You're thinking in conventional American terms. This could easily be a rustic farm, with the option to raze and rebuild on 70 acres, for $220k. That's an incredible opportunity for someone who's willing to invest their time.
10 young men who are mates, all put 10k in and buy it. Then renovate it themselves while filming it all for a TH-cam channel. They’ll get revenue from the TH-cam channel (especially if very handsome and charming guys) and once it’s finished they can sell it for a profit or rent as a holiday home. Would be a good venture for some local young lads if they can scrape the money together to buy it and a few cameras.
Some viewers are commenting that one would probably need in the area €500,000 to do it up to some livable standard. While that is a bit of an amount having lived in the UK for a long time before relocating to Nigeria one needs to ask themselves what would they get for that amount in the UK. Not a lot. My partner's 2 bed upstairs property with no garden is priced for nearly £500,000. You definitely get a lot more for your money in Portugal.
Ken really huge incredible property. It could easily be divided into four separate farms. I liked the land near the creeks ( or rivers as you call them). This property is way to huge for my interests, but doing a small house with a bit of property would be nice or even a nice apartment where maybe you could still have a tiny garden.

That property is huge. I think that the stone buildings should always be restored. The brick buildings are less valuable. It would be a great reno for someone who knows what they are doing. 🙂👍🇨🇦❤
Like your plans, Ken. If you come across such homes, move-in ready houses, big enough for 2 or 3 people. Granite house or tiny villa with garden patch would be cool. Doesn't need to have the newest cons but well kept & tidy, well thought out/planned, mildew free would be super. Walkable to amenities and/or bus/train service to towns/cities are big pluses.
Great property and that house would look amazing restored sadly I think it’s just a little too far gone, easily spend 100k on that house alone before starting the rest of the property. Maybe only suitable for a developer for new builds. Great video as always. 👍🏽

Wow! For a do it yourself family that wants to enlarge their space, that would be great. Fix the little house to live in while fixing up the main house then move in & rent the little ones out. You'd probably have to focus on the outbuildings before the big house though. Interesting. Metal roofs those animal blogs would make those pretty quick but fencing might take a long time. so so many options for this huge piece of land, way out of my pricerange obviously but the price is definetly quite fair, could see the duplex at the road all alone restored into some vacation homes to rent out and if those take off then pull down that chicken barn length and build more there and some infrastructure to make it a nice vacation spot. Then use the rest for farming, heck restore some more of it across the road and rent out more permanently there. so so many options.

Hi Ken!! This has a lovely location but would be a total no no for me, only with some European funds for touristy projects, and even still... Hate the electricity poles and the main tower so close to the house, and it's too much work all over... Would have to have everything knocked down and rebuilt. I think even though it's a huge area, the price is ridiculous due to condition. Hope you went to Belmonte afterwards for a hot cup of... BEER 😉

Property tax rates in Central Portugal are very low on rural land. We pay around 60 euros a year for our 3.5 hectare farm. If you are interested in this property, send the estate agent an email. I'm sure he can find out this information for you. :)
I have 2 plots for sale 9.500 euros with 170 olive trees in production, you can build a 200m2 house too, 20,000m2, the other is land 12,000m2 for 7,000 euros. Both are within 2km of each other at Maella Aragon.

I think the asking price is very good for what you get. 28 hectares is a huge plot of land. There's also multiple houses and urban plots that you could build on. I think it will be a perfect place for the right person who has the right budget. To put it into perspective, even if you spent a couple of hundred thousand on fixing everything up, you are still getting a huge 28 hectare farm, and lots of different houses, for the price of 1 house with a tiny garden in the UK.

Hi Anthony, Central Portugal gets around 280 days of sunshine a year (The Algarve gets around 300) I cant advise on taxes, but our 3.5 hectare farm costs around 60 euros a year in property tax. Maybe send Pedro the agent an email and ask him about the cost of the land taxes. I'm sure he can probably find out for you :) pfael@prummo.pt
Don't worry those pigeons were well established in there, with a hole in the roof that they flew in and out of. That door was only opened by the agent when i arrived so I could record the video, and he asked me to shut it after I has filmed it 😊

it's not so simple like you think. How will you separate the two plots for different owners. The second plot is only for a pig farm or animals, it is most likely forbidden to live and build a house there.

But maybe there will be 10 people be interestef. Even only in investing money. I just know that if I had the moneybI would buy it immediately depending on somethings been mentionef in the video.
This could be a lovely house, however the price is far too high - the Portuguese housing market is likely about to crash - you would need at least another E150,000 to recover a house this size.
It definitely needs a lot of work, but I think the 219,000 asking price is very good for 28 hectares of land (70 acres), with multiples houses, and urban plots of land for building.
Prices in Portugal starting to be a turn off. It's a dead country with nice views. But it's real attraction was that its cheap. Take that away and it becomes not worth it at all. There's a huge surplus of real-estate which is going to rise over the years.
Another way of looking at it is that it would cost a lot more to build a 9 bedroom house like this. This way you get the added benefit of the second house, and all.the land and infrastructure and the cost of renovation is way lower than starting from scratch.
good video, however you keep saying that part of it is urban land, urban land and you make it sound like people can build what they want, when they can't the local camera WILL determine how many square metres that buildings can be and that people would need to submit planning permission. You mention that your doing something new by filming public videos ....... destino portugal has been filming properties for a while now. Anyways keep up the good work.
You can never build a house on "rural" zoned land. Houses can only be built on "urban" zoned land. Thats what I am referring to here. This farm has lots of different "urban" zoned parts in its 28 hectares, which means that you can build habitable houses on those parts. Obviously you need planning permission when building any house. I think you'll find that I was the first TH-cam channel to create property videos of rural land in Portugal as far back as 3 years ago. Others have hopped on the bandwagon so to speak ;)
IT LOOKS ITS GHOST HOUSE WHICH HAS FRIGHTENED THE OWNER WHO HAS FLEE IN FEAR DECADE BEFORE; IT SHOULD B ON FREE BCZ ITS NEED MILLION EUROS TO RESTORE IT.
These close by houses are the big disadvantage of this property. They destroy your view and they add the endless dog-barking which the Portuguese seem to like to your environment.

it's not so simple like you think. How will you separate the two plots for different owners. The second plot is only for a pig farm or animals, it is most likely forbidden to live and build a house there.

This could be a lovely house, however the price is far too high - the Portuguese housing market is likely about to crash - you would need at least another E150,000 to recover a house this size.
It definitely needs a lot of work, but I think the 219,000 asking price is very good for 28 hectares of land (70 acres), with multiples houses, and urban plots of land for building.

Prices in Portugal starting to be a turn off. It's a dead country with nice views. But it's real attraction was that its cheap. Take that away and it becomes not worth it at all.
There's a huge surplus of real-estate which is going to rise over the years.

Another way of looking at it is that it would cost a lot more to build a 9 bedroom house like this. This way you get the added benefit of the second house, and all.the land and infrastructure and the cost of renovation is way lower than starting from scratch.

good video, however you keep saying that part of it is urban land, urban land and you make it sound like people can build what they want, when they can't the local camera WILL determine how many square metres that buildings can be and that people would need to submit planning permission.

You can never build a house on "rural" zoned land.
Houses can only be built on "urban" zoned land.
Thats what I am referring to here. This farm has lots of different "urban" zoned parts in its 28 hectares, which means that you can build habitable houses on those parts. Obviously you need planning permission when building any house.
I think you'll find that I was the first TH-cam channel to create property videos of rural land in Portugal as far back as 3 years ago. Others have hopped on the bandwagon so to speak ;)

These close by houses are the big disadvantage of this property. They destroy your view and they add the endless dog-barking which the Portuguese seem to like to your environment.
