The normal practice of Phil Developers for a 3-4 year project is to increase the price by 1% to 2% every month from the first offering. Cash buyers can also get 12% to 15% discount. So for a 4-year project the price of the condo will be at least 48% higher when the owner takes over the unit.
I also don't hesitate to ask my broker to reduce his sales commission by 50% to close the deal. More often than not they'll agree because brokers get rewards for reaching a sales quota or becomes a top seller.
Another tip for presale buyers is to buy as many parking spaces over your allotment as they are very easy to rent out and requires no maintenance. The rental return on parking spaces is actually better than the actual condo units and finding new tenants takes far less time, often just a phone call to my broker as they already have clients waiting in line.

Very true!.. Dito aa Davao City may nakuha ako na Studio Unit ng Condo na katabi ng Mall. Noong 2018 nakuha ko siya 2.6 million ang pre-selling price. Ngayon 2023 ang price ng Unit is 5.2 million na. Pero balak ko ipa- refund yung nabayad ko na 500 thousand para may pera ako pag punta diyan sa Canada... sayang nga! Pero gusto ko kasi makapunta diyan.

Yes condo ownership is perpetual. You have every right and entitled to as provided in the Condominium Act.
Full ownership rights to the unit.
Proportionate share of ownership to all the common areas of the building and the land itself where your condo is built on.
It will never expire.
You can pass it on to your family.

Yes maganda din may lupa kasi nag appreciate ang lupa.. and it is a scarce item. But for now, house and lot costs a lot than the condo. Probably in the next properties, house and lot na. ☺️🙏

My wife and I bought a luxury condo in Manila in 2012. The sales guy said the pre-selling price of 95K pesos per square meter will rise to 175K pesos psm upon turnover in four years. He didn't lie as the development was exactly 175K psm when we got the keys to our unit in 2015. Today the market value is 295K psm. So it may have been FOMO by our agent but our decision was also based on the potential of the CBD area my wife and I were buying into.

Share us when is ur early retirement @ saan mang-gagaling ang income. Maraming pilipino sa canada na may 1M cad. networth specially baby boomers and gen X's. Mostly frm real estate. I wouldnt be surprise if ur one of them. Ikaw pa! But the problem is even if you have 1m networth d2 sa Canada you still have to work eh,kulang ang dividends ng 1m or interest income to sustain our lifestyle. Sa philippines nman from 250k cad lang you can earn easily 50k pesos monthly thru interest. Pls. Share us your hopes & dreams baka sakaling may ma-learn kmi.

32 sqm, condo dues is around 70 pesos per sqm

Basically this is just a scam. I call it condo bodol. One of the strategy of the developers right now good location kono ipa rent molang may cashflow kana they don't mention about the vacancy rate. Invest wisely po lalo na s kapwa natin ofw.
