The village is at only 12 km from the motorway A25 and this allows to reach Rome in around 2 hours, 25 km from the airport of Pescara and the sea. At around 10 km there are the ski lifts of Passolanciano, where it is possible to ski while looking at the sea. In the village and close to it there are bars, pizzerias, restaurants, small shops with local farm produce, and a bank, within 15 minutes you can reach the shopping centers.

Looking at the listing, I think it’s opposite the stairs in the living room. This seems to be in that section overhanging the alley?
@spot7006 is correct. If you got to 7:20 (I don't know how to make that clickable) you'll see the door opposite the staris.
I've seen this house before or one very similar from another channel. The bathroom is over the alley that leads to the cantina.

Those floors upstairs are gorgeous. Bathroom needs work. Maybe kitchen counter space. I would keep the cupboards
