Place 1 is ex Housing Commission. It's the poorest suburb in Newcastle.

Wjndale is a no go area for most Novocastrions. You got Eleebana right the first time ( my son lives there) .One of the top places to live,it’s near Australia’s biggest salt water lake.

Windale is a low-rent area, Adamstown Heights is relatively upmarket, Eleebana (and yes you got it right the first time) is mostly upmarket, Bero used to be a dive but has been changing over the last few years and Fern Bay is a very overpriced wannabe area, With Sydney house prices being so ridiculous people have been migrating to Newcastle and the Hunter Region driving up prices (sell your crappy dump for a few million and move up here and buy a much nicer place for heaps less and you have money in the bank)There is a pretty good train service between the 2 cities and an expressway or you can fly from Newcastle Airport

Have worked in Lake Macquarie for over 40 years. Windale has some great potential, but stay away from the townhouses..it's location to one another, and one bad neighbour can be too much..any house in that area are worth the go..it's price range will allow for restorations..go back 20 or so years ago and the neighbouring suburb Gateshead had similar issues. Now prices have risen, young families moved in a while ago. And it's now got a good feel about it. Back in the nineties, you couldn't give Carrington or Maryville away now if you haven't got a million plus, don't bother.

I live in Thornton, one suburb over from Beresfield, and the commute into Newcastle is mostly pretty good. With good traffic, 20 minutes into the CBD, not to mention the regular suburban train services, which Beresfield has a stop on. Hopefully once the M1 extension is completed the morning/arvo commute should improve vastly.

Newcastle is pretty but it has an AWFUL culture. It's so parochial, cronyisitic almost inbred. There is no money there compared to Sydney. Jobs are very limited.

Windale is actually in the town of Lake Macquarie, originally built as a planed affordable suburb, it has a high number of housing commission families as residents and is actually known for social problems. Public transport back to Newcastle is by bus and takes a long time. There is no direct transport link to Sydney, it's a car trip or a long bus trip to connect with the train. No wonder it seems affordable. I live in one of the outer suburbs of Newcastle itself and a brick bungalow with Asbestos issues next door, sold for 1.2 million dollars a month ago.

Boolaroo is the best it’s on the rail line and next to Bunnings and has Costco near by and it has its own village shopping area. It’s on a shared pedestrian/bike path that snakes around the lake and reasonably close to the M1. It is known as Lake Macquarie and is considered a lakeside suburb.

Keep going! It’s just under 3hrs each way by rail from Cardiff to Central, and not much faster on the express run. The freeway is about 1hr 20mins end to end, but then you have to get through Sydney traffic and that can add significant travel time. Even the Newcastle end is bad for traffic now with all the blow-ins. The more people who come here to live and commute, the more people are on the roads, and the longer it takes. I commuted every day between Newcastle and Sydney for 10 years. It’s a hard slog added on to an already long work day.

If you were moving to the UK & were familiar with job opportunities, lifestyles and facilities in the South how useful would house prices in Bolton or Middlesborough or Lincolnshire be? Having lived in Newcastle NSW it is a great area BUT commuting to Sydney is 2 hours each way in many cases and local job opportunities are more limited especially if both partners are looking. Once there - expensive to move out/back. Great to retire to or if you can manage on one public service salary as teacher or nurse etc as partner would have less choice. Local knowledge is essential.

Just to put this perspective for you , Windale is one of the lower level suburbs , and Eleebana is one of the top .
You could be looking at Chisholm and East Maitland which is about 30 minutes to Newcastle about the same distance as Eleebana which is 22 minutes depending on which suburb of Newcastle you are going to. ,but Chisholm stand at the end of the main freeway to Sydney .
Now in this area you have no need to go to Newcastle for anything except to go to the beach .The area houses around 100,000 people ,the Lower Hunter area which Newcastle and Lake Macquarie are part of, out to the vineyards at Cessnock house about 500,000 people.
East Maitland has a brand new Hospital and a large Stockland shopping centre at Green Hills along with the main Shopping centre in Maitland and another 3 at Rutherford .
You will pay between $900,000 to $1.3million in Chisolm all brand new houses no older than around 6 years. It's about 10 minutes to the start of the freeway to Sydney.
East Mailtand is about 5 minutes away and sits about 5 minutes from the hospital and a few minutes to the Green Hills shopping Centre and close to the Maitland City centre .
East Maitland has a more varied price range and includes the suburb of Tenambit . Some of the mansions will cost 2 to 4 million around Victoria street and Rathluba Lagoon ,and the lower end about $640,000 . Average would be $800,000 to $1.2m .

Moving to Australia was the hardest thing you've ever done? Try pulling the engine out of a V-12 Daimler Sovereign. I've done it and it almost put me in a mental asylum. Seriously, I moved from western Sydney to Medowie ( north of Newcastle and just north of Fern Bay) around eight years ago and have no wish to go back. I tell people all the time you don't need to live in Sydney. My daughter has just bought a house in Bathurst and also has no wish to return to Sydney.
