MB is in a great area next to Teaswood, which is a million dollar neighborhood, and kind of in the same location as Graystone Manor (Laurel Ridge) It is a builder neighborhood, meaning the whole community was built by 1 builder. Thank you so much! I really like the neighborhood of The Woodlands Hills. It didn’t make it into my top five neighborhoods but it was close and the only reason was I prefer Conroe and Montgomery school districts to Willis. Even though it is in Willis, it is very similar to a lot of the neighborhoods in the Woodlands. Because it is master plan and is a very desirable neighborhood, I don’t believe you will have any issues with resale. I’m saying that in general, although if you are talking about selling anytime soon, it may be just as difficult as it is to sell anywhere else right now. Tough market.
Artavia, Woodforest, Harper’s Preserve, Walden are all far out from Conroe. They might have a Conroe mailing address but that’s about it and the traffic getting to and from those subdivisions is really bad. Grand Central Park would be ok but flooding would concern me there. I’d look further north - Woodlands Hills on the Conroe/Willis border 👍
I definitely understand your concern about the possibility of flooding in Grand Central. I grew up in River plantation across the freeway when it was still a Boy Scout camp and flooding was a big issue at the time. However, Johnson development group has a good reputation for building to the topography to keep hazards from occurring. They raised the elevation when building and did a lot of research on proper drainage for the area. The litmus test was hurricane Harvey in which one in 10 houses in Houston flooded but Grand Central Park did not. I also get what you’re saying about those communities being on the outskirts. It just so happens that that is where people are moving. Magnolia, the Woodlands, Conroe, Montgomery, and Willis are all basically growing together as Montgomery County continues to explode. Woodforest is actually in Montgomery but on the border of Conroe. I lived in Walden for several years and you are definitely right about it being far away. I happened to be showing houses there today and with the traffic on Highway 105 around rush-hour it was brutal. I do like Woodland Hills a lot. It is technically in Willis and Zoned to the Willis school district.
Almost all of the growth is from people moving to the city. There was a 2007 annexation, but most of the land annexed wasn’t inhabited at the time (with a few exceptions like April Sound) For instance, one of the master plan communities is on land that was annexed in 2007, but didn’t break ground on the community until 2014 (Grand Central Park)
I love April Sound. Great amenities, great golf, great location on the lake. I’m majority of the houses are older there. It would definitely be in the top quarter of neighborhoods in Montgomery County. I’ve got a client looking there now.
