Love this video, finally someone who breaks down the actual quotes.. as a first time buyer with no industry contacts it’s sometimes difficult to wrap your head around what the costs might be for a fix up property
@@h3steven mate can you help me with quotes please, I'm in South Wales and I dont know if things have changed since this video, but I'm getting quotes 3-4x what you have here!!
I’m amazed a high end kitchen can be as low as £4k and that replacing so much can come in under £30k. I’m looking for myself and mum when we move out of London, very helpful info.
I agree... your costing are missing so many things you mentioned while doing the walkthrough.... and other things you forgot from holding costs (finance, utility bills, insurance etc) to skips, certificates etc... not sure if you did it 🤔 but show a video of the after and confirm all the costs as I a, sure you do not want to mislead your viewers...
Like some other people in the comments I am a little weary of the prices given for work estimates and some of the minor details regarding certification for works etc that are not included, however I’m not going to say they aren’t achievable as I work in the commercial sector and kitchens from places like howdens are practically handed out to companies like the one I work with because of the the amount spent with them. I would say as some one who works in the building industry that all of the prices given in this video are achievable for people who have connections or deal with tradesman regularly , however I would also say that the average homeowner or a first time flip investor would not achieve the costing shown with a high standard finish The fact you are showing the amount of details you are in regards to the way you source, purchase, refurbish and sell properties is great
Appreciate what you are doing to the building community. Its hard to trust a builder these days , you don't know if their price is actually related to inflation or if he's just blaming it on inflation
Hello just purchasing my first home, a 2 bed flat in Cardiff, how do you refurb a kitchen for such a great price and where to find a good builder to cover everything? Thanks!
Hi Buddy , you haven’t included any striping out costs and material costs for lighting doors , plaster boards ,bonding on and on do you have any ball pack figure of those in mind that you want to add to the original figure? That would help us many. Thanks
Live your Vids bud ..best on the tube ..far more transparent and up front than a certain someone else who lives in pure fantasy land Keep up the great content . Loving your style as well ...freshhhhh
Really informative video, this shows the benefit of using one builder with a good team, individual trades would cost more in the long run, great work, your channel is going to be the one to watch from now on.
That’s amazing feedback! Thank you for watching.....We will keep providing as much information as possible to everyone and turn this in the the best property network/programme in the UK 🏠⭕️😁
Great video. Loved the breakdown of each of the main jobs! Do you find these prices are still valid today, or has the costs increased by 20% or so (in line with inflation over the last few days).
Nice, I think you forgot the cost of the bathroom? Also the £4k is for fitting the kitchen - what about the cost of the kitchen? Has that overall value included the cost of all material? Do you recommend just getting a builder to do everything or get individual people to come in? So electrician, gas engineer etc if so - what do you start doing first?
When you said the total cost of the property and renovations etc i couldn’t believe it, shocked and in awe, congrats on such a solid project, never been more inspired than right now.
Think take out kitchen wall full open plan breakfast bar or island separation IMO that wall is ugly. If you going to do it do it right sure it’s not a supporting wall
I appreciate this video, but I think it's worth noting that these prices are for making it LOOK nice and newly-renovated so you can maximise profits from a flip. If you wanted to actually live in the house long term, you'd want to spend quite a lot more for better quality, or you'd regret it in a few years. Like even a fairly low-end kitchen would be £8k.
Love the numbers but the work vs end value is a little close? I just completed my first flip and I got £21k net profit from a £43k flat in Dundee that sold for £80k after a £16k refurb + kitchen to bedroom switch. You're refurb prices are really low though compared to mine which I love! Did you get any discount on the property? Awsome video!
Thank you for your message; the area that this building is in, is very sought after. Rental is fantastic. I would put this on a long term contract with the local housing authority and finance it based on a commercial valuation. So I might achieve more than what I said in the video 🙏🏼
Excellent video Ste, short, concise and I feel happy to see that our design ideas are aligned with an expert like you 😇💪 Would love to show you our latest flip and ask you for your thoughts on the money we have spent/our decisions 😊
It includes changing the old boiler to a new one and replacing all the radiators and pipes in the property. When you go to the property you can see wether it needs updating or not and if you are unsure then I would advise to get a professionals opinion 🙏🏼
Im confused at these prices, i live in teesside one of the cheapest places to live and buy in the UK. The bathroom and kitchen prices dont make sense to me.
I love videos like these but it's heartbreaking to watch when you rip out period features like banisters and coving and the thought that they end up in a skip

Nothing else even compares with the quality of information and visuals as the property circle
Thanks so much, we really appreciate it!
Them prices must be plus materials. How can you supply an fit a bathroom for 2500 lol and the kitchen Supply And fit for 4000 lol
Not sure where you live but that’s the prices we get supply and fit for 🤣
Even if you got the cheapest crap of ebay and tiles ect from Wickes you won't have any change from 2k for a 3 piece bathroom

Nonsense, please watch the video correctly about certain things before you comment 🙏🏼

Hi Ste, are these just labour costs without materials? or including materials? Thank you!

Thanks for this. Really helpful and broken down in to manageable chunks for newbies!

Love to see a follow up to this !
How do you get a value of the sale price of the property before a renovation will be done?
Wow! Another great video!🙌🏾
Thank you!!
Is that just the cost of the labor not the materials
Thanks so much for these vids, bro! 🙏🏼
Thank you for watching 🙏🏼
Brilliant video. First time seen your channel.
Thank you
are those cost with materials and kitchen rads etc

Great video!!! thank you for this information. is this cost covers both labour and materials or just labour?
Really good video. Excellent breakdown of numbers and info regarding comparable costs to cover the north/wales/midlands regions too
Thank you 🙏🏼

Glad it was helpful!
Great video. Learning so much from this team. I wonder how much the cost will be in total if this was down south?
Would these amounts be for the builders labour or does it include materials?
excellent content as always
Thank you 🙏🏼😁
Wheres all the carpentry labour? Thats the largest cost!!
How much would the renovation cost now in 2023
Is this renovation cost including materials ?
Hi Hamilton, Thanks for sharing. Does this include vat?
Good question, would love to hear the answer to this.
Informative vid 🔥

Thanks for sharing watching from thailand
By saying change the central heating - what does that include? And what would make you change it completely?
It includes changing the old boiler to a new one and replacing all the radiators and pipes in the property. When you go to the property you can see wether it needs updating or not and if you are unsure then I would advise to get a professionals opinion 🙏🏼

Like 2500 grand for what looks like 80 square meters of carpet, laminate, tiles flooring? Where you getting these quotes. Send them my way
These prices seem very low to me!
3k rewire is cheap
Did you get the sale price, you thought that you would get?
Good video and straight numbers
Thank you

Great video. 💥🎉
Thank you Nik! ⭕️🏠😁
Who is your builder?
I don’t understand how you could do all that work for that price 😮
Music was too loud compared to the rest of the video.
Thank you
Great video as always🙌🏼🏠⭕️
Thank you James, glad you liked it! ⭕️🏠
Great video Steve perfectly explained everything you need to know regarding a renovation ✌️✌️
Thank Andrew! Hope you're ok
