    It would be interesting to interview people who are selling their houses in the Villages after 2-3 years due the after glow of living in the Villages wears off and expectations did not live up to their to seeing themselves living forever in the Villages..

      @@JERRYANDLINDA I suppose you would have to visit open houses or knock on doors with for sale signs on the garage to interview sellers or their agents.
      An episode that would require a month or so of work.

    About roofs and insurance. A new law, signed by DeSantis recently, requires insurance companies to accept a roofing company's inspection report stating the roof will last at least 5 years. Insurance companies can't drop coverage for roofs over 15-years old if they have this inspection report.

    Yeah that homeowners insurance debacle is what's keeping my checkbook closed. 40% rate hikes, cancelled policies, fees and surcharges to cover insolvent companies. And a $19,000 roof every 15 years is a $1,600 yearly tax all its own.

      Buying a place with a new roof would be one replacement..maybe in my lifetime. We can't run from taxes and insurance. It's either a leap in faith or being on the death bed saying, gee wish I bought that house in TV.

    Bought a house yesterday in Newell... So excited!!!!!! Going back to Illinois to sell our house. Can't wait. Are planning to rent our new house in Newell out before we can move in

    I love love this show today !!! Free information that’s very valuable. It seems like everyone is wealthy there, buying 500,000 dollar homes sight unseen. Good for them and I mean it ❤️

      This is the reward for putting in years of hard work, bad jobs, bad co-workers and/or bosses, long commutes and the like. It is called a work ethic and having perseverance and wisdom for the future.

      There are a lot of lovely homes and neighborhoods in the villages that don’t command those prices. Also the neighborhoods have mixed areas . Small bungalow style homes on the same streets as $500 plus homes . They are all beautiful places !

      RR - I wanted to just add to what others have said. These folks are simply using the equity they accrued over years & years - decades actually - of paying a house payment. If the area they are coming from is desirable - walking out of the title office with half a million dollar check is a common thing with baby boomer & younger homeowners. The great majority of these people are middle class. Don’t be discouraged, Friend. Just trying to put that huge price tag into perspective!✌🏽😎🌴

    To Laura & Tim: I’ll wager that you feel doubly lucky to have moved to The Villages when you did, now that Arizona has had to stop all new home builds, due to lack of water. I pray a resolution comes for the state of Arizona.

    This was a great show! It was so interesting to hear from relatively new residents and their buying experiences. I also enjoyed seeing the homes some of them purchased... always in awe of the plants and landscaping! I know you enjoy meeting everyone, but this is a lot of work that you put into these videos and it is certainly appreciated. I'd enjoy a revisit with this same group in the future! Sounds like they are very happy they made this choice!

    I especially like the man that moved from California and his view of moving to Florida and his take in the proximity to highways. The real estate couple had a lot of great tips, no sewage plant area. Plus ask for what you want. They had a great real estate person who worked hard for them vs selling a property that sells itself. You should have them on again !!!!

    I loved watching this show. It’s one of the best episodes you’ve produced. My husband and I have been on three visits to TV. Each time there was something that prevented us from purchasing. One time my husband got Covid, another time we found a house but someone else beat us to it. Now my husband is hospitalized and we are probably not going to ever be able to go back to TV, let alone buy and move there. I cried as I watched today-happy for these lovely people but sad that we can’t join them. I’m still a diehard fan and supporter of your show. I don’t know how you keep coming up with such a variety of interesting things to share. Keep up the good work!

    We loved hearing everyone’s story of how they purchased their homes!! We so loved watching your videos for over a year and it was so inspiring. We saw a model and did a bid and saw the house by videos. Our realtor was AMAZING and we weren’t surprised with anything!! We love it here!! Frog here forever😎😎

    This video is so touching to me. I can relate to the joy they feel living here and the confidence they have knowing they made a good choice! I love hearing what people thought when they first came here and saw The Villages because I know how I felt. I was shocked when I saw all of these little cars scooting around.       Show idea - maybe some focus on the subject of people making the choice to leave family behind. In 3-5 years when/if we relocate there, that will be the one last “hangup.” And if there is already one you’ve done, please show me the link 😊

    Yes do your due dilgence and this may take time. Don’t let your heart rule your head. There will always be another house if you miss out and the Villages Realtors seem to be very skilled at what they do. You will find your perfect home.     I liked the husband/wife interview. Would be great to do a show with them on how they picked their location and why. They could show us where the trash sites are and the sewer. It’s things most people would not think to look at. It would we an amazing show!

    The roof and the insurance situation (and increasing property taxes) are terrifying. I plan on being in The Villages in 14ish years, and Middleton within the next two years, and the only thing pushing me away from the idea altogether is the roof, insurance, and taxes- and I know I'm not alone.

      That’s one of the things that is very concerning to us and also pushing us away. Not to mention where are the hospitals to care for 150,000 residents and counting ???

      @@nf2885 honestly, I would just drive the 2.5 hours to Jacksonville and go to the Mayo Clinic. I live in Las Vegas now and the healthcare is terrible, I drive 5hrs to Phoenix for most serious medical stuff.

    Good morning and happy Thursday Jerry and Linda. Good morning and welcome Donna. Sight unseen? Wow. I’m a nervous Nelly. Don’t think I could do that. Quite brave of them. Good morning David 2nd guest. GM Ryan 3rd guest. GM 4th guests Laura and Tim. Oooh. Real estate agents. Different spin. I understand the insurance requests but it seems ridiculous to force ppl to put out these monies to change entire roofs that are fine 🤷🏻‍♀️. Folks usually fix their roof at the 1st sign of trouble. Good points about being near major streets and sanitation facilities. This was very nice hearing these folks stories. Thanks to all for sharing and all happy. Yes. Hope there are none but hearing the salty not happy would be interesting too. Thanks and wonderful weekend to all 🤗

    Very interesting to hear the new residents experience and how most of them sold a home very profitably elsewhere. Certainly is more desirable not to have a mortgage in retirement.

    Fantastic video. We bought a lot, came back 6 months later and changed it to another village. Finished the designs and due to covid had to wait 3 years before we got to see it. Thanks to GoldWingNuts video service we at least got to see it being built. But getting inside that first time, seeing how big the home was , oh boy were we lucky. The place is amazing. So not surprised that you have such interesting interviewees who have shared their positive stories. I reckon you’ll find it VERY hard to find anyone who regrets the decision.

    One aspect about these interviews that would be interesting to know is about their family (kids and grand kids) and how close they are with them and where they live and how they will manage staying close.

      Very close. They live in Scottsdale. They have come 3 times since July (we have vacationed with them) and now we will visit every 2 months. Plane flights.

    Really interesting show. Surprised there wasn't anyone who regretted their decision or had things they really didn't like. Maybe those complainers don't participate in FB so didn't know you were doing the show 🙂
    BTW, a roof's "30 year warranty" does not warranty against things like shingles lifting up, curling, leaking, falling off, etc. It only applies to the manufacturing process (defects) and that the aggregate (the tiny little rocks that are attached to the shingle base) won't fall off in large quantities. Single or small numbers of shingles with that happening aren't a warranty issue - it's when the aggregate fails on a substantial portion of the roof. And then the warranty is pro-rated. You'll get a declining percentage of the purchase price based on age applied to the cost of replacing the roof. Significant aggregate loss isn't usually a problem. Leaking roofs or lifting shingles are the things that will show up earlier - usually somewhere about half the length of your warranty period. So your 30 year warrantied roof should be expected to start showing those signs of age and should not be surprised if the shingles start lifting or leaks start showing up. The longer past that age, the more likely you'll see one of those problems.

    That was really fun. I looked at new and used and decided that because I had done renovations on the prior two homes I bought that I just wanted a new home. And I needed a veranda because of my dogs. The homes in Deluna were the only new ones at the time but I really like the location because my church is in Wildwood. And like the other gentleman said it's right off of 301 and easy onto the turnpike and I can go up 301 or I can go the other way up Warm Springs and go on to Morse to get into the main part of the villages. After losing bids on three homes there was a home that came back on the market that my realtor put my name on without even talking to me. My biggest requirement really was a veranda that had a backyard that would make me feel like I had property without having it. I hated the high power lines and ended up right next to them. But I love my house. It's funny but it's not the plan I wanted because of the smaller Lanai, but I have a Livingston also and I really love it. It's just me and my dogs. And the size is perfect for a downsize. And it's new!
