    In 1997 we purchased a 30 acre property, at that time we built a 30 x 40 foot 2 story pole shed with a bathroom and rough kitchen that we lived in while we built the house. That way when the house was built I had a heated and air conditioning shop with a bathroom. Best decision I ever made at by the time the house was built I doubt it would have had the money or drive to add the shop at that time.

    On the small bright side you have outgrown any garage you would have originally put up. You are to the point 40 by 60 :)
    Or fire up guys saw mill and build a dozen 12 by 12 sheds there .

    Wow Gord! Sounds like they make it very expensive and painful to build anything in your area! We’re on the opposite end of the spectrum where I live. It’s amazing what you can get away with building or doing without permits. Thanks for sharing!

    Also remember if you do build a garage make it bigger than you think it should be. You will out grow it sooner than you think. That is why we built a 20x40 shed when we thought we would only need a 10x15 shed. The 20x40 if full and our house build that I have been clearing the area for is going to have two garages, like wings to the house of at least 25X40 each. One side for the trucks and the other for the equipment.

    Although we still seem to have fewer restrictions here in Quebec about permit applications, it seems we have headed in the same direction as you described. More and more rules and restrictions are getting enforced. Put yourself in the future, let's say 10 years from now and you would have wished you had done this garage 10 years ago... which is today! It's been like that for decades as well! Thanks!

    Storage is always a problem! I went through the same permit game when I put in my shop. I have partial taken care of the storage of my tractor and snowmobile by using a temporary garage type tent. The covers for these don’t last long because of uv damage but I manage that by covering the garage with a UV treated tarp. They are quite cheep from Canadian Tire. When tarp gets to bad I just switch it out. Not the perfect solution but it dose the job.

    I've always said if I were to build again it would be a combination shop/small living space but huge shop. We all have many needs for any type property to maintain, it's on-going.

    Morning Gord, When I bought the 32 acres that I live on now, I wanted a 30 x 40 - foot barn built. After clearing trees and brush I changed my mind and had a 30 x 80 - foot barn - built thinking that would be plenty big, and it was. As time went by more and more equipment was acquired even that barn started to shrink. I have never heard someone say that they built a barn to big, but I have heard many people say that they built a barn way to small. Good luck an keep a good thought.

    Gordon your lucky your wife allows all your tools and equipment in house. Maybe you could get an old 40 foot hauling trailer to store stuff like Mustie1 does. A large tent structure would help with tractor accessories like TractorTimeWithTim uses.

    Thank you for your sharing. I’ve been out on my property for 32 wonderful years. And there is no way I could have planned in advance for all the projects/buildings that we have done over the past decades. Go easy on yourself. And know that whatever you decide to build today will only be more expensive in another ten years! Just the way things roll :)

    Hind site is a great thing. We all get caught in what you are going through and at only 10 years. For me it is 30 years now. As another mentioned I use 2 coveralls. Did the concrete in both of them. They keep my tractors and equipment out of the weather

    Man am I ever glad we are in an unorganised township in northern Ontario. I can build what I want when I want how I want. The only thing that will get anybody's attention is modifying the shoreline. All in all good information though,, keep up the good work.

    Have you considered a shipping container. They are not that pretty to look at but it just might be an affordable alternative

    Wow. As others have said, fast forward 10 years and look back to today. Upon retirement, will you sell the house in the city and live at the lake? What plans does your wife have as regards property ownership and retirement. What about your children and their future interest in the lake property? Won't make your choices any less painful but will help clarify what you decide to do. Something that wasn't mentioned in the video was the impact on real estate taxes should you build the garage as you would like it to be built?
    23 years ago, I bought 12 acres of raw farmland for what I thought was a fairly high price. 2 years later I built a 42' x 75' (original plan was 40' x 60 ') Morton storage building with lots of glass, brick, cupolas, etc. on a very thick monolithic concrete poured slab. 4 years after buying the land we sold our house in the city. Rented an apartment for 2 years while we built the house. Built it with the features we wanted. Stored our belongings in the storage building until we moved into the house. Moral is we built what we wanted, and although the cost was painful back then, the pain is now replaced with the satisfaction of having what we want and no coulda-woulda-shoulda regrets. We've had realitors ask if we would like to sell as they have buyers that have expressed interest in our property.
    Gord, you're an analytic and thoughtful man. You will make the right decisions for you and your family for both the short and long term. I will stay tuned to see what they are.

Things are more in flux lately as the kids get older and time and experience can challenge our previous future plans. But hey, perhaps a missed opportunity but more important things to think about these days. Not a need but more of a want so will figure it out over time.     I'm sure most of us in here can relate in one way or another. I purchased 40 acres 17 years ago and made plans to build a nice shop to hold the future equipment I would need down the road. 17 years later I'm still fixing flat tires and doing oil changes in the dirt. The only thing that has a place for winter is the riding mower. The mice look after it for me, it's the least they can do seeing as how they have a nice shed with no wind or snow in it...lol.     Great series Gord. I think we all have a lot we wish we knew before we bought a major asset like a property or tractor. It's great that you can share your experiences and insights to potentially improve the next guy's (or gal's) experience.

    20/20 hindsight is always better than having to make decisions on the spot with limited information and resources. I’d agree that it would have been better to consider all those things like clearing, septic, etc. but don’t forget they would have all added significant cost to the initial build. The trade off might have been a smaller home, fewer toys or even no Kabota!! That could have limited your 12-month access and all the memories you’ve already banked. You’ve enjoyed your place for 10 years now. Maybe that’s not such a bad trade off. Cheers!

    Great little guide! Luckily (for me), I listened to my builder & engineer, and started my lakeside house project here in New Zealand with a workshop/ barn/ garage, including a bathroom. Water pressure system (rated for the later house) and septic (also positioned and rated for the house to be) are already in, and the Kubota has a home before I do!

    I kept putting off building a 40x60 pole barn for years finally got last kid out of college, and found pricing double what was just five years ago now almost 60 and not sure I want to invest that much in a building now
    When in a few years probably need to down size from 80 acres mini farm ,still want least 5 acres , I do have a open sided shed just always wanted sizable shop
    Nothing ever gets cheaper

    Like Tractors. Try to buy a little more than you think you need. We built our garage too small. But the builder said we would never fill it. Guess what happened after a couple of years. LOL 😆

    Good luck with your build, Remember if you find yourself building what you can afford go a little bit bigger and stretch yourself you’ll always regret it if you don’t, we built a two bay barn 10 years ago and we wish we had built a three bay barn The cost to add a third bay now is almost 3 times more than it would have been 10 years ago

    Our cottages has been in the family for almost 100 yrs., about 10 years ago I wanted to build a garage, but was voted down. I did put up a heavy duty shelter by Cover-Tech Canada for my boat and toys. Going into year 7 and it’s been great. Made in Canada. Mine is 25 ft long and I ordered it with doors back and front to let the air flow through in the summer and keep the heat down.

    In my opinion a garage or large shed for equipment would be the first thing I would build on a piece of property. But we are build to our needs.

    You're even more regulated than we are in my area. Just one county south of me, there are no building requirements hardly at all because it is 90% farmland and woodland. I was surprised how simple it was though to get a permit for my last 30x40 in 2016. Excellent video providing lots of thoughts for those getting ready to build a dream home for retirement.     So true Gord. My cottage septic sysytem, although old, is still functioning fine. I wanted to replace it last summer but was informed that the township has changed the lake setback twice since it was installed and where today's rule dictate, it need to be built in a cliff. So better to let it deteriorate?

    Last summer I helped My niece to have a polymer slate roof put in with copper gutters on a historic home. They did a fantastic job even though I had to wait longer than expected to get it done. The salesman informed me that if I had to do it this year it would be 30% more. So thanks for the advice whatever you’re planning on doing get it done all at once and soon because it will cost a lot more later. I paid a lot for my property but I can’t imagine paying for it today

    I hear your pain! When I was redoing my house, with everything ripped out to the outside wall, I put in spray foam insulation on the northwest side of the house where the winds really blow hard. I also did the basement to the sill of the house. I knew I would be staying in my house when I retired, so I made it handicapped accessible. The doors in the bedrooms/bathroom are wide enough for a wheel chair. Raised toilet seat, and first floor living. You are so right, GP, it is better to do things while building and look to the future. I am running out of garage space for all of the tractor attachments!

    What about a couple shipping containers. They don’t look the best but could put on blocks, two side by side. Cut a door between them. Some sort or siding and on one side an over hand for your implements. You still need a permit for that?

    Good luck with your project! We just bought a new home on 10 acres in Tennessee. I just got my b2601 and need to build a garage as well. One of my hardest decisions is where to place it! I don't want to regret the location later. Thanks for all of your helpful videos!

      Hey congrats JP! And yes! That is a huge decision and I know exactly what you mean. Try to think forward 10 years - a potential wood shed, maybe a log pile and bucking and splitting area - the need for a covered portable mill area, family areas and trails in the future, storage shed or outbuildings, septic tank location, well location, etc. Best of luck and all the best to you and your family!

    have you considered a garage kit? they are usually built inside and delivered in many panels/boards. You need two carpenters to assemble the garage kit. The concrete slab has to be ready.

    GP my wife and I purchased our dream retirement home in 2017. The only problem was it didn’t have a pole building only a 3 car garage. I had been planning a pole building many years prior to retirement. My only advice is build bigger then what you think you need Almost like a tractor. I built a 36’x54’ pole barn with 14’ ceilings and wish it bigger but can’t go bigger do to encroachment on my neighbors. I have a outdoor wood burner that heats the house, garage and pole barn. Decided not to go with water/bathroom and in floor heat because I’d have to heat it all winter and the cost was crazy. The pole barn is super insulated and I have a 200,000 btu heater which gets it toasty warm when I’m in there. I agree I like having all my tractor and attachments under roof.     How much is hindsight worth ? How many times do we look back at something we did, should have done, or could have done and later carry regrets. I think if we just chalk it up to a learning process and go on, we do ourselves a much better deed than dwelling on a lost opportunity. I have so many lost opportunities and regrets but I learned. If it was a monetary issue in not doing something and postponing that project, it wasn't meant to be. The what-ifs can chase you for a long time. Cheers Gord.

    I've been involved here and there,southern Ontario,Now Northeastern Ontario and never had to produce a survey .Town hall or municipality asked for the setback off the property lines,septic system.All they ever asked for were hand sketched location of all outbuildings and house location,and heaven forbid,you better have a set of Engineered drawings so they harbour no responsibility.I understand waterfront setback,thats a given.Have you ever thought about prefab and delivery?takes less trades and time,there are several delivered garages kits available.

But here, no "sketches" - they wanted a stamped survey pinned, and detailed engineering plans. It got rejected the first time. But yes indeed, have looked at a bunch of different options for the garage build. Just hard to swallow those additional costs now. Thanks again - much appreciated!

      @@GPOutdoors Sorry for the confusion,I meant an original survey,with lot line layout,photocopied usually,with the locations of the future building and dimensioning layed out and penciled in so the inspector can see the setbacks,my bad explanation.

    Our municipality just east of you by an hour has turned into a bureaucratic nightmare in the last 5 years. They look for the engineers stamp to alleviate responsibilities.
    What baffles me is why they make it so hard to build ,when , when you build taxes go up! No common sense.
    We are definitely over governed. I did my shore line three years ago. My free permit from the MNR cost me 5500 in fees due to the municipality requirements..
    I d love to have a few coffees with you and trade stories.
    If you can swing a garage/shop your property enjoyment will multiply tenfold. Life is short and getting shorter .
    Im in the process of building a shop. I put in an Ez-Flo septic system a quarter of your cost. Easy. Have a look .

    Hey Gord, yep, I went through that crap too. I'm on Sturgeon Lake on the Trent Severn Waterway. We've got the district of Kawartha Lakes, Trent Severn Waterway and Bobcaygeon City works to deal with. I went through hell getting my boat house done, which is Grandfathered in-water. Unlike you though, I had incompetent builders, which I eventually fired and sued and won. They gave estimates of 6 weeks to complete it, but 18mths later, I fired them. We had to submit 4 permit plans, the first 3 of which got denied. Then I had problems with the builder never staffing properly and the builder not working with the boat launch people, and the builder never having raw materials on hand., and the builder cutting corners and the builder demanding more money. My 19yr old son and I ended up finishing the last 25% which never got done.
    FIRST TIP: Never include changes to your dock on building plans, as the new 24’ rule kicks in, so we ended up losing 8’ of dock. Do all dock changes AFTER the project is done, by yourself.
    Sadly, in Feb/21 my 1-room bunkie burned down. It was over 40yrs old, so it went up real fast. I had lost my job just 2 weeks prior, so I ended up doing all the work to keep myself busy. Took 5mths from start to finish and cost $24,500 and that's with all my labor for free. So probably $75,000 to replace it. No HVAC or plumbing either, just electricity.
    SECONG TIP: Make sure your insurance covers cleanup from fire damage. I was quoted $6000 to take it all away. My neighbor and I did it for $1600 with the tractor he borrowed from his son.
    THIRD TIP: Make sure your insurance covers all out-buildings as a TOTAL cost, not as a coverage of JUST the most expensive building.
    The insurance companies will not hesitate to pro-rate the one impacted building and give you just a fraction of your coverage. Fought for WEEKS on this one.
    Because my beautiful new boat house was 90% of the out-buildings value, they tried to pay me just 10% of the bunkie cost.
    I ended up getting another $125,000 in coverage added to the total of all outbuildings. Just $250, so well worth it.
    I took the cash buyout from the insurance company as I knew I'd be building it myself. Don't take their 1st or 2nd offer. Hold out for about 83%
    The water clearance on my lake is 50', so I barely made it at 53' for the replacement bunkie on the same spot....pure luck.
    As everyone knows who is reading this, I needed to buy lumber during the Pricing Apocalypse. I ended up being short, and had to pay $6000 more in lumber right at the WORST time when costs were at the highest. I was sick to my stomach, but the project was underway.
    FOURTH TIP: Buy 10% more lumber than you need. All styles of lumber can be returned if needed.
    FIFTH TIP: When buying new tools for the build, just call them “building supplies” when talking to the wife. By the time she figures it out, the project is done, and the only question you need to answer is when she says “Where did all these tools come from?”
    FINAL TIP: Whatever you think your beer budget for the project is…..triple it. Yeah, more "building supplies".
    FYI…..I am looking/hoping/praying for my first tractor in 2023.
    I am already planning on an “extension” of my shed, which is what I told the wife.
    My shed will be about 4x larger than it currently is, to hold the tractor and all the implements.

    How's she goin'? All you have said is so true GP. It makes you wonder why we would subject ourselves to all this. The rules and regulations are there for a reason and I really do believe they are useful for the most part, but they sure don't make it easy to build within the rules. It's like these rules and regulations are they to stop us from building, rather than encourage us to build and build safely and properly. Good luck and take care!!!

    I two went through the same process so built garage 28 by 32 it did not take .on before the garage was full with tractors, skidoo, boats, cars, trailers that I had to daa another extension of garage 12 by 32 plus made tall V-shaped roof so ended up with 2 floor on the extension then put in 1 ton crane with I beam going outside which then gave me additional strange for boats, skidoo. The moral of this sorry build the largest garage that you cannot afford will save money in future? Now that I have 1664 Sq ft storage my wife complains no room for her car, I two went first years 5 years no garage.Christopher Ottawa Canada, , by way this was just our cottage

    All great points GP. There will always be certain things that we wish that we have done differently, but in the end most of us do have a budget we need to adhere to. Just think, if you would have built the garage when the cottage was built such things like the watercraft, snow machine, atv, or tractor may not have been possible thus not allowing many family memories to be made and upkeep and maintenence to be performed would be much more difficult. Life is full of choices and we must embrace the choices we make. I'm looking forward to the garage/bunkhouse project whenever it comes. Cheers.

    When we bought this house ,there was a small garage with a lean to on one side and no door on the garage . Built a pair of barn doors for it but the garage is so low that the doors don't open easily in winter and the garage quickly became too small for all my equipment(junk) as i call it . Now trying to save for a decent sized garage for it all.

    Looking on the bright side, you can focus on finishing the woodshed! Hopefully that doesn’t require permits or surveys. I kept putting off building a Leanto style wood shed and finally did it last year.

    That video hit close to home buddy I got the land all ready at lease 10 years ago for a garage 30 x 40 my buddy was a contractor gave me a price wish I had went ahead and did it because still no garage and with the prices now probably not going to happen so I know where you're coming from now I am depressed lol take care have a great night

    Yeah, I understand what you're sayin. 22 years ago, bought 5.5 acres, put up a cabin, and the Mrs. said, "what about the septic system cost?" (Even tho I could have an outhouse!) I spent the money for permits,.. inspection, materials and labor to put it in at a cost of $14,000 THEN!...BUT, now with all the restrictions, It would be double if not more.
    Definitely increased the value as a investment, but wouldn't be able to replace what we have, AND... I ain't starting over!

    I don’t think the costs of things are going down anytime soon. More likely continue going up. Good Luck with your plans. I would suggest that it might be easier to find another cottage location with all of amenities that you required, but that would mean leaving behind your neighbours and all. I don’t think you want to do that.

    Aww I feel your pain buddy. I was in the same situation 5 years ago. I had to sell my other place I needed a barn for my stuff. It looked for a year and we got lucky and found this place with three big barns on ten acres. I told my friend that was in the same situation I was in. He found a place and said he will just build a barn. Well long and behold he in the same situation as you with the government rules and law. It’s out of control. Hang in my friend. Cheers.

    I'm with you brother! Here I experience the very same headaches as you. Although we live on an acreage on the far outskirts of a village we have to obey by their municipal rules and regulations as if we were in the very center of the village. And as you say, in the village you have a little pushmower but here in the woods we have other machinery and thus other needs. Even a woodshed is considered a building here.... go figure. But as the saying goes "never fight cityhall" ....

    Ah yes the waterfront trap, it has reached Canada now too 😱
    Now you'll see that older waterfront properties with every building/accommodation will become more and more sought after, because you can get away with everything, you are "merely" restoring it and not building new = No certification needed.
    If you think this is bad, try Europe, you need approval and certification for every board, nail and screw, if anything is as much as 4mm out of line you're in trouble, if anything is closer to the shoreline than so and so and this'n this = Hell to pay.
    And believe me, it'll get like that over there too.
    It's an increasingly common issue around the world, so if you're thinking about building something, do it immediately, before laws are implemented that per all intents and purposes are meant to fleece you.
