $1100/month. The thing is after turnover, loan bank rates are soooo high in Philippines (crazyyy!) that it would cost me at least $2500-$3000/monthly. Not even sure if the monthly renting would pay for itself for the monthly mortgage.

So based on richard's response to a comment previously, he offered it to his buyer not at the current value of 4.5M, but at 3.6M, and then closing the sale at the diffrence of what he got it at, which is 2.2M tcp and 3.6M which is 1.4M? Minus 120K, that made him earn 1.2M? Then his buyer went on to pay the 11th month onwards?? Is this even legal? Or is my math just wrong?
i am not an expert pero legal yan. ipapasa mo lng yung title mo sa new owner tapos sya na yung magtuloy maghulog or fully paid nya. Atleast kung ibibenta na nya ulit yung property it should be in the current market price or lower pra mabenta or depende sa strategy mo. Ganyan lng ginagawa ng mga realtors sa US.
I once worked in a bank specifically with a real estate loans dept and this is legit. We got clients who sold their properties while they are still paying the developer on dp, others on bank for balance. The new owner will continue paying it to the bank but has to pass the loan requirements too. Client would normally have seen the real tcp which is lower than selling price, but doesn't remove the fact the property appreciates in value. even developers would market the est market value when condo has gone for turnover. great video sir marvin, more more :)

Yes but remember once its collateral to the bank, the policy is not for your beneficiaries anymore. Also you have to breakdown the mortgage charges as the term insurance from the bank is already incorporated there

Bros, sorry to burst your bubble, but you can invest in property without taking RE investment courses. There is much free information on internet and also a lot of books, if you want to start, but most important knowledge is always learnt during practice, i.e. through the investing procedure and results themselves.

Don’t be discouraged by what you heard. Mabebenta rin ang Property mo dahil sa malaki ang population ng Pinas at 6.5 million ang backlog na condo units and that means, malaki ang shortage na mga condo units na Kailangan .
Sobrang liit ng SMDC napaka plain walang dating, talagang rrentahan mo lang pero bawi sila sa location compared sa DMCI makakagalaw ka talaga, maaliwas at well known ang developer.

80% Bank Finance on the 25th month

So based on richard's response to a comment previously, he offered it to his buyer not at the current value of 4.5M, but at 3.6M, and then closing the sale at the diffrence of what he got it at, which is 2.2M tcp and 3.6M which is 1.4M? Minus 120K, that made him earn 1.2M? Then his buyer went on to pay the 11th month onwards?? Is this even legal? Or is my math just wrong?
i am not an expert pero legal yan. ipapasa mo lng yung title mo sa new owner tapos sya na yung magtuloy maghulog or fully paid nya. Atleast kung ibibenta na nya ulit yung property it should be in the current market price or lower pra mabenta or depende sa strategy mo. Ganyan lng ginagawa ng mga realtors sa US.
I once worked in a bank specifically with a real estate loans dept and this is legit. We got clients who sold their properties while they are still paying the developer on dp, others on bank for balance. The new owner will continue paying it to the bank but has to pass the loan requirements too. Client would normally have seen the real tcp which is lower than selling price, but doesn't remove the fact the property appreciates in value. even developers would market the est market value when condo has gone for turnover. great video sir marvin, more more :)

Yes but remember once its collateral to the bank, the policy is not for your beneficiaries anymore. Also you have to breakdown the mortgage charges as the term insurance from the bank is already incorporated there

There is much free information on internet and also a lot of books, if you want to start, but most important knowledge is always learnt during practice, i.e. through the investing procedure and results themselves.
