  • Today I visited 2 pre-war apartments in Tiong Bahru, Singapore. This country is known to be developed and modernized but if you go to Tiong Bahru, you will get to check out some of the oldest housing estates. Su and Ed showed me around their their flats that were made in the 1930s and 40s. These flats may be old, but they have taste and heritage. Wonder how it's like inside? Join me on today's house-tour of 2 pre-war flats.

    wow, I like the first house. so cozy and homey. It is definitely worth the money, so much better than staying in a condo.

    This is the neighbourhood of my childhood. It is a quaint hippie cafe venue these days, but in the past, there used to be many traditional shops and businesses. There's even an old bomb shelter that was discovered in the recent years!

    シンガポールのショップハウスの様に、外観は歴史的な建物なのに中は近代的にリノベーションされていて素敵ですね!
    昨年、初めて伺った時もあちらこちらで内装工事を見かけました。
    チョンバル近くの『NUS Baba House』も素晴らしかったですが
    あそこは撮影禁止だったけれど、ぜひ見ていただきたいです。

    The apt is very nicely renovated and the ceiling looks really high. The only issue with these old flats is wear n tear. The home owners would probably need to spend a lot on pest control (esp ground units) and maybe aircon.

    For 1 million this is quite good.. some condos which are way smaller are more expensive

      There is a cost benefit compromise, it is good to stay in Tiong Bahru , art deco prewar apts if you work near the city or cbd or work home, if you dont need a swimming pool, if you dony need a car , no allocated sheltered parking, no green lungs , you are breathing traffic fumes from busy Outram andnTiongnBahru Road, and if you are homebody. Basically, what people pay to use in.condos, you can live without it.

    I went to school in this area in the 90s and always felt attracted to these old flats. Had dreams of owning one. Then I grew up and the area got so gentrified that these flats got priced way out of my budget. 💔

    These pre war apartment are really made to last. The walls are super thick , if i am not mistaken , its double brick wall that is 4 times the thickness of normal single brick walls.
    The cement used , is also very good quality, made to last 3 human life times.
    But the thing is , it can only be built in small quantities only, because it consumes so much quality raw materials,
    I would say it is not equitably done because only a small limited population only gets to reap its benefit.
    That is why the govt created the HDB , so that 90 % of population gets to live in good quality, safe , clean, and secure housing estates that is the envy of even first world countries , just that they are too shy to admit their admiration.
    Third world countries have come to Singapore to learn public housing administration.
    I have been to Tiong Bahru , and even the staircases of these S.I.T . built apartments are still in very good condition, there is.hardly any crumbling of the cement , really , really., long lasting,
    Even lease expire, govt should preserve these historical treasures, they dont build them like these anymore.

      this is not complete true, a relative of mine stays in one of those units along that row as the first owner and has never renovated. The leaking walls and cracks from age are causing a lot of costly problems precisely because of the different variant of materials used. so quality, durability? 3 life times nah...dont overhype it.

      Tiong Bahru SIT flats are under conservancy and will be preserved. I agree that older flats are more durable, whereas BTO flats are built uses precast concrete like Lego because HDB needs to build more units within shortest time frame so quality is compromised, that's why there's usually lots of defects even within first 5 years after completion. BTO flats also known to have poor noise isolation, can hear your neighbours noise even when your main door is closed because the precast walls are thin.

      @@sho9214 I would say Hdb designs in the 70s , 80s were basic and served the masses, it was very plain and basic ,
      But as the years went by , more features and choices was given to hdb purchasers, options for wall tiles, floor tiles , was proposed, and even penthouse type with generous patios was offered, besides maisonette for the lucky few who had income qualified to buy , very limited stocks of new penthouse type hdb, hdb 4 rooms with balcony options ,
      You cant say the givt didnt try hard , right.
      Many hdb owners who can afford it sold their bigger hdb flat for a higher premium and upgraded to private condo becos the kids wanted private condo facilities.
      And hdb still builts flats for masses and keep adjusting their policies.
      Just that cant please everyone

      Shenglee Chen yes of course newer ones are better but the issue the price for old ones for rent is still high compared to other countries but quality is lower.
      This is one of the drawback for Singapore compared to other countries

    My grandfather's brother use to own one of them in that area. he was not rich. Flats that are use to be own by normal people are now affordable only by millionaires. having said that, the older houses in singapore are ridiculously spacious.

    The apartment has less than 50 years remaining lease,it is a bad investment.Can buy 2 resale 5room flats in jurong west or marsiling ,woodland or chua chu kang or even 4 freehold terrace houses in JB.

      g aby theoretically when the lease is up, the land will return to the government, what they will do to it is secondary. However, the residents will have to move out.

      According to the Conservancy Plan, they'll be preserved, which also means there's zero chance of SERS (HDB version of Enbloc) and the lease will decay to zero. Hence, if people were to buy these SIT flats with remaining lease of 40 odd years for a million dollars, then they're technically renting it at about $2K+ a month till the lease ends, which is still cheaper then renting it outright from the rental market at $3K+ a month.

      Ghib-san is sort of living as us normal people in Singapore. His videos are shot in his typical Chinese family HDB flat so this is just his journey to discover the other side as well.

      Ghib himself is living the humble average Singaporean life (i.e 4 room HDB flat without car), I consider myself average even though mine's a resale executive flat in central region.

    At 4:42, Su said that they had paid a total of S$1.1 million; however the Japanese subtitles were 1.1億, which should be 1.1百万instead.

      Pre war house is 99 year leasehold so only limited years left. Singaporeans are very pragmatic..its not money cause a lot of condos cost more and are much smaller

    I think the subtitle is not quite right? 1億ドル is 100 million dollars; while 1 million dollars is 百万ドル. It is like 100 times out.
