About 20 years ago and further back Islington had a very bad reputation and house prices there were very low yet just across the railway line is Hamilton a suburb which is more upmarket and demand for houses there have always been very strong . . There is a rule in real estate , if one suburb is getting overpriced , always look at the joining suburb where prices are lower because in time prices will catch up with the more expensive suburbs .

You can chose just about any Suburb except those mentioned in the places to avoid video. Ill do a best value Vid and throw it up. Inner city - Islington, Suburbs - Cardiff, Charlestown, Hillsborough all good value and 10-15 mins from city.
Waratah always had the bad reputation, these days it’s become mostly gentrified and prices have shot up, there are a few public housing spots but overall development in places like prince street has exploded in the last few years

I recommend Belmont. On the lake. A bit further out but excellent facilities and closer for trips to Sydney.
