Our opponents are putting up fences and building posts for permanent shelter inside our lot... We are already in the level of DAR for possible settlement... We already have cautioned the PNP officers on this...

      Registry Of Deeds and the local Assessor's Office are right offices to approach. If you go to LRA in Quezon City, you would likely be sent back to R of D.

    Mayroon akong biniling steward ship at mayyroon din realty tax every year for almost 30 years. Akala ng iba pinapabayaan ko kasi nag migrate ako dito sa US para assist ko ang nanay ko na may edad hzz as ng gam siya’y puma naw. Ang akong asawa ang tumitingin at Kung kailangan ng assistant ay pinapadalhan ko naman. Nagbanakasyon din ako at kami ay bumisita doon. Pinsan ni misis ang taga bantay at nagtatanim din kahot ano na Lang. Support din ako ang gusto ko sana ay magkaroon ng torrent title para naman mai Panama ko sa akong mga Amal, sana ay ako ay big yan ninyo ang process for having torrent title. Hindi naman ako US citizen but real Filipino. Thanks for helping Dios iti agngina

    Kapag rights lang hawak dapat i check sa brgy na nakakasakop kung may record; kung all clear at walang record na double sale then its ok...then punta sa bureau of land for inquiries and cite visit 👏🤝

    Attorney, Good day! Question po. kapag binigyan ka ng portion ng lupa (rights) ng may hawak ng titulo, and then binenta yung rights na yun sa ibang tao, is there any chance na pwedeng alisin yung rights na yun or ipagpawalang bisa ng owner ng title dahil ibinenta sa iba?

      Pwedeng ibenta ang lupain na walang titulo basta meron itong Tax Declaration na nakapangalan sa may ari ng lupa.

    Nakabili po ako noon ng Lupa sa brgy namain. 1995 pa po. Mayroon naman titulo. Sa titulo ng Lupa ang right of way ng Lupa sa rilles ng train. Ang problema maynakatira sa dadaan ko at may bakante pa naman para makadaan kami. Kaso ang nakatira doon ayaw ako bigyan o padaanin..sa tagal na pakikiusap ko sa kanila matigas ulo. Inaaway na nila ako. Sabi ko usap kami sa brgy ayaw talaga ako padaanin. At pati un presedente sa rilles ng train. Nagagalit pa sa akin. Year 2008 bininta ko na lang po. Para umiwas na lang ako sa gulo. Masakit sa akin mawala ang lupa...salamat po..

    Sagot: Depende
    1. Alamin kung ano ang rights na sinasabi (e.g. Tax declaration, deed of sale)
    2. Alamin ang type ng house (e.g. NHA)
    3. Siguraduhing ang nagbebenta ay ang nakalista sa Rights

    At ninakaw po ng kamag anak yong kasulatan, pero kmi pa rn po nag babayad ng tax. Ano kaya puede gawin

      Maski ikaw ang humahawak ng titulo naka-pangalan sa ibang tao, sa mata ng batas at estado, hindi ikaw ang nagmamayari niyan, maski sabihin mo pa na ikaw nagbabayad ng buwis. And dapat mong gawin isauli/isurrender mo yan title sa registered owner or sa Registry of Deeds sa nakakaaakop ng lugar. Kung namatay na registered owner(s) niyan, may succession of rights ayon sa Family or Civil Code (prior to 1988), at anak ang normal heirs. Other than sa mga anak or legitimes, walang sino man ang pwede may magari ng property unless may Deed of Absolute Sale kang pinaghahawakan coming from the registered owners. 'A mistake (wrong), will never correct another mistake'.

      May resibo? Interesting case, kabaligtaran to nung inaral namin, in that case nasunod ung may-ari ng lupa since sila pa dn ung nagbabayad ng tax. Di ba pag may ganyan, may kopya both parties? Feeling ko sanla to eh, tapos d natubos. In that case, bawal yan. Pactum commisorium.

      Hindi mo makukuha ang lupa kahit nasa iyo na ang titulo. Dadaan ka pa sa mga Tagapagmana nyan @ sa Register of Deeds.

    Atty.tanong ko lang po.ano ikaso sa tao pinagsanlaan ng lupa na inangkin ANG lupa at nagpagawa siya ng titulo na ipinangalan sa kanya.siya ANG nagsasaka po at HND nagbibigay sa amin ANG inaani palay almost 20years na po.halaga ng pagkakasanla po 6k po.gusto ko natubusin.ANG nagsanla nanay ko po pero matagal ng patay.ngaun ko lang nalaman na ganun nangyari.thanks godbles atty

Kahit po 50 years npo ung tenant Jan sa lupa hindi cya pwd mk angkin..mg depend n yan sa me ari NG lupa kung bibigyan nya NG portion of lot.

      Hello po pahingi po ng advice kasi may buyer po ng bahay at lupa namin..ready na po agad sila magbayad ng whole amount pero parang ang shady, magbabayad na agad sila ng whole amount na wala pang nabibigay sa kanila ng papers. Also hindi namin kilala kung sino yung buyer, may agent lang siya. Please po Im only concern for my parents.

      @@malayangpagong2934 licensed real state agent po ba yang ahente? normal naman ang may ahente kung dinaan sa ahente nung buyer ang pagbili ng property, ang pagbenta naman ng property ay may mga kaukulang papeles, at wala pong buyer na magbibigay ng "cash" basta basta lang na hindi kayo nakakaharap dahil kayo ang seller...sabihin nyo po sa ahente gusto nyong makausap ng personal yung buyer...pag ayaw ng ahente wag nyo pong "ibenta" baka kayo ay maloko o niloloko lang kayo ng ahente...hindi po lulusot yan kung may alam kayo kung papaano ang pagbebenta ng property sa legal na paraan...kung may doubts po sa pagbenta ng proeperty nyo dun sa "buyer" wag nyo na pong ituloy... yan po ang pinaka safe.

      @@malayangpagong2934 naku! wag muna kayo magbayad. hingan nyo muna ng xerox ng titulo at real property tax kayo mismo kumuha ng certified true copy ng ctc sa rd. at real property tax sa mismo munisipyo ng lugar property bbilhin. at dapat updated amilyar... baka matagal ng hindi nakkabayad. hingan din ng valid id kung sya ba talaga owner. ingat dami scam ngayon.. wag basta magbbigay ng pera dapat isure documento nya at dapat nakadeclare property nya house and lot. Minsan kasi nakadeclare lang lot lang yung house hindi pa. naku! ipaayos nyo muna sa owner yun para hindi kayo mahirapan pa maglakad. saka dapat makausap nyo mismo owner. pag ayaw ay! backout ka na scam yan..
