Florescent lights are not up to lease standard for a public building and do not meet H&S standards in the corridors. In the kitchen why would you paint over broken tiles? What do the regulations say about fire alarm systems and smoke/heat detectors with false flammable dropped ceilings? What did the fire brigade have to say about the safety standards for the building, are bars allowed over the windows after the Manchester Woolworth fire?
Really like the black ceilings, top of walls and pipes/radiators. Makes a feature of those nice old radiators. It's cool how you've modernised yet retained at the same time 👍

Got a good building there despite the cost to decorate it to a good standard. It's going to be rented to a nice charity you know it's going to be in good hands and that they're doing good work and you're making a nice profit from it. Everybody's a winner.

Over here, we are using more warm neutrals and less of the blue/grey. Our lighting and bath fixtures are generally kind of an updated version of what might have been there originally (though we would never want the separate cold and hot faucets). It's nice that you're rehabbing older properties that have fallen into disrepair but be careful not to strip all of the charm out of them.
Hey there I'm finally going to buy white paint to paint my rented room and then pay the painter.i have also known my dad has found me and recognises me now.i have had new windows put in my rented house.Azra has got her room wallpapered and now it looks much better.
Not convinced that the marine ply will last, you may need more sockets for IT equipment, etc, and that rear area still should be tarmaced for parking. Well done for sticking with it though and finding a tenant.

Bonus if so as the street parking looks a limited. Goes to show that a well constructed building can have a long and useful life. If you're doing structural work, can't skimp on a Proper Job.
You have been very lucky to rent that building quickly for a very good return. I thought that might be the most difficult part of the process, as it hasn't got car parking. But you have proved me wrong. You are also very lucky to have several relatives who are building tradesmen. I've never had relatives in the building trades so it has taken me a while to gather tradesmen that I trust.

Get network cabling installed for client and a few points for wifi repeaters, otherwise they will get a firm in and maybe do a bit of a dodgy job, tell them you have to do it and charge accordingly
Great job, a lot of resteraunts, coffee shops etc will put white wire crisscross at the black ceiling paint to trick the eye and brain into thinking that it has tiles. It just confuses the focus for presentation and a lot cheaper than an actual ceiling or expensive repairs 😉

Matt i know you’ve over spent for what it is but because you have now multiple decent income streams coming in. You sort of have an advantage because you have the finance (seem to anyway 😂)to keep pushing to finish so then you can get a tenant in. And as James Sinclair says commercial property is very tax efficient. I say all this even tho you got tons of money in car stock and other deals 🤣 but I’m happy to see another building restored reminds me of a youth centre that was by me.
