    Big thank you to Carolina & Edward for commissioning us to film their beautiful 5 hectare homestead in the Guarda district of Central Portugal.
    Set on the outskirts of the traditional village of Figueiró da Granja, in Fornos de Algodres, this farm has an old granite stone building, ready for renovation, and lying on top of an urban land parcel. The land is split into 3 distinct areas - 1.5 hectares of agricultural land, 1.5 hectares of nature park and 2 hectares of forest. Their is a river than runs through the property as well as a fresh water spring that runs all year round.
    Its only 2 hours away from Porto, 3 hours to Lisbon, 4 hours to Madrid, and 5 hours to Faro.
    You can also reach the city of Viseu in only 30 minutes where you will find lots of shops and amenities.

    You got to love those Granite Boulders Ken. There so many uses for this property. Certainly space is not a problem. The fact you have streams of water running through it is a big plus.
    You did the realtors well showcasing the land . Are you able to build more buildings on the property? i.e. cabins for inhabitants.

      Check the listing, it says it is possible to build up tp 250m² in the 'nature park' area, in addition to being able to create a small home in the stone barn.
      It might also be possible to build temporary cabins or yurts, and it would be easy to create nice spaces for camper vans along that track in the 'nature area' if permission is possible in that area, the realtor should know

      Yes, it must have taken the current owners a long time to do the tremendous amount of work needed to clear the overgrown brush and dead trees.
      It couldn't have been easy to make it as beautifully open to the views as it is.

    This property has a touch of magic about it, it can make a stunning home.
    The current owners have done a massive amount of work clearing the overgrowth of brush and dead trees, so the new owners can get straight to building, it is a great opportunity!

    By cleaning the property they really mean they stripped of all the timber that was worth something. The only trees left are the ones with no commercial value. Add to that the asking price, and I can clearly tell what kind of person the owner is. He can keep his boulders.

      Yes, original asking price 260k, now knocked down to 160k. It should go for around 60k. It's useless land except for the fact you can build a ,smallish, house on it.

      @@ericmehl1356 agreed, perhaps 70k because electric is so close by. What they need is proof you can put in a new build with larger footprint. That 50 square meter barn is impossible to convert into a home. Well, not if you can not extend footprint.

    Great video! I really want to move to Portugal from the UK but i have no idea how to do it. Do you need an online income to move with the visas post brexit etc? Any recommendations would be greatly appreciated!

      Hi Samuel, there are a couple of different Visa options to live in Portugal
      D2 visa for entrepreneurs starting a company or business in Portugal.
      D3 visa for professionals who get proof of a 1 year contract to work for a company in Portugal.
      D7 visa for retirees or people with a passive income through savings or investments.
      D8 visa for digital nomads (Need to earn at least 39360.00 per year)
      Golden Visa (500k investment in non-real estate entities).
      The D7 is a cheap way of getting residency as long as you can prove that you have a minimum of 9840.00 euros of income per year through investments, savings or pensions.
      After 5 years of living in Portugal you can apply for citizenship, but you will need to pass a Portuguese language test after studying A1 & A2 level Portuguese.

    Only water in the winter!!! The water wells have dried up over the decades. One of the reason the native people left those areas.
    He is not filming in the summer!

      Summer in Portugal is from June to September and this video was filmed at the end of June (Summer).
      The river runs in the winter but the fresh water spring runs all year round.
      In all of the properties I've filmed in Central Portugal over the last 5 years I have yet to see a dry well.
      Perhaps its more common in the Algarve region where there is severe drought.
      The native people haven't left Central Portugal. It is full of villages, towns and cities!
      Loads of people are moving here due to the low cost of housing and high quality of life.
      It sounds like you are possibly regurgitating stuff you've overheard or read without actually knowing what youre talking about.

    As usual you make a quality video that shows what could be a really nice home. However the price tag is somewhat optimistic. €40k - €60k might be more realistic.

      The price works out to 3.2€ per m² - for a property that has had a tremendous amount of work done clearing out decades of dense brush and dead tree overgrowth. Plus it has a very good condition garage/storage barn. Plus that stunning stone barn - on an urban parcel, ready for conversion to a charming home. Plus a beautiful year round mountain spring in the dooryard. Plus permission for a new build up to 250m² ... That price is not that far out of line. One would, of course, expect to negotiate...

      It is more than 12 acres, it has the excellent garage/ storage barn, and the stone building is gorgeous.
      The current owners have done a tremendous job of clearing the land, making driving and hiking trails, and even started making trenches from that stunning spring to irrigate the 3 plus acre terraces for growing crops.
      The entire property has been cleaned up beautifully and is ready for the new owners to start building their dream home - it has permission for a new build of 250m² in the Nature Park area, as well as the potential to turn that lovely stone barn into a charming cottage.
      That beautiful spring is a wonderful feature that adds a great deal to the value of the property.
      Definitely more than "a bit of land"

      That's the problem. They are just chancing their arm and sometimes it pays off, so they keep doing it. The price is way too high but so is everything in Portugal now.

      That's Portugal real estate in a nutshell. This property is worth 50k, and still I would negotiate some more. Next to my property in the Algarve there was 5000 square meters for sale for 20k, I talked to the neighbor and offered him 5k and he accepted with a smile... 🥲

    I think it’s very over priced as they have stripped the hill top of all the forest which will mean that the water coming out at the bottom all year round will soon stop flowing. It will take 40 years to restore the damage they’ve done

    Cleaning… There might be hard work involved but most likely is clearance of timber. Such stone houses can’t really be renovated rather rebuilt so the price is way too high. Nothing to do with the video maker, I believe not his choice to set the price.
    His efforts of showing the property so well must be appreciated.
    Amazing video. Property at a bad price though. He make amazing videos and wether sellers want to price it at whatever is not his issue I believe.
    He have made videos and ads of many reasonable properties too.

      It lists 1.5 hectacres for the flat terraces of agricultural land - that's 3.7 acres to grow crops on, plus fruit, olive and nut trees could be planted on the hilly parts.

    I'm sorry, maybe I don't know much, but I've seen some of these plots in Portugal and I don't think this particular plot is worth more than 50K. Mostly it is useless. No electricity, no water from the network, the building is a piece of junk that is useless. If it were worth even half that price, the neighbors would have bought it a long time ago. But it's just a rock. 😱😱👎👎

    I’m in Spain. The price for something similar here would be ten times less. You can buy entire stone house villages that are not ruins for the amount quoted here.

    No way is that 100sq metres. Just not. Internal maybe 42 per floor, max.... assuming the 2nd floor is created,. Adding another floor will make it look wierd, nothing around it, but poking up 3 floors.

      I'm guessing that the 100m² is considering that the barn has two floors now (actually one and a half). So they're saying it has 50m² per floor, if adding the third floor would make it 150m².
      It also has permission for a separate new build of 250m² in the nature park area of the property.

    I'd like to see it in winter when all the various water courses are in full flow.. how wet the arable land gets or if the barn is surrounded by streams flowing close to it.. if it's turned into water water everywhere off that high ground..

    As others have commented Ken, the house doesn’t seem to be anywhere near 100 square metres.
    The Idealista entry states that too, and states buildable area 250??
    Confusing 🤔

      I'm guessing that the 100m² is considering that the barn has two floors (actually one and a half right now). So they're saying it has 50m² per floor, if adding the third floor would make it 150m².
      The 250m² is permission for a new build in the nature park area of the property.

    These kind of properties are everywhere in Portugal, but are pretty much worthless without proper up-to-date, modern political views on society. One should be able to convert such a property in a full size home or business. What is the use of a 15m2 old barn in 2024? Make Portuguese people dream again, and yes, that comes with foreign investments as well. Create communities where businesses can flourish with respect to nature and Portuguese culture. It's really no use regarding these kind of marvelous places as relics from the past.

    This is not a house on the land, it's a barn. It's a beautiful area but, 160 000 euros to live where the animals did is ridiculous. Good luck to the owner on selling their property. There might be some person willing to purchase the property to squat!

      The listing and the video tell us that electric, water, cable, and sewer services are 50 meters away. This south facing property would also be ideal for a solar set up.

      @saborear - Not really, 3.2€ per square meter for a property with so much to offer, and that has had so much work done already is not all that unreasonable, it is after all, more than twelve acres of very beautiful land.
