Hi Sean! Thank you so much for your amazing content. I have probably watched all your videos, and not once. I haven't started my airbnb yet, but hopefully I will start in about 2 months time. You have provided very valuable tips on how to do the market research and I tried to use them in order to research some areas in Dar es Salaam Tanzania. It seems that several things are quite different from US. First of all airdna is showing an average of 50% occupancy rate, which looks extremely low, and also the count of the reviews is minimal, although I know several of those places with almost no reviews that are being booked at least at 80%. Also there doesn't seem to be a high or a low season as most of the guests visit Tanzania for tourism and much less for business. Those who travel for business prefer staying at expensive hotels. My main question is, how do I really get the correct occupancy rate. I will highly appreciate any feedback. Keep doing what you are doing. You are the best!

In most cases this can be quite ballsy. things are much, much more worse now the mostly pretentious hosts are actually laying bait for guests to screw them over by... such as simply telling them that dates aren't available when they used to appear to be or otherwise not even taking the time to communicate with guests. sorry, maybe it's me but it's too satirical.
Sean has never talked about the inevitable STR killer and that is community pushback. Every city that is plagued by STRs (Coachella valley is the best example) ultimately chooses to ban or limit STRs. The fact is local communities get fed up with homes operating as motels in residential areas. Once locals start pressuring govts to enforce zoning laws, this will truly be the end of STRs. No one wants to live next to an STR.
