Imagine 70,000 housing societies, currently averaging three stories, morphing into towering 25-story structures. That's a massive influx of new apartments hitting the market.
Basic economics tells us that increased supply, without a corresponding increase in demand, leads to lower prices. However, the cost of these new high-rise apartments is likely to be significantly higher than the existing housing stock. This creates a mismatch: a huge supply of expensive apartments in a market where affordability is already a major issue.
Who will buy these new homes? Existing residents displaced by redevelopment may receive new units, but what about the vast majority of Mumbai's population who are already struggling with high rents and property prices? Will these new developments cater to their needs, or will they primarily attract investors and wealthy buyers, leaving a large segment of the population further priced out of the market?
The potential for a market crash is real. If these new developments remain unsold, it could lead to a significant drop in property values, impacting not only developers but also existing homeowners. The dream of a revitalized Mumbai could turn into a nightmare of vacant towers and financial instability. Careful planning and a focus on affordable housing are crucial to avoid this looming crisis.

but govt should find some other place already rehabilitating in a place which is overpopulated not good for example mulund and thane!! Already u cannot stand on platform on peak hours and ppl are stuck in traffic even if u have to travel with in mulund or thane
Redevelopment is must. But why high rise.. just develop 4 to 5 floor ground floor shops and 3 floors for houses.. and 100% govt project without any private
Why should government invest when there are lines of private developers waiting in line to develop this area?
Do you think the redevelopment is done out of good heart? High rises can hold a lot of houses thus occupying less space horizontally per house, I don't have to tell you what they will do with left over space
If you develop with government money again it will be dharavi slum in few years , when private company take over they keep all things properly, sanity etc xz
Well, the only way to accomodate so many people in limited land area like mumbai is to build vertically. They should have at least kept 2 floors for commercial spaces for existing SMEs in Dharavi without prebuild walls like in malls and sell floor space in blocks. The person who buys should be given assistance in making outer walls as per bought area.
Daharavi has become a buzzing place for the jihadis, they are multiplying here. As they grow, safety of Mumbai will become a cause for concern. They need to be rehabilitated
