I truly appreciate how you show exactly where the property is, so there’s no question. It makes it far easier for people outside the country to make an informed decision.
Great job, Ken, in filming, editing, sharing, and explaining all the beautiful details of this potential residence! Your videos are professional and stunning! 👍😊👍
Nice walkthrough, love the stone walls on that building, only question left is the asking price for the forest section. I suspect many buyers would like to have that simply to avoid having someone else owning a section in the middle of their property. Also very impressed with your ability to sell the massive pylons as a +++ point! Bit too close for me. :)
Thanks! Have a chat with Dinis from CL Real Estate. I'm sure he can help you with finding out the price of the neighbouring land. I put his contact details in the description below the youtube video.
Thanks for showing overhead map of what were looking at for a reference point. Also appreciate information on compass direction, so many real estate reviews do not share where the sun will be rising or setting. -important for me in deciding where to possibly retire.
lovely property for sure EVEN with the powerlines which I am usually not a fan of, but they don't seem too intrusive here since they are "behind the views"
So many trolls today. The property is worth whatever someone will buy it for. Having plans for a house renovation/addition approved is worth something as well.
Thankyou, Ken for the very comprehensive property reveal. @ 700 € per M2, the cost of building is something to deliberate very carefully. The annoying part about this article of land is the pocket of woodland in the middle that you have to buy separately but at least it's a possibility. 🤔👋
Very informative video! It's a nice property with loads of potential. Personally, I would design a house that does a much better job of maximizing the lovely views for the most used areas of the house but that can certainly all be sorted.
As always an excellent presentation. And CL real estate did a great job as well by making the property presentable. And also with providing all the other most relevant information that people always wonder about according to what I read in the comments from other real estate videos. I always find it a bit strange that some real estate companies are in many cases not even able to tell if a place is permanently habitable or not, just because it costs a tiny bit of extra money to figure that out with the authorities. And I also find it a bit strange why some properties are not cleaned up a bit before they make the video. As a seller you only have a single opportunity to make a first good impression. Well done CL real estate. And Ken, your attention to detail and all the good selling points and taking the effort to show all the corners from the property make all the difference. An areal picture is useful for the boundaries from a property, but it doesn't show the differences in elevation and therefore the usability from the property. 👍
Hello, yes, the house renovation project has already been approved, and in fact there is no scientific evidence that these lines are harmful to health.
@@ginapereira2301 I'll sell the property anyway. I'm baffled by the comments - my grandparents have lived under these lines for 60 years and they don't have cancer. My father and the whole family were born down there (literally) and have no health problems. It's funny to see people who live in big cities like London full of pollution and fuelled by junk food say that these lines cause cancer. But I still say send us some scientific evidence that this type of line in the European Union causes cancer.
Thanks Barb, i'm sure Dinis from CL Real Estate will be able to answer your question. If he dosent see your comment and reply here, have a look in the video description for his direct contact details where you can send him a message :)
Nice overview. I have been watching videos of Portugal for to long. I saw a property much like (almost exactly) this one with regard to the land and house topography. The other one was finished and for sale. It had a little waterfall that ran down from the road and into the stream that you showed cutting across the property. When you were talking about improvements to this property were you saying some was willing or planning to do those improvements? I might consider something like that. That property finger would be nice to pick up if the price wasn’t crazy as you stated it’s not that usable.
This is on another subject, but when you get back to Fundão, visit Quinta de Pomar, Vila de Soalheira. They have just won a best cheese in the world award. If you like cheese......
i have been looking into the d7 visa as i invest in the uk. could you make this as a homestead and be self sufficient ? animals food ect ? . id make a smaller house as would not like to tie up so much money
Love that property but how was before, when was on sale for around 27.000 euros, and was no "road" done. The main thing attract me that property is how near is river Mondego. Lovely to swim in spring and summer. And the only problem is that the field down the valley get flood in winter. No way to plant fruit trees or olive trees. thanks for share with us.
Surely you're confusing it with another property. This property hasn't been for sale before and the fields don't flood. The land has been completely drained so that all the water runs into the stream.
@@CLRealEstate I'm not confuse, and you know well. And has been drained with that new ditch that we could see in the video, I don't think will be effective for long.
@@GerardoTrilobites What do you mean, for a long time? The field simply doesn't flood. The stream has also been deepened. There are olive trees in the field, you say olive trees can't grow there because ? Where have you seen this property for sale before? Don't get me wrong, but I think you're confused
Hello, I understand your point of view. But we're not an estate agency. We just sell our own properties and work on them so that clients get a complete service and have no worries in the future. We don't have, nor do we intend to have, more than 2-3 properties for sale at the same time, so it doesn't make sense to have a website to show just 2 or 3 properties.
I love your videos, however, CL properties are now starting to use great youtubers to advertise and sell their overpriced pieces of land, you dont need me to tell you that you can get a lot better than this for €73k. This is only my opinion, Farmforfun has 2 hectares with 2 ruins for 25k, it has fruit trees, lots of olive trees, this is a piece of grass, there isnt even any wood to use for fuel. Do you personally think this is good value?
I understand your position. If you are looking for the best price you should definitely not buy any of our properties. If you are looking for the best cost and value in the long term you should definitely send us a message.
The key difference here is that these aren't just old stone ruins on rural land that can never be legally lived inside - they were inhabited in the past, and the land they are built on is officially classified as "urban." Unlike old agricultural storage buildings on "rural" land that can't legally be lived in, this property also has several other advantages. There's an approved renovation project already in place for the main house, the property is clean and clear, and it even has a borehole license in place.
Also, CLrealestate have done a lot of the bureaucratic leg work and land clearing as well as architectural design which some people are looking for. They are offering a bespoke service

Would love to know how to build for €700 m... My villa in Tomar is costed at €1000-€1400, albeit more glass.
It all depends on the project and what already exists, the main structure of this house is maintained, i.e. the foundations are already in place
