I have to say that industry is one of the few places where a few mods and a few custom assets are absolutely a must, such as surface painter to fill the gaps in the pavement lots, adding parking stripings (or even parking lots) around the industrial area, a few custom warehouses for variety, etc. It makes a huge difference. If I were told "pick any 10 custom assets and any 5 mods and build a city" they'd almost all go toward industry :-) Industry DLC makes a huuuuuuge difference, but it still needs that tiny bit of extra to truly shine.

I like to detail my industrial area with the ground cover tiles for the parks. Some look like stones. Plus you can zone right on top of them for a seamless transition from building to ground. Would love to see what you could do with that idea
I built the perfect industrial district. Takes up practically a whole area and handles MONSTER traffic. It involves A LOT of bypasses and direct highway access even into the industrial district for ease of traffic flow. Doesn't look nasty or unrealistic either.

I don't use epic games so not 100% usre, but I believe that they are giving away the base game only, a lot of this, and anything else recent you will see on TH-cam needs dlc and/or mods available on the steam workshop. Great game in its vanilla state, don't get me wrong, but you will get the most out of it by buying it on steam

I got the free epic games version too back then but later on I got the steam version with some dlcs.

For optimal flow, i think the traffic through the cargo terminals has to go the other direction so trucks aren't crossing in front of each other.

The Trainstation is not optimal. The one-lane-street needs to come from the other side. In your way exiting cars are struggling with entering cars.
