    A lot of what people post seem to be what they are attracting in their personal lives and not a true reflection of reality. The people, for us, is the best reason to live here.

    I am a transplant from the Texas Panhandle. So please understand my perspective is not from a born and raised NB resident. Though I have lived here for 4 years (I have also lived in a lot of other places outside of TX). NB has a lot of great things about it. For sure!
    Good things:
    1. Lots of things to do.
    2. It's pretty convenient (lots of store options).
    3. Safe compared to a lot of other towns/cities.
    4. The parks it has are gorgeous and beautifully maintained.
    Not so good
    1. TRAFFIC!
    2. Compared to other TX places, ppl are NOT friendly. Sry I have been cussed out and have been treated very poorly by complete strangers here. And for the most place ppl give you a cold shoulder more often than not if they know you are not from the area. One of my job trainers said this in a big room of trainees "we are German so we know how to handle money ." 😬 ...uhm this was not a job that was like a German heritage thing or anything like that.
    3. The overpopulation! It is a true issue that I deeply feel the city is not taking seriously. Ppl are everywhere ALL the time.
    4. House/land pricing for what you get....I understand the prices of acreage or views but some of these new builds are not worth half a million or 1000s of dollars for a terrible HOA.
    Overall, a place isn't going ti be perfect and you have to pick and choose what is important to you and your family. Though I also think it is a red flag if a town and its residents are not open to talk about the negatives of a place and some people are so committed to the mindset "NB can do no wrong." That it isn't helpful in improving the city as a whole. (Not saying this Raad is this person)
    I really am interested in where NB will be in like 5 years!

      @raadalawanrealtor I agree. My experience isn't everyone's. I would be curious if it depends in the area of NB you live in? Or if Covid has impacted the way ppl interact with themselves. We live near the Creekside and I feel like our little neighborhood is safe and clean but I have heard since covid ppl seem to stay to themselves more.

    New Braunfels is unrecognizable it used to be a great small city before the population boom. The whole I-35 corridor from San Antonio to dallas in my opinion has grown too big and too fast.

      That's exactly where the growth is going, and projected through 2025 within five miles of I35, from San Antonio to Austin

    It's probably locals who want to make NB seem terrible. My whole family is here. Used to imagine retiring in NB. Now it's too populated for us. Very sad.

    Traveld thru there about 10 years ago with my wife and new born and they stole my car from motel .

    You can't do descent review with more background!
    I grew up in San Antonio Tx. , in the 60's and 70's. New Braunfels was settled by mostly by German immigrants and it was well known that if you weren't of German descendant it was best not to move in or around NB!
    When I was stationed at Fort Monmouth NJ. I learned that the boroughs of the north eastern city's were mostly grouped by nationalities!
    I believe the Generation gap has changed that a lot!

    Yeah? Well just so ya know...NB locals are also complaining of how unfriendly it has become from all the new people. It never used to be that way. Now when you try to speak to strangers they look at you like you are crazy.

      @@Liz_S702 because they’re coming from areas where it’s impersonal. We know that for fact. They’re not used to Texas hospitality at all. I know exactly what you’re talking about.

    I hate the traffic in NB now. Way too many people & building IMO but I don’t think people are any ruder than anywhere else & I have great neighbors but they do not sleep 10’ away me either. I live outside of town in the hill country

    Institute "meter maids" again. Someone to walk around downtown area and ticket ILLEGAL parkers.

    NB is not for everybody but you get back what you put in just like anywhere else. There is not a community in this area that is not challenged with the growth

    Hi Raad...another great video. We agree with your opinions on the various comments about New Braunfels. As future full time residents of New Braunfels, we feel that the residents are some of the friendliest around. From neighbors in the community we are building our home in, to insurance agents, to servers at various eateries, we have met many kind people. Everyone has been more than welcoming. We have noted that overall, the "cookie cutter homes" seem to have deeper lots in New Braunfels vs. up here in Dallas. Bike Lanes--- as the city grows, so will the bike lanes. The same is true with areas that are walkable. Once Solm's Landing is complete, we feel that walk score will improve. Tourists---lots of people love to visit New Braunfels...... after all, it has a lot to offer. As the city grow, so will more corporate jobs.. Climate--- Central Texas is known for its head- with cactus and lots of cedar trees, just the vegetation screams dry .... but that is okay.....hardscape vs. landscape. Thanks again Raad.

    I agree with you 💯!!! New braunfels is amazing. The growth has been astronomical, and we need to be patient. My only complaint is the heat 🥵 but everything else is nice.

    One of your best videos, Raad! The towns charm will diminish with the big tech, "high paying" jobs as you say. Bigger buildings, bigger infrastructure, no bueno!! This town and expanding area is a good place to raise kids or retire to. Make it Austin, and we are out of here!!! The city does need stop with the high density residential also a major drain on resources!!

      As long as we keep our historic downtown intact, and keep all of our downtown festivals and activities New Braunfels will always have charm!
