Interesting that there is a no habitation building clause on the land since that agricultural building looks better and safer than many of the habitation ones we have seen.

Good presentation. The overhead plan is welcome addition for perspective and orientation. One big improvement I would recommend, is a 'what3words' location.
Pity no chance of residential habitation. Otherwise a very good option. The farm building is very well built.
The drone shots showed a few neighbouring buildings and at least one ruin. A possibility would be to acquire the ruin or a building on a neighbouring article, so that a dwelling house could be added to the farm.
Someone else mentioned olive oil as a possibility for powering a motor vehicle, now that sounds interesting.

Great work Ken. It is so sad that farms like this are so under valued. The price of diesel keeps rising and I wonder at what point olive oil will be valued as a viable biofuel.
no, olive oil is too healthy too use as biofuel. If edible oil will be used for biofuel it will be sunflower and rapeseed oil first. Biofuel generally occurs at expense of food hence many are against even though the idea behind it is good.
I wonder if you could or how hard it would be to get a habitation license/approval?? Could your Estate Agent find out?
Great video, but, I am a little suspicious of why the owner "had to leave" when he had possible buyers in front of him.
You would think if he wanted to sell it ( and had nothing to hide ) he would stay, answer questions a be available to try to provide information!!??

Why are almost ALL the farms' bounderies in Portugal so dog-legged. It is very frustrating to a tidy mind. - bits and pieces everywhere. Thankyou, Ken, for this tour, always very candid and hiding nothing that you are aware of from the interested buyers. You can't live in this agricultural building legally but you could live in a camping van if you want to work the land, couldn't you? Nothing would be more tiring than to have to go ...somewhere else overnight - the closest village, per ex., returning every day. No wonder Portugal has a problem with finding enough people who want to farm the land.
It would be very helpful if you leave the geo coordinates so we can pinpoint the location on google maps
That would be a perfect homestead property if was possible to build a house there. Do you know if they let someone build a log house or they consider the same as the traditional brick and concrete?

From what intel I've managed to gather so far, 1 euro per square meter of rustic land is a decent price for that area, and this property has 60000 m2

But one can build a non permanent structure or mobile home to sleep in but cook and hang out in the agricultural structure ? Would that be perfectly legal ??

Hi Matthew, i'm not 100% sure. This particular property only has an agricultural support building, and it dosent have a habitation certificate. You need a building with a habitation certificate in order to legally live in it and on the land... and I assume that you need this in order to register it as your address (I might be wrong on this though). Some plots of land with older pre-1951 ruins are habitation certificate exempt, and you can renovate them to within their own footprint in size, and legally live on the land.

To be clear you generally cannot have a habitation certificate for basic land which is approved for building on?
If not, then your tip about pre 1951 ruins might be just the gem I need to make this plan work.
@@surfreadjumpsleep you can only legally live on, and build houses on, a plot of land that is designated as urban. This is a rural plot of land it doesn't have an urban plot to build a legal house on it unfortunately. Our farm is 3.5 hectares of rural land but it has an urban plot on the farm where our house is situated. Try to find a plot of land that already has a legal house or a pre-1951 ruin as then its much simpler. I have also heard of councils that grant planning permission to build habitable houses on large pieces of rural land. Each council is different and their rules and regs can vary. If your plot of land has a legal house or "habitation exempt" ruin on it, then you can live there in your motorhome while you renovate it.

@@surfreadjumpsleep yes. Urban zoned land is for living on. A pre 1951 ruin with a habitation exemption will also allow you to legally live on a piece of land.
