    I finish school very soon and I would love to get involved with home renovation, it looks like great fun, its much more active than an office job.

    Would love a video about costs in general so not to get ripped off because I’m new to this and will hopefully be getting started with my first property next year. The more info the better 👍🏻

      It’s hard to do a general video about costs because every area and tradesman are different but appreciate the feedback. Any other ideas for vids?

      @@jackdavidsmith a video documenting every details/steps + your thinking process or why did you make this decision from start to finish of flipping a house/renting it out would be pretty cool. This would be easier to get into a mindset similar to yours for people like me as a newbie. The longer the video/more detailed it is, the better imo. Thanks

    Thanks for the video, I must say those prices are incredibly keen, I’d struggle to get half of all that done for that price in North Wiltshire and I have contacts in trades. Slightly jealous, ngl 😃

    Too expensive all that and didn’t change skirting, architraves, only painted old, not to mention EPC wasn’t improved with external wall insulation and only one door more like a 23k refurb fixed price with all the things I stated above plus bills and costs included is what that would cost us

      External wall insulation isn't all it's jacked up to be many many homes don't have it up here. There is a reason why there is initially a void there and one of the purposes is ventilation. External wall insulation isn't needed and there are plenty of other measures that can be added instead to keep the heat in and improve an EPC rating. Not to mention there is a risk it can cause damp.

      @@Mark-wq5uw hi mate have to say you are wrong putting insulated plaster board with 50 mil thick insulation on the inside of the walls that the outside of them are in contact with outside air is the best way of insulating your house some houses have double cavity walls that you can fill to act as insulation but even then on those we still go with option of putting insulated plaster board with Lamu minimum backing that prevents damp patches not here are not plenty of other measures to get your property to a EPC resting g and above as loft and wall insulation are thing that get it past a d towards the c. The properties last many more years than any other way. Only reason not to put is is that you can’t afford it when in realty it’s worth every penny for the customer to investor and end finished property.

    Getting a full referb contractor in usually costs around 2x in my area. South East.

    I love how every property youtuber starts by flipping/renting houses and then making courses/training/deal sourcing instead. Definitely more money in lying to people about how easy it is 😂

      mixture of both I reckon probably know it's hard graft managing a project let alone doing some of the work yourself and as you can imagine online money is easier money to them

    I don't believe these prices. I spoke to 10 different builders and traders. No one came close to your prices.

      This video was filmed last year so prices may have gone up on some things. It all depends which builders you spoke to, what spec you requested and where you’re located

    Another great video Jack, much appreciated! I presume the refurb price breakdown you provided is based on rates outside of London. On average, how much higher would you estimate the refurb costs do be for a similar project in London? I'm guessing anywhere between 30-40% on top, is that a reasonable estimation? Also, keen to understand how/where you source capable builders at reasonable/economical rates, many thanks.

      Akbar, you can forget getting anything like that much work done for that price just about anywhere in the South. I’m in North Wiltshire, near Bath with various trade contacts and I’d struggle to get half of that work done for that price.

    Your prices seem mighty cheap IMO, £500 for the strip out 🤔, and all your plastering for just over £2500 🤔 not where I live.

    How are you doing bathrooms for £2.5k and kitchens 3.5k. What a load of old nonsense. Two men working on a bathroom for 5 days, is at least £2,500 labour, same with a kitchen.

      @@jackdavidsmith Every bathroom/kitchen fitter i've ever met, has worked in a team of two. Usually one of them does the carpentry and the other does other things
