Can Ray go into the detail of what he changed on the hvac side from the default offering? Looking forward to this series as I hope to build in 2025. Thanks for doing this Rusty.
HVAC is not my area of expertise, but as it was explained to me the two speed air handler will lower the humidity without lowering the temp so the house is comfortable at a higher temperature. So, the house is more comfortable and saves energy and $$$.
You can not change any location of HVAC nor hose bibs nor any electrical outlets
.etc etc....very little choices..
When we picked our lot in the Fenney area to build our house in March 2018, our deposit was $10,000 as well. So it apparently has not gone up. The lot price is then rolled into the price of the house as you design it, along with the bond if you don’t pay it up front. Each model home has a base price, and as you bump out walls and add the finishings, the price is adjusted. We didn’t know precisely how much each individual design choice cost unless we had to make adjustments (eg, to save some money to stay on budget), in which case the agent could tell us we could slash the upgraded wall paint in order to pay for the water recirculator. T&D was the only pool company they allowed back then to build a pool at the same time as construction of the house was going on. Things have changed in 5 1/2 years, but the basics still sound the same.

Yes, the only pool open in the early evening is the neighborhood pool in Silverlake Village on the Historic Side across from Spanish Springs - also has a separate in-ground hot tub spa. I think it is still so but if interested, do ask - probably ask at Paradise Rec. Center. We moved West to AZ a few years ago for family reasons.
Our builder in Colorado, Richmond, American homes told us three months, turned out to be over a year to build our house.

Tell your friend to take a look at the pool at 3732 Conservation Trail, The Villages. I believe the house is pending, but it’s a Premier home on a large lot. Has a huge birdcage and lovely pool etc. You’ll see. Heads up, it’s a $4M home.

I love TV because of all the friendships I made here. One friend describe it as like college except there are no exams and we are not broke. They bill themselves as Florida’s friendliest home town, so it tends to attract friendly people. To put it simply, this place is fun!!!

I plan to list my existing home with the same sales agents I am currently using for the new home. They advised that I list it in January anticipating that my new home will probably be complete in February. Hopefully I can avoid a double move,
Great video Rusty! My wife and I just reserved a new house in Lake Denham. We are coming down in two weeks and we close on 10 October. We plan to stay in a rental for 30 days so we can get our garage floor and lanai done with epoxy (w/flakes) before we move furniture in. Do you have any suggestions for a company to use? Thanks! 🌴🫠
Last I heard, you only have seven days after closing to report cosmetic items. Therefore, you may want to have an inspection within the first few days. At a minimum, have someone with an eye for detail look over your house for cosmetic problems.

Rusty, nice video. Though with all the traffic going by, I bet the big reason why your pal is moving is to get a home away from a busy road.
I have a corner lot in St. Catherine so a few cars going by is expected. As for my friend who has a loud cart, that can happen anywhere. If I am out in my lanai and someone happens to go by, they nearly always wave. I will miss that.
I wish we had this before we started our build which may be catty-corner to your guest. We signed in May and construction started the end of August. So, I'd add there is a lag in construction sometimes because TV seems to want all houses finished before people move in. When I asked about construction dust, etc. after we move in this November, I was told there won't be any because all the houses will be built. Well done video. Oh, and I didn't know the Rec center pools close a dusk 😞
Thanks for the video! When we built our designer home last year it was fulling customizable (moving walls, adding rooms, etc) in which they replaced that with a few select options. Are the Premier homes customizable or are you still limited in customizing options?
We cannot move walls around in Premier homes like we could a few years ago when I first move to TV.

Any idea how long the golf cart ride will be to the new Eastport Town Center?
I looked at that yesterday and estimate that it will be between 15 and 20 minutes. By comparison, at this time my closest town square is Brownwood which takes about 22 minutes by cart.
Rusty you mentioned a two year and ten year inspection . Can you elaborate .. we had our first in March is there another we should be aware of? Thanks
There is a two year warranty on systems such as plumbing, electrical, HVAC. There is a ten year warranty on structure such as foundation. Hope that helps.

I do not have any numbers on the pool yet. I will not know that until my design meeting in October.
Are there closing costs associated with buying a new home?
Rusty did you have choices for your courtyard villa I was under the impression they are not custom builds ?
No it was what it was. On a pond there are a bunch of upgrade and you have no choice as the house is complete before its on the market
What about fences?
My understanding is that you cannot add a fence to an existing house. Many have privacy fences or walls built by the developer.
I am wanting to know if RAY will be selling his home before moving into his new one as I would like to see if he wants to rent mine for those few short months ! I dont know how to contact you other than thru here.....

I just designed a new " designer" in Dabney and it IS NOT a designer home. Only 10% of what is shown in the design center is available. Everything i wanted was NOT available..The design center is now in a garage located in a model home. I did purchase but it was CLEARLY bait and switch after I placed the deposit...Hope you communicate the real experience as of now.. Big changes..
The design center in a garage is a satellite location, the main Street of Dreams is still there.
What county is The Enclave in? CDD and tax millage? You’re looking to move too?
It's in Lake County.
We will be in Lake County, CDD 14. I imagine the tax millage rate is somewhere on the Lake County website.

I believe the new Enclave area will be in Lake County with Leesburg tax computations. The current millage rate is 16.864.
(The highest for homes a part of The Villages so far BTW)
