- Hey Single Roses! Have you ever thought about buying a home for yourself but feel like it's not within reach? If so, this episode is for you! I had a conversation with Aerial Austin, a successful local NC real estate agent. Aerial and I talked about the benefits of purchasing a home as a single woman, even if you plan to partner later. We talk about what to look for in a good real estate agent, what red flags to look out for when purchasing your first home, what you’ll need to do to start the process and more!
I purchased my home in 2022 as a single woman with 1 income (less than 6 figures) and only $20,000 to invest! If I could do it, there's hope for you too! It is completely possible to find a home that fits your lifestyle and budget, even as a single woman. I will share my home buying story in a different episode if you all are interested.

This was a great video! Exactly what I needed to hear and keep me motivated. Question: do you have any resources to finding black women realtors and brokers nationwide. I am in Southern Cali and have been looking with no luck. So I have been working with an older white gentleman, but the trust isn't there, especially as a first time home buyer. I was crossing my fingers that Ms. Austin was in California, but she's not. Thank you for all this information 🤎

Is there such a thing as purchasing your first home “too late/too old”?
Not in my opinion, although I’ve heard after about 65, it’s harder to get approved for a standard loan.
Is it best to wait to purchase your first home until you are debt free? Specifically once your student loans are paid off?
I wasn’t debt free. I still have student loans. Most women I know who own homes still have student loans too. They look at your debt to income ratio.
@@ibuymyownrosesgood to know! Another video topic suggestion if you haven’t already covered it would be, how much should you have saved for closing, potential repairs etc.? Also, how much should your monthly mortgage be? No more than 25% of your monthly income? I think my annual salary is nice for a single person but using the 25% rule I can’t afford much house in my area.
