      Ditto - I don't think rental properties (speaking as someone renting right now) have to be splendidly perfect, they just need the most important bits and bobs connected up and working, with good quality finishes and materials for the walls and seams. Matt at least cares about the finish, materials used and quality. When it comes to things like curtains, garden furniture and deco, definitely leave it to the tenants - it's a great way to give them the opportunity to customise their space. Plus, window furnishings are the easiest to "fix" or install to your heart's content (I hate blinds - curtains all the way!)

    I noticed the gaps between the stair spindles look pretty wide. If young children are going to be living there it might be worth just checking the safety aspect.

    The finishes look good enough for a rental property. The only thing I might have done is sent all the kitchen doors/drawer fronts for re-finishing/spray painting in a brighter colour.
    Great to hear about the other properties too. Your portfolio is growing :)

      Perfection has no place in rentals. Tenants don't appreciate it or respect it.
      It doesn't belong to them so why should they respect it???

    The vertical were an excellent choice as they don't restrict the available wall space. The addition of a range hood ducted outside is a must for ventilation and odor control. Good solid house and the back yard without neighbors over the back is a bonus.
    The meter cupboard top would be a good place for keys, phones and chargers if you're permitted to have a power outlet there, reducing the encroachment onto the kitchen counters. Colour scheme is clean and sharp, hope the tenants respect the work you've put in to make this a home.

    Matt, congrats on getting this property upto spec, but big shout out to your dad and his team for giving you a very attractive proposition 😁👍🏼. Turning up in the BMW also gave the people living around a great sense of someone with a lot of dosh had specked it up 😁👍🏼

    I think it looks good for a rental. The family will love it. I hate the black tiles but it wouldn't stop me renting it. The garden is it's selling point for me, especially with those french doors open in the summer 🌞

    Don't forget in your "yields" that you have agents fees to to come out to set up and renew contracts, looks fantastic for a rental so perfect as is.

    Generally, (but not exclusively), council houses of that era were well built and they had the benefit of enforced minimum room size standards that would make a modern developer weep.
    In most locations the £/msq (floor area) value of ex-council houses is significantly lower than any new development built on a "box formula" so I really think you have chosen very well. A decent location, good sized rooms and a useable outside space will never go out of fashion and allows a family to grow without trauma. I suspect your tenant turnover will be low further reducing "management" expenses and void periods. A real winner.

    Hi matt. I'm a jojner and mainly do staircases. You might want to close the gaps between each spindle by adding more. The regulations is no more than 100mm gap between each spindle

      Pretty sure that's only relevant if you change or replace the balusters. If it was compliant when the property was built, you don't need to subsequently upgrade to meet the latest standards. Otherwise all old properties would have to have eg. insulation and general construction that met current standards.

    Never seen a radiator that large - must generate a good level of heating. You have done a great job on the house. Your tenants will love it 🎉.

      Vertical radiators are a great way to get more heat without sacrificing any more width on the wall than the original did. I put two in my old lounge and it was so warm compared to the original doubles.

    Looks great Matt. Is it worth mentioning in future videos any efforts you're making towards achieving Epc rating C. I know that is a consideration for many landlords now and is prompting full refurb as opposed to a 'do up'. That way you can add insulation between walls etc. Keep them coming they are great?

    Great transformation… and for the rental market it’s pretty much high end!
    unfortunately lots of renters don’t tend to treat it like you would yourself in my experience so it doesn’t pay to go overboard… you’ve found a nice balance between making it appealing and therefore sought after but not going over board ripping it to bare bones. I loved the bricked up dining area.

    You have enhanced a lot in the house to make it stand out. My only issue is that if another couple of hours had been spent on the new tiling and grouting both on the floor and walls it would make a huge difference for a marginal cost, but then not everyone has our eye for detail and may not care. Overall a great job worthy of the Goodwin stamp

      The house wouldn't sell in that condition , that's why Matt's renting it out, the kitchen is a big disappointment.

    would cost us five grand for the widows alone where I live on the south coast so fair play Matt. You do so well to keep your head in control re the spending, so easy to have that little extra work done...plastering, grouting etc . Nice clean job for a rental.     Matt you are doing yourself a disservice mate. Really decent job well done. That’s a good solid house (they built council homes well back then so good platform to work from) and your renovations make it look fresh and fairly modern and contemporary! Easily rent that out all day long for between 1000-1200 pcm. Keep up the good work pal!

    Dear Matt! Everything looks great, but please place one mixer tap in bathroom sink, when you have modern light, modern doors, modern Windows, but 2 taps it's like parking on horse outside.
    It's really easy to change two taps for one mixer tap. Please please please be modern, be kind, place one mixer tap❤

    A great result. New tenants should be happy with that. It's almost a novelty to see carpet in a place. Here in Prague, it's wooden floors or tiles (tiles usually in the hallway and bathrooms ). I wish you nice, long term tenants.

    A nice transformation. Your dad and his team have done you proud there. Kitchen looks much better with the door to nowhere closed off. Dining room looks far more usable with the window in place of the old french doors. Overall, very smart.

    Great transformation on a limited budget and just the ticket for a young family. I think I would have roller painted the kitchen cupboard doors grey though, to match the rest of the house.

    Hi Matt, just remember you are renting it out tenants, who won't look after it like you or i. It's perfect 👌 for renting, clean and tidy is all you need. Before any one says what do I know. 28 years as a property landlord I no quite a bit. Especially the main factor, the money 💷 good look with the property 😊

    Nice house. I think it’s perfectly fine for what it is. My favourite room would probably be the lounge. Decent size and looks nice
