I've been in New Braunfels 4 years from a true small east Texas town. This is not a small town. It's super overpopulated, and they continue to allow Blackrock and other giant globalist companies to destroy Texas. This is the new California. What a shame.

FYI people, there is no water. Governor suggesting transporting water from other regions of Texas to offset drought. Sounds cost effective and logistically feasible 😂. Right. Let us not forget fracking requires a few gallons of water and will restart with gusto soon. Keep building, morons.

There are to many people already draining the wells and aquifers. All this development would be great in any other area that has infrastructure to bring everyone water. For here, this is horrible.

Raad...Wow...This was an awesome update. So many projects in the works that continue to make New Braunfels a great place to live and to visit. The master planned areas are going to be a big hit for sure. We love seeing downtown NB continue to built and renovate and the new mixed use projects downtown look like they will be a great place to visit and enjoy for sure. I think I can speak for many of your fans when I say, "thanks" for all the time and effort you put into your videos! So much information packed into each post every week... Cheers Raad!

My mortgage is 1350 a month, all this crowding and new business, I can’t wait to rent out my house for $2800-$3300 a month per the market price. Good times ahead and early retirement at the ranch we got down south! 😊

I hate what I am seeing happen to New Braunfels.. There is already a parking issues Just wait.. So crowded now with tourism it makes one almost sick.. We need more Apts. and Homes built to clog the streets even more than what is almost intolerable now..

I live here, thanks for the update! But dear Lord Im bummed about all the excess chain restaurants. We need more healthy food options and small local businesses to thrive. Happy about Sprouts coming to town even with delays.

The single project that folks I meet want to know about is Costco. And yet it seems to be continually missed in these update videos. Should we give up hope?

More Tex-Mex restaurants? Really? We need more real German delis, bakeries and restaurants. This is a town with deep German roots which seem to be disappearing every year. It used to be so nice here now it’s just an over done tourist trap. So sad. Who asked for all this? It wasn’t the actual residents of New Braunfels. Just my opinion.

Any speculation as to which large retailer Veramendi developers are eyeing? Resident here :)

Great Video Raad. As you know, we are in limbo now going back and forth from Allen, Texas to New Braunfels. I can tell you, once we hit exit 191 on 35, we know we are home. New Braunfels is certainly unique in that it not just a cookie cutter city. From historic downtown, to Creekside, Landa Park and the Hill Country views, one can hit each of these areas by car within 20 minutes (without stopping to explore). Once we are in New Braunfels full time in 9 months, I don't think we will miss North Texas. In addition, New Braunfels is perfectly positioned between Austin and San Antonio, which have two completely different big city vibes, providing NB residents have a vast pallet of choices from entertainment, to two major airports less than an hour away, to shopping, sightseeing, etc.... In our opinion, New Braunfels is ideal...

Hey great video. Question. I have a 100% disability rating from the VA if I take the exemption when I move to Texas are my property taxes deferred or is my property exempt. Meaning when I die and leave my house to me child will they be stuck paying all the back taxes for all the years I was alive and not paying or will my child get to start fresh and just have to pay the taxes from the year I die onward?

So called “affordable housing” increases the cost of all city services without a commensurate increase in the tax base. How will this deficit be addressed? By increasing property taxes on everyone else. Crime will likely increase because there is a correlation between “affordable housing” and crime. When I served on the Comal County Grand Jury, we approved over 400 indictments. Almost everyone involved a location in or near “affordable housing.” Traffic congestion, which is already a problem, will get much worse. Finally, where will the water come from to meet increased demand? Sounds like New Braunfels will look like Austin in 2029.
