A lot of people want to travel with their pets and the searchable options are usually limited. 5 years hosting and hundreds of dogs later we had little to no issues at all. We are consistently have a higher occupancy rate to a very similar rental on our street (in terms of aesthetics and reviews) that has a hot tub.
@@RT-us5ezYes we just do a $30 deposit so keep it reasonable but gives a little extra time for cleaning if needed but it almost always isn’t. I think most pet owner’s are appreciative and seem to do some extra cleaning.
@@romi929With 90% of dogs we honestly don’t notice much of a difference in clean time compared to other guests. We get a lot of families and honestly the guests with dogs usually require less cleaning than the ones with dogs. We haven’t had any complaints about allergies, we recently did have a future guest bring it up (husband has a bad allergy) and I just asked that they remind me before their stay so we can make sure to do some extras before they arrive (like under the beds and furniture)
Electric plug in the bathroom (for hair dryer). And basically more electric plugs around the apartment. Tourists are charging phones, charging banks, headphones, laptops and what not.
Cleaning material, yes! All amenities need to be cleaned regularly, even in intervals when the cleaner doesn't have access to the property. I work as a professional cleaner on Turno and I can tell you that: it's better for a host not to have a coffee maker, for example, than to have one and not be able to keep it sanitized. If guests spill coffee somewhere, it's better to have something they can clean up with!

I use small bottles of unlabeled cleaning products for guests, but I keep the same products in larger quantities in a locked cabinet. I keep the keys in a safe and write the instructions on Turno, so they can easily access the supplies.
8:00 I booked just now Airbnb for six days, but I had to leave after the first night. I was not able to sleep at all because mattress was such garbage, cheap foam one, but not only that the pillows were so horrible so uncomfortable. Literally I was not able to fall asleep from midnight until 7 am in the morning.7 hours of trying to fall asleep. This is not normal. I was able to refund that booking and I had to leave the same day and I just went to Hilton because I know that at least they will have a normal mattress and normal pillow so I can have sleep. This is so true to not be cheap about proper mattress and Good pillows.
I agree. I have intentionally purchased good quality bedding materials because the #1 thing people are buying is a GOOD NIGHT'S SLEEP. My bed should be so comfortable.
I would have been thrilled if more of the Airbnbs I have stayed at had watched or taken your video to heart 😀. The biggest turn offs for me as a guest are insects, dirty sheets, and a dirty or clogged shower.

Always appreciate these videos and the knowledge shared in the webinars-many of your ideas and processes are encorporated into my listing. I too have found that most families want to travel and socialize in a home rather than a hotel. One major difference I have noticed as a host that lives on property from the many comments by hosts that remote manage is the issue of theft. Have been in operation for a year now and never had guests take (steal) any items during their stay-and I’ve hosted guests from all social stratas, age groups and backgrounds. A small few have cleaned out the staged water bottles and bath bombs, misplace kitchenware in the wrong drawer or cabinet, stained the couch, or forgetten personal items behind, but never outright stolen anything. This may be from establishing a repoir early during their stay and/or going above expectations in delivering value. If can you connect with your guests on a human level as a friend, they’ll respect you and your things.
Great video! We’ve always rented units and cottages with full kitchens. Whether for winter ski vacations in the US or Canada, summer family reunions, or school vacations, I always enjoyed making morning pancakes and full breakfasts for our kids, creating great seafood chowders I poured into my portable but massive ‘Galloping Gourmet’ soup tureen thermos for our lunchtime ski lodge breaks (which right there saved a fortune), and even entertaining guests with Creole Eggs Pontchartrain (poached eggs, fresh pan-fried trout, sauce Bernaisse, and grits) on special occasions. Of course, we did our share of restaurants, too, but often brought doggie bags back, which needed reheating. Then a dozen years ago, I drove to Canada with half my kitchen to treat my youngest daughter and her girlfriends to a real US Thanksgiving dinner. They were all juniors at the University of Toronto, the girlfriends had never experienced our holiday, and my daughter was missing being home for the tradition. They also didn’t get any time off from their classes. My hotel was just off campus. In the little unit’s kitchen, I roasted two beautiful ducks, and made all the other side dishes. We all had a great time, and it gave me a chance to get to know my daughter’s closest friends. Really, there’s no better way to get to know someone than sharing the joy of cooking and breaking bread together. Then last year, I rented a little AirBnB house with a small but fully equipped kitchen in Boulder, Colorado. It was only three blocks away from the same daughter and her husband, whom were having their first-ever baby. The kitchen was important, because I was planning to make several of my signature full family meals (roast orange and lemon chicken, Chile Rellenos, great salads, and more) to support them, but didn’t want to be underfoot in their home as they prepared for the milestone. The AirBnB had a full fridge, full range, small dishwasher, pretty much everything but a microwave oven (which I did miss but managed without). The counters were only long enough for a breadboard on either side of the sink and a 4’ stretch on the other side of the short galley space. The owner even bought a $400 Ninja food processor for the unit so I could make my sauces and other things. I shopped local and filled the fridge, freezer, and counter with everything I needed to make our dishes, and had fun getting to ‘work.’ The rest of the unit was good, but dated. I did notify the owner minutes after I diagnosed a failing flapper stopper in the toilet. Ten days later, a first time grandmom, I left the unit immaculate and with a song in my heart. Overall my stay and host were so pleasant, the next long stay I ever do with an AirBnB will have to have a kitchen, too. Other than that, I agree on the mattresses, but not so much the technology tips. IMO, the quality and freshness of the mattress matters so much, but not so much the size unless you and your partner are very large. And half the reason I enjoy traveling for fun is to escape technology, whether it’s for speedy impersonal access, temperature monitoring, or surveillance.

Some hospitality partners like Marriott Homes and Villas require that everything you provide that can be consumed is individually packaged and sealed. We are clearly not trying to meet food health/safety standards of hotels, but is there any risk of contamination here; by people or pests?

It's always the first photo we feature because there are people that either smoke or need fresh air or something, and to my knowledge NO platform gives you an easy way to find this. The reason behind hosts buying cheap bedding is because some, if not majority of guests, will ruin the bedding with urine, makeup, blood, etc. I can’t count the number of times I’ve had to replace white pillows and sheets because of this. I’ve tried bleach, oxiclean, etc. Stains are still there. Guests prefer white bedding (looks clean). A quality mattress with a waterproof zipped mattress cover and waterproof pillow covers are great investments.

Isn’t monitoring your guests behavior 24/7 a complete invasion of privacy? I would never stay in an AirBnb that is collecting or analyzing my private space. It is your property but if I am staying there, I have a right to privacy.
No one is monitoring you buy camera or recording your words The management has the right to know if you throw a rager at midnight. Aside from volume levels. Yeah, you have complete privacy.

Hi, do you have any rentals that offer a hottub/spa? I’m considering this as an upgrade but I’m wondering how much more I might be able to bump up my nightly rate? To evaluate my payoff. Any thoughts on this? I looked at a spa on line $14K. But 60 months & no interest, under $250 a month. I’m thinking you should get $100 a night for sure. I’m in a vacation destination, not a city or business zone.
Im on a lake that hosts to vacationers and fishing groups. The problem is knowing what size bed works for both groups. I often rent to 2 fisherman in 2 twin size beds. However, a couple would rather have a queen (or king!). How do you decide the best use of space?
One of my students in Miami has two near identical listings, the 2 queen is suffering. In miami couples want a king bed to themselves. There’s more that type of traveler than groups looking to save money. 2 queens is a “value” decision. Not an experience one

Not worth it. Most gamers travel with their own console and just plug it in. You risk it getting damaged or stolen. It would be better to have something like an arcade machine, pool table, air hockey table, etc.
Agree with everything but having to give your email for the WIFI. I hate when you have to do something like this, and you'd risk me taking off 1 to 2 stars based on this dodgy practice to capture my data. Just straight up have somewhere where they can subscribe to your newsletter or see other properties if they enjoy their stay.
In the tropics springs can be cooler to sleep on. Many people visit us to escape winter and aren’t used to the heat. Also if you’re perimenopause or menopausal - you can overheat even quicker. It’s not fun.
Idea for next video: I want to have a pet-free airbnb rental. Aside from taking a deposit that could get held if the guests violate the policy and bring in an animal, what technology could I use to prove it? Many people have severe allergies, and I want to have an ultra clean, allergy free rental. How can I deter bad customers from bringing their dogs? Thanks in advance.
"Bad customer"? Why, because they want to travel with their pets? Usually people alert you beforehand when they come with pets and anyway, the pet option must be specified by you first in the announcement. You don't sound very hospitable, not everyone is trying to sneak in their dog or cat in your appartment
A good AirBNB is comfy, cozy, and modern. The speeds and reliability can be found in an AirBNB, and not in a hotel. The tvs and kitchen can be wonderful. A tub with jets can be very nice. Yes, the Keurig, kettle, and snacks are helpful, too. The keyless lock can be a great start to the stay. Still, hi-speed and reliable internet is important without stayfi. Thanks.
It actually depends on the CRI. You can get cool light in 95+ CRI and it looks good. Warm light looks okay, but it’s just compensating for the high levels of green present in most cheaper low CRI cool lights. It’s really best to go between cool and warm. A 3500-4000 kelvin high CRI is the best. It’s not too cool and not too warm.

Isn’t monitoring your guests behavior 24/7 a complete invasion of privacy? I would never stay in an AirBnb that is collecting or analyzing my private space. It is your property but if I am staying there, I have a right to privacy.
No one is monitoring you buy camera or recording your words
The management has the right to know if you throw a rager at midnight.

If you put handicap accessable in the filter for my area in Maine, no options come up, even no step entry reduces options by 95% .

I can give a smug nod to the things I do already, and make frantic notes on the things I need to be doing! Small point - I noticed you have changed your recommendation on Smartlocks from the Schlage Encode (which I couldn't get in the UK and I saw many people in the USA were also having difficulty getting hold of). This new one from Sifely, I was not aware of it. It does seem to be available in the UK. So thank you very much for the heads up because I know you will have done a lot of work to check it out before recommending. 🙏

I looked at a spa on line $14K. But 60 months & no interest, under $250 a month. I’m thinking you should get $100 a night for sure. I’m in a vacation destination, not a city or business zone.
Im on a lake that hosts to vacationers and fishing groups. The problem is knowing what size bed works for both groups. I often rent to 2 fisherman in 2 twin size beds. However, a couple would rather have a queen (or king!). How do you decide the best use of space?

One of my students in Miami has two near identical listings, the 2 queen is suffering. In miami couples want a king bed to themselves. There’s more that type of traveler than groups looking to save money.

Not worth it. Most gamers travel with their own console and just plug it in. You risk it getting damaged or stolen. It would be better to have something like an arcade machine, pool table, air hockey table, etc.

I hate when you have to do something like this, and you'd risk me taking off 1 to 2 stars based on this dodgy practice to capture my data. Just straight up have somewhere where they can subscribe to your newsletter or see other properties if they enjoy their stay.

Most spring feel a little Cheap. So per $500 spent. Memory foam. But over the $1000 mark, spring/foam combos perform well
In the tropics springs can be cooler to sleep on. Many people visit us to escape winter and aren’t used to the heat. Also if you’re perimenopause or menopausal - you can overheat even quicker. It’s not fun.

Aside from taking a deposit that could get held if the guests violate the policy and bring in an animal, what technology could I use to prove it? Many people have severe allergies, and I want to have an ultra clean, allergy free rental. How can I deter bad customers from bringing their dogs? Thanks in advance.
"Bad customer"? Why, because they want to travel with their pets? Usually people alert you beforehand when they come with pets and anyway, the pet option must be specified by you first in the announcement. You don't sound very hospitable, not everyone is trying to sneak in their dog or cat in your appartment

A good AirBNB is comfy, cozy, and modern. The speeds and reliability can be found in an AirBNB, and not in a hotel. The tvs and kitchen can be wonderful. A tub with jets can be very nice. Yes, the Keurig, kettle, and snacks are helpful, too. The keyless lock can be a great start to the stay. Still, hi-speed and reliable internet is important without stayfi. Thanks.

All cold light sucks. Warm light only. Cold light makes you look dead. Warm light makes you look good.
It actually depends on the CRI. You can get cool light in 95+ CRI and it looks good. Warm light looks okay, but it’s just compensating for the high levels of green present in most cheaper low CRI cool lights. It’s really best to go between cool and warm. A 3500-4000 kelvin high CRI is the best. It’s not too cool and not too warm.
I like the ecosmart bulbs with the switch on the bulb. There are several setting from blue to more orange. I usually use the neutral or slightly warm
