    Not understanding the price for any house in that area and when the valuation is not taking into consideration the infrastrusture, roads, schools, highways, drainage of the roads, flooding etc.?

    As a Ghanaian, I will never pay $350k, when I can build in an up and coming areas where, there is room for appreciation of property values in future. I will also have a lot of space and land for future investment. Plus most of these houses are only on a 50 year lease, so why invest $350k+ only to give back the house in 50 years time. Get your own land and invest half of it in your property with a 99 year lease

    When they do property appraisal in the US and Canada, they consider closeness to shopping, fire department, public library, schools, hospitals, road network. Also there is a working insurance system. In Ghana the roads are bad, there are no functioning fire service, no quality high speed internet. How do they justify these high property prices in Ghana? It is not the quality of the house alone that determines the price. it is the totality of everything.

      Well, it depends on where you live. Road and internet is non-issue in some areas. If you want a regulated society, you should stay in the USA or Europe. Things are loose in Ghana because it's a developing country

    would one need a valuation report when developers have already determined the property prices as in a gated community.Can you please furnish us with average price per square ft/mtr for any brick and mortar in Ghana regardless of the location?

      To be honest we find it's a real mix of people from around the world buying homes right now, but when it comes to the the homes above the $200,000 it's more likely to be the rich Ghanians

    Also Yaba, in Ghana properties are not flipped as much as in the U.K. and US because in Ghana most of the properties are purchased with upfront cash, whereas in the UK and US one can acquire property with low interest mortgages with 25 years loans and low monthly repayments . So it’s not comparable., hence the low uptake in flipping properties.

      Financing can be viewed as a debt trap so IMO, living on credit is a modern form of slavery for the system. They can take it away from you anytime till you're done paying.

    $350K - $550K for 3/4 bedroom house in E. Legon? Many of these properties are poorly designed, poorly built and poorly finished, yet crazily priced. Is it really due to growing costs of building materials or growing greed of developers?

      Good question, one we also had a look into and the cost of land in these area's may surprise you.
      The cost of a single trip of sand last year was around 1000 Ghana Cedis this year it's over 2500 Ghana Cidis.
      There's no doubt the cost of homes in Ghana is high, especially in the most desirable locations but when you look into, there's a lot more factors pushing up the price of everything in Ghana than first meets the eye.

      @@GhanaBound I appreciate the education and everything you are doing. Yes, given the high inflation and the fact that most of our building materials are imported at high costs, I don't expect houses for sale to be dirt cheap. But the prices of some of these homes, especially with its poor designs and finish, is just unreasonable. I just saw a four bedroom property in Nairobi Kenya (beautiful design, pool and all that) selling for $150K. That same property will sell in Accra for twice, if not thrice, that much. Clearly, that can't be all about material or land costs.

    These prices are so unfair and are pushing out the average hard working Ghanaians. Foreigners shouldn’t invest in these overpriced homes. Greed is definitely at an all time high.

      This issue is not as simple as it looks at first, you must take into consideration a few things.
      1, Cost of land is very high in Accra and that's not set by the developer that's by the families, stool/king or private owner.
      2 The Price of materials go up almost weekly.
      3 Infrastructure, may times the developer has to takes on works that should be done by the local authority in order to make the development viable.
      Getting water roads electric drainage to the site, you would be quiet surprised how much that adds to the costs.
      It's not an easy challenge to solve to be able to provide very affordable housing and still have a viable business.

Those people have saved Ninety Thousand USD cash which isn't an easy feat. Im excited to view 🪟 my newly constructed house in a suburb near Accra Ghana - five bedroom fully furnished with boys quarters for eighty five thousand USD 🌍 ®️ !!! And thanks 🙏👍 to Ghana Bound !!!
