With all of the new development underway, we are experiencing an increase in overall housing capacity here in NB. Increased supply always means downward pricing pressure but when NB is fully built out and there are no more places to build, it is my opinion that property values will increase more than surrounding neighborhoods. If you are here for the long term (10-20) years, I think you will be just fine. Traffic aside, we personally love to see the growth as more people brings more things like Costco and Top Golf to the area. (Still hoping for a Trader Joes and a Barnes and Noble)😄

Hey Raad. Great video and please do continue to provide these updates. It is a good sign that we are seeing modest residential home increases. This means that there continues to be confidence in the New Braunfels market by buyers. In terms of interest rates...my guess is that when the feds meet again in March that there will be another prime rate cut, most likely by .5%. I don't think that we will get under 6% in 2025 but by the end of 2026 I do think that rates will settle in between 5-6%. With so much going on in NB, and all over NB, I expect to see home values and asking prices to rise, however not quickly but at a modest rate. Just my opinion. Congrats on the sales btw and thanks again for sharing your homework.

Wow! What an amazing update Raad! Between Veramendi and Mayfair, New Braunfels sure has some exciting Master Planned Communities. We have seen both and it would be hard to decide which one would be more attractive to settle in, but who could go wrong in deciding on either one? There are so many projects in the works throughout New Braunfels that offer something for anyone. Keep up the amazing videos Raad.

As a child i lived in the historical area of downtown and I went to daycare at the church next to the Faust Hotel. I often saw a female figure floating in the window of the hotel when playing on the daycare playground. As a preteen, i would love to go exploring in dilapidated buildings. One of those being the Schmitz Hotel. I would hear unexplained sounds and see dark shadows darting about. I wonder if anything is still seen or heard now that its been restored? I have no doubt there are souls left behind in multiple buildings downtown!

Rather have freedom to do what is best for my home then going into a HOA bylaws rules to fines. Plus anytime they can raise the HOA monthly fees on you. Even put a lean on your house not paying your fines then go into an auction.

HOA = Communism that eventually leads to fascism. 40% of homes in America are under HOA. Americans are getting destroyed by control freaks in America.

There's good and bad. But freedom is wonderful.

Like everything else, having HOAs or not having HOAs has its pros and cons. Depending on the type of buyer you are, you need to decide that carefully. I'm a non-HOA type of guy. It's all about having the freedom to do what you want.

I would never consider a HOA home. Looked at some land years ago to build on. I loved it but couldn't live with the restrictions.

Most don't know hOA's can take your home if yon miss a couple psyments. They played games with our mail and we had to get a lawyer to save our own Home. Yes, it's true.
