I have some sure but honestly you need them all because there is no database of everything here like MLS in the west so each person knows about a few but none know them all and in this type of market none are working very hard these days. Plus half are owner renting and they have "no agents please" so the agent will never find those. Best bet rent a car or bike or hire a trike/car service and go to all the areas you like best and ask every Sari Sari store, security guard or literally anyone outside if they know anyone many are sitting empty with no effort to rent out but would be available if someone came looking. And that bank deposit is seeing a narrowing gap.The last time pdic published the distribution of bank deposits.Iloilo has 169 billion and bacolod only has 127billion...the latest data shows iloilo with 176 billion an increase of only 7 billion..whereas bacolod has 141 billion..an increase of 14 billion.
We purchased a Condo unit in Jaro still under construction scheduled for completion in 2025 or early 2026 and the price for this unit has almost doubled in price !!

Realtors here have limited abilities as they only each have a few properties to show. There is no MLS type system here so to see everything you need to see several agents and then go see all the ones "no agents please" also

If you truly have no financial interest there in your “dream city” or favorite place you call home. why would ANYONE in there right mind, dedicate so much time and effort into telling everyone to move their. As soon as a smaller city/town/village that is truly loved by locals, converts to a “tourist attraction” or expat retirement spot, you might as well say goodbye to every reason you initially loved it. Also say goodbye to affordability for the locals and family generations that created it. They will eventually be pushed out. This is very sad and happens all over the world. I just wish more emphasis and effort was put into keeping the people and the generations that made such places what they are. I understand that business and free market need to do it’s thing but it seems there is not balance or happy medium.

Bacolod is 3 x bigger than iloilo but iloilo city's population alone is 457,626 if you multiply it by three ( as the size of bacolod) it could be 1,372,878 thats why some infrastructures are now outside the city.

At your age buy some land you can build apartments on in the future for income. You may have to go back to Canada and work 5 years like an OFW.
